Hi,

I just wondererd if anyone had give any thoughts to weekly rental charges, when we were buying a rep said about £600 in high season, given that a friend of ours rents a 2 bed duplex, inland just up the coast for £350 pw this seems to be reasonable...doesn`t it??

Also given the local golfing. great all year round weather what do you think low & mid season should yeild, ours is a 3 bed end house btw.

The other thing that concerns me is the situation that occaisionally happens when a letting agent books vacant weeks for himself & doesn`t tell the owner....how do we avoid that if we use such an agent.

We`re going out early Sept & I will report on progress etc....

Thats a very good question. The thing that slightly worries me is that there are going to be around 1000 new calas del pinar peroperties. I suspect rentals are going to be much lower than current market values with this volume of properties all at the same time, at least at first.

We are intending to rent it out only to close friends and family. For friends we would like to charge a minimal fee, just to cover maintenance costs of the property so that we wont be out-of pocket. Just as a matter of interest, has anyone a rough idea of what that figure would be ( approximately only)  excluding heating and air conditioning,

Hi all, pauldavidhudson is quite right, don't expect rentals to market value when the properties are initally released.It could be upto at least a year before market value rentals are realised. You may have to top up any mortgage payments, especially if you have taken out maximum mortgages. Sorry to be blunt but I have experienced this in the past. But don't forget if you are buying as an investment it is medium to long term.

Ive put together some approximate prices for rentals for a 2 bed 1 bath townhouse on cdp.

We have over 5 years experience renting our own propertys here in SJ and 2 years living here manageing other peoples propertys and renting them out.

I feel these prices reflect the current market and you can compare these to the prices of 1,2 and 3 bed apartments on Las Mimosas [also close to the beach] and 2/3/4 bed detached villas on Noravel.

JAN-APRIL     £250
MAY                 £280
JUNE              £350
JULY/AUG      £450
SEPT               £325
OCT-DEC      £250

The rentals price at the end of the day is set by the owner and these prices included cleaning, elec and water as generally people dont want to have to keep money back at the end of there holiday to pay a meter read water/elec bill.
