Hi guys,
Just a few short questions for you if you can help I would be grateful. Is it possible to have a service provider ready to connect services when completion date is given to you. Is it cheaper to go furniture shopping yourself rather than taking one of the many packs on offer from diff providers. Does it really take up to 3 months to get services connected? I have been given a completion date of after November!!!!! Me thinks it will be Feb 2008, anyone else any dates for Phase 5? Anyone able to fill me in on yearly fees etc?

We are also on phase 5 but haven't heard anything yet. We also thought it would be at least Feb before completion.
Don't think service providers are optional, on La Torre we go them connected in a couple of weeks, but you have to chase. Did hear that HR was going to be different and that utilities would be already connected on completeion.
You can buy furniture locally, and cheaper, but delivery can be ad hoc, need a good key hlder if you're not there

I'm on phase 1 and completing in Nov.
One of the forms PW has sent is asking if I want PW to arrange connection of utilities - so don't think there's going to be anything different from what has already been reported regarding the wait!!.

Hi,
I just received a call from Polaris yesterday to say that our apt on Phase 5 was ready for completion. This has taken us a little by suprise as we were told about 6 weeks ago that it would be 2008 before completion. I was wondering if anyone has any idea how long it takes to get the snagging list sorted, sign, pay etc and if it is possible to move the completion date to January 2008 as with it being so close to Christmas and with work committments it may not be so easy to get over to Spain just now. How are Polaris with putting dates back. Any infor greatly appreciated.

Kevin I am in the same position. I have been advised to allow a week in Spain to ensure all documentation etc is completed. You should do the initial snagging but may have to give power of attorney to someone to sign off on your behalf when they have been completed. However I would suggest that depends on how many and how serious the sngas are.
I too would like to delay for the dame reasons as you. i am contacting PW to see if this is possible and will post info if I get anything sensible back.

I was also told initially that it would be February and I'm not at all ready for completion at the moment. I've tried talking to them and managed to get them to delay until the first week of January but beyond that they say they will not be flexible! Rather unreasonable given how long we've been waiting for the apartments - how late are they?
Also I'm not in a position to complete so I have to resell and to do this my agent needs to be able to get onto the site. Is this possible yet? I couldn't seem to get the woman from Polaris World who rang to understand what I was asking.
If anyone knows any way of delaying completion further please let me know.

Looking at the PW forum, it seems that quite a few are postponing 'til Jan.
We are snagging the day before completion which is the norm. PW then have 30 working days to sort out any issues.
We are completing at the notaries office in Torre Pacheco. this apparently takes a couple of hours.
At the moment it looks like a wait of 30 - 60 days for utilities to be connected.
We are using Andy and Ian from QPM to do our snagging. They are HR owners too and will oversee the snagging for us.
Reports so far are that snagging issues are not as bad as they were on LT and that the resort looks fantastic once you are inside. There's a superb sense of space all around!!

We were there on Saturday and it looks pretty good. Pity they'd no idea about completion dates. Only thing to add there is chase, chase & chase with the utilities. It's the only way to get connected quickly.

Has anybody any idea when the Eneldo apt are ready I have been trying to get dates from PW without success. What costs are normally paid to Notre at handover I have no experience of dealing with buyng Spanish property what should I watch out for in completion of deal? Hi folks,
We have been given a completion date of Dec 11th for our phase 5 apart. Our original date had been 22nd Nov but this did not fit in with our plans. Our Spanish solicitor is now handling the purchase for us and we have employed a snagger to do the snagging. It is a huge investment to be leaving in other peoples hands but we just could not make it over to Spain at this time. We have been sent along a lot of paper work which we are to take to notary office with us but hopefull this will not be too complicated to fill in. I have seen some people seem to be very unhappy with the way things have worked out with H.R. and in particular the fact that we have no town centre etc. Indeed this is not how the pitch was put to me when we signed up. We will have to try to get our place rented for the peak season at least or else we will have to sell. However I have not given up hope of getting at least some rent. My problem with the rent is that if you employ some of the agencies to look after the place for the seem to take about 40% of your rent. Does anyone have any suggestions for us re a cheaper alternative? We hope to do some advertising at home here in Ireland to increase our rental potential. Yes we would need a golf course and a town centre would be handy, but I do think that the low density will be a good selling point plus access to other courses. Anyone any positive comments.

I'm new to the forum but was interested to read that you were going to complete on phase 5. We are on this phase as well and had a call asking us to complete on 27November. We are actually in France at the moment so it has been a nightmare trying to get the paperwork together in Scotland and get it faxed/scanned to the bank to arrange our mortgage. I still don't know if we will make the completion date but we are going to have a good stab at it!
As regards negative comments on the forum, I too had become a little nervous about the whole situation as we bought the apartment as an investment for rental. However, having just looked at the new photographs posted with Polaris World Art, I am really excited about the prospect of owning an apartment on such a stunning development. I commented to my husband that we really do expect an awful lot. There is a new development of houses just outside the village where we live in Scotland and as the houses are completed people are moving in. They are having to manoeuvre between heavy duty trucks and building equipment and also deal with unmade up roads etc. and yet we seem to think that it is our right to move into a golf resort with everything in place and working like clockwork. I know it is disappointing to have to wait to fully appreciate the development, but as many have said Hacienda is going to be a wee gem! The low density is wonderful and having visited La Torre, I can only say that I am very pleased we went with Hacienda.
We are going down next week and will post photographs of phase 5 and, hopefully, the stunning views from that phase. So keep the faith. I'm sure that everything will eventually be absolutely fine and we can sit back and enjoy our investment.

Hi everyone
We are buying two apartments on phase 5 (Albacaha 4) and the intention is to try and acheive some rental income. However, sorry to be negative, but there is no way we would be able to let them out as there are no facilities whatsoever, even the communal swimming pool is nowhere near ready and one of the blocks in this phase is only part way through construction. I stopped at the sales office when there last week and was told by the helpful young lady that it is unlikely there will be a shop or a bar on the site until around march next year.
Polaris are now rushing the building works (the quality is dropping) and pushing people to complete as soon as they can. We have refused to complete until the properties are totally finished and at least some facilities for people to enjoy (as we were told before we signed up). Who would want to stay there with no pool or completed golf course. Our Spanish solicitor has told us he has many collegues who have clients in exactly the same boat, many who are cancelling their contracts (depending which version of the contract you have signed) under the get out clause.
It is such as shame, because the development is by far the best, in my opinion, because of the low density and the architecture is nicer than the earlier Polaris developments. The selling / letting market in Spain has taken a turn for the worse and there is an abundunce of properties available, so without facilities we have no chance of competing.
Another dissapointment, which will only effect some of us (some ground floor apartments), is that there are a number of gas meters and exposed pipes, right on the sun terraces. On the original plans we were given and in the contract, show these within planted areas with walls built around them, but it appears that the walls have not been built. Worth looking into, if you feel you may be affected.

We are on Phase for and were given a completion date of 20th November. However, this has slipped and I still have not agreed on a completion date. I would like it in January but Polaris are adament it must be this side of 2007.
Since Summer, we have been trying to obtain the date when building works first began on phase 4 but it's like squeezing blood out of a stone. Polaris World are reluctant to let us have that information.
We spoke to our solicitors last week and they are trying to get that information for us too.
Why? I am really peeved that PW have sprung the completion date on us out of the blue (especially as we were 1st told it would be June 2007 and then later told that it would be March 2008). Now, I just want to see if they have taken longer than 18 months to build and see if I can action the get out clause.
I haven't even seen the resort yet (not since 2005 when we signed up) and already I feel negative vibes.

Having just returned home from our completion we're really positive and happy with the resort - it is quite amazing, and will be just stunning. It's not the only PW resort to be completing while builders are still there, it was the same with Mar Menor and La Torre (we have stayed on both, and much prefer HR). Yes there are no shutters, and yes the utilities will take a few weeks to be connected, but our snagging was put right the very next day, and our additional air con units were installed the day after completion. the town centre has been a problem for PW, and they are still negotiating for the planning permissions, as it is such a historic building.
They are working very hard on the resort, and day by day it's improving. My husband was worried that the golf course would not be ready to play for ages, but he was ecstatic about the course and can see that it's quite possible that 9 holes will open in Jan/Feb with no problem.
If you're relying on rental income to pay the mortgage, then yes you could have a problem. However - have some faith and believe that it truly will be a wonderful resort to escape to and to encourage others to visit! I really hate to see all the negativitiy - it really is a great development and far superior to any of the others.

It gets worse....
I've just been told by my solicitor that if I do not complete by 27th December then PW will keep my deposit and I lose everything.
I can't get to Murcia in December and it seems that power of attorney is not an option anymore as it's too late.
Surely they can't be so unsympathetic!

Does your solicitor already have POA? If so - it's very simple for them to complete on your behalf. I'm quite sure that if they don't already have POA, then it can be set up in the next 3 weeks - with courier companies it only takes a day or two to get things arranged.
Can't they e-mail a POA to you, you sign it, and just courier it back to them.
Sounds very strange to me indeed.
