Hola all readers,

You may or not be aware that we will soon be paying various Spanish taxes on our properties in Las Dunas.  I expect most of you will have appointed a Fiscal Representative to sort out your tax affairs.  If not then your solicitor or Gesisur can help advise you (for a fee natually).  As non-residents we will be paying a combined Income and Wealth Tax known as IRNR y Patrimonio, and is for those owners who do not rent out their property.  We have just been advised by our fiscal rep that payment is now due for the last quarter of 2006, in the sum of 400 euros approx.  Note both husband and wife are taxed seperately, in our case 200 euros each, this included their fees.  

With regard to the rates (known as IBI) payable to our local authority (ie Council Tax) the Town Hall has not yet set the Cadastral value of our Las Dunas properties.  I recently contacted Jose at Gesisur who said he was soon to visit the Town Hall with the view to get them to do the valuations.  Note usually the Cadastral (rateable) is a lot lower than the real value of the property, and you pay a very small % of this per annum. 

For all of you who knew about our Spanish Tax obligations I apologise for repeating it here.  But thought it may be of interest and may generate further responses.

Hi Mike,

Thanks for the reminder. I knew we had to pay wealth tax, but forgot it would be before the end of the year. I understand that the tax is 0.2% of the value of the property as stated in the Escritura. Is that correct?

Presumably we only pay for a proportion of 2006, since we did not own the property for the whole year. In our case 5 months. So I assume we will pay 5/12 of the annual tax figure. Is that your understanding?

Are you able to tell me who you used to do the form filling etc for you? We don't have anyone yet.

Hi ph,

Is 0.2% (in our case 0.2% x 120,000 Euro = 250 Euro) the annual tax - or are we reading the messages wrong?

That's my understanding, but I've only got this information from scouring the web, not from actually speaking to anyone who has paid the tax yet.

Hi all,

I managed to get this explanation about the taxes we have to pay:

The non-residents tax form, Modelo 214, is made up of two parts - Wealth and Income Tax (Patrimonia y Renta).
 
The wealth tax is correct as you said (0.2%), although the figure of 217 euros is on the property (it would be 108.50 euros for each person).
 
Thereafter you must add on the Income tax, which for your property works out as 93.50 euros per person.
 
With regards to purchasing the property in August -
1) Wealth Tax - when you own a property on the 31st December of the year, you are liable for the tax for the whole year - 108.50 euros per person. (When you sell the property, you will not be liable for this tax in the year of sale)
2) Income Tax - this tax is apportionable to the amount of days you own the property. Therefore you will only pay this tax for the number of days you own the property.
