I wish I had exciting news, but alas not. Having been told that they had expected the go ahead this week, I rang Peinsa's head office (not the office at San Juan) and spoke to a lady there who spoke superb English. She said that they are getting extremely angry with the town hall and realise that Peinsa's name is being badly affected in Spain by the continued delays. She said that they have done everything that has been asked of them, including the request from the planners at Pulpi that they complete 75% of the infrastructure. This has been completed, and they are now just sat waiting for the licenses to be issued. She said that throughout the town council has constantly changed the goalposts and at times they have despaired. She went on to say that she cant give me a date because it is now all in the hands of Pulpi, but effectively they are now waiting for the green light. Such is the situation that they may in fact have 3 building teams at the site instead of the planned 2. Hope this helps.

THanks for that Paul,at least for the first time you got some first hand information which explains a few things.IT makes me feel a bit better knowing the reasons for the delays and hopefully Pulpi sort them selves out,after all this is supposed to be there show resort.Anyone know the progress of the golf course next door?

I hate to be the one who is always posting the doom and gloom report, but no work has started on the golf course. The only work being done on any golf courses is the one further up the road on the AIFOS site, which AIFOS have been ordered by the town hall to put that in before they can start building any homes! and we know why don't we!
I think that the work on the municiple golf course (which is the one we will be able use use) will be some time off yet. Hope this clarifies a few things.

Thanks for that info about the golf course KP. I was told directly over the phone by Yolanda in the San Juan office that they had begun the golf course next door. Have you been to the site in the last 2 weeks? If so, I will be extremely annoyed with what seems like yet another piece of misinformation.

Hi Paul, I was last down there 2 weeks ago but haven't been back since, but I will be going back down there in the next week or so. There are various other developers that have a few things going on near the beach but their hands are tied as well until Pulpi decide were the goal posts are then shift them a bit! When Yolanda says work has started she probably means that they have started to survey the land (I assume) because there is difinatley no movement. There are big problems with that peice of land, mainly the water that lodges there and the wildlife. I will keep you posted.

They are probably concerned that if they don't do things by the book, as they should anyway for our protection, then the Parliament will comedown on them like a ton of bricks,we don't want to be in the same situation as the 8000 in Mazaron were they still can't get licences to sell their homes because the builder built too many house than he had permission for, and now they are all stuck there 8 years later!!!!

Hola, encantodo de conocerle.
My name is Colin & I'm pleased have found this site & to meet all you CDP purchasers & hopefully my new neighbours come this time next year.
I'm as frustrated as everyone else from being sold something based on completion in Oct'06 & then finding out it won't be completed until Mar'08 - so that's Oct'08 if we're lucky!
As I'm looking to let out my property it's a shame I won't get any rental returns for a while, but on the plus side my initial deposit investment has grown nicely with the increase in sales prices & there's no more to pay until completion, so it's not that bad.
I'm also toying with the idea of setting up a residential cleaning business for the site & would be keen to hear from anyone interested in this.
I look forward to having a few cervezas with my fellow CDP residents in about 12 months time

I also bought to let out way back in oct 04 and would be interested in your cleaning business and how you plan on letting your property. Iam disappointed in the capital appreciation in the prices since I bought ,then again there is no building to appreciate ,hopefully they will rise sharply when they nearing completion.

Good news! Ihave just been emailed by the girl in the site office, and seperately by my agent ,to say that the licences for the first phases are expected by the end of this week, and building should start in the next couple of weeks.

Hi Gordon & Ann,
We bought in Phase 3 (no 67) so long ago its not even funny. I admire your optimisim with your emails but at this stage we think our patience has run out. Going to go over during the Easter break and unless they can come up with written guarantees regarding dates etc we are going to pull out. Whats worse is we stupidly put down 50% initially.

I was on site yesterday (28th) and was told by Patricia that the licences for Phase 1, 2 and 3 had been signed and issued on Tuesday of this week. We are buying in Phase 2. She also said the builders had started that day. There was not much evidence of work starting in the location of the 1st phase but materials where being moved and a generator has been located next to the phase 1 foundation work which was done previously.
She is still giving the line of completion in March 2008
It was also very apparent that the mood of the office had changed, they were obviously pleased at the step forward and none of the defensive behaviours I have seen in the past.
As everyone else has reported the infrastructure work continues at pace and the difference since I was last there in November is staggering, particularly the removal of the hillock which was in front of Beverly Hills, which is now integrated into the site.
One thing which is not clear to me is the construction of what appears to be a massive car park on the West of the site past the wooded area. Does anyone know what that is to be?

Back today from the resort.
I have posted a note on the forum under another thread but basically:
Pavements and roads in, along with services etc.
2 further cranes being constructed on Friday (yesterday).
New spec for kitchen/bathroom vanity units and basins.
Most of phases being built simultaneously, March and June 08 completion.
Tarmac by what was to be the school is to be used as a Market area in summer months.
Commercial centre (away from the site to the left as you look from the fountain) started (different developer).
Lots of sales on the houses released - 2 south facing 2 bed remain, a few 3 bed but mostly corner plots.
Site looking good with lots of activity.
Whilst the prices have not gone up much in 2 years (9 euro's for 2 bed south facing), when you look at the options on other developments for the same price you cannot meet the price.

Thanks for the information .They are also supplying mains gas connection as a alternative to electric.New kitchen units look good quality.Where did you get 9 euros from since we bought Jan 2005 have gone up by 33.000 euros?

Did you see any evidence for the golf course beginning next door. The sales office assured me that they had started, but as you may have gathered on this board someone who was out there recently didnt see any evidence of this.

Hi
If the golf course by the beach is - Golden Sun Beach or something similar, they are levelling the land etc. at present.
There are 3 show homes that you can visit associated with the site, some villas and other's which are mirroring the apartments. They are suggesting the completion for these on phase 1 will be in 18 months but the same old problem with licences exists so we suspect this will be much longer. Deposit money for reservations are however much lower than cala del piner.
The developer is not actually building the golf course but a 3rd party - no firm date was available for this.
We picked up details of the prices and these make Cala per square meter cheap.
There is another golf course - 27 hole about 10 mins drive inland, where there are no houses at present but all the pavements and roads are in. This course is more advanced and will certainly when completed be a show stopper.
You can already see that in the next 3-5 years San Juan will be excellently located for golf courses.
