Just returned from San Juan - firstly weather great and the place continues to grow on us and we continue to believe the properties we have all purchased will be good buys.
Since our last visit in March 07 things have moved on quickly, as I am in the building trade I can also see that there is still a lot of work to be done to get the site into a fit for purpose state. The finished article will however be worth the wait, for location in particular.
Initially, we were optimistic that a lot of the site may be ready for occupation early 08 but this may only apply to the first few phases. The site office said that our property (phase 7) would be sometime in the next 12 months. with a suggestion we could be looking at around this time next year for our particular property.
50% of the site is sold accordin to the sales office. 2 bed south facing are currently being marketed at 201,000 euro's.
Etos who are building one side of the site are moving more slowly than the other contractors but saying this, there were plenty of materials and men on site every day during our 2 week stay.
We went into a 3 bed and 2 bed, which had got to the stage of being skimed out and sun terrace floor tiles layed. At first inspection from the roadside the 2 beds in particular looked very small, however upon closure inspection they are bigger than they look, there are particular good size wardrobe spaces in each of the bedrooms.
Most of the houses on phase 1 have the kitchens/bathrooms tiled, grills fitted and there are plenty of electrical socket points in each of the rooms.
The lay of the land means that some of the properties will have fairly big drops in relation to where the north terrace property adjoins the north facing property via the back yards. The site height peaks around the middle of the development, sloping away at either side.
There continue to be plans for a commercial centre at the front of CDP, the shopping centre further on the road near the school has not advanced beyond concrete structure.
The surrounding golf courses are progressing well with lots of green area's which can now be seen.
The woodland area which adjoins CPD and the market area are really complete and look well. They have placed wooden tables around the park, which will be nice to use.
