We had verbal communication stating that the release of the remaining blocks of phase 1 would be undertaken by end of March - the Council 'has or will' release the licence, and this is not necessarily dependent on the full completion of 'the road' ??

Can anyone confirm or otherwise

We bought on Block 10 in Oct 2003 so it been a long time coming.

My first post !. I bought in Block 8 ground floor in August 2006. I thought it would have been sorted by April 2007....how foolish I was. I have followed all tthe rials and tribulations on a daily basis since then but never posted because I just couldn't add anything concrete to the discussions about where the development was going.

I am over the moon for the people that have completed and are starting to move in....a major step forward....it's legal and it's happening. Having looked at all the prictures and getting updates from friends of mine that have apartments in Duquesa the place looks fantastic and I can't wait to complete....M

I am using my apartment as a holiday home for my family....I have a few years to go before I retire!

I was planning to give my solicitor a call in early March and get him to chase up something definitive about completion dates for the other blocks...

Hi all with regard to the aerial question yes the aerials are up and sky dishes are fitted but not connected to individual apartments.all the connections are in a little shed type at the top of each portal and need connecting up.

Hi Jomat,

Last we heard from our solicitor was the rest of the blocks would be released around the end of April, I think it will be May if the earlier releases are anything to go by.

Anyone have any new photos of that bloody road that is holding the rest of us up.

Wardy, i so wish i had seen your post and taken some photos for you to see.  It is indeed coming on and in my opinion, it will be open in the next couple of months.  It is invading the access for existing communities out there and is at the stage where it looks to be almost at surfacing level now.  We managed to walk down it (much to the security guards horror!) and it is no longer a maze of holes and dips.  It is level now and manholes and drainage seems to be in place.  Not sure how the pedestrian walkway is going as that seems to be non-existant at the moment but they seem to be doing it bit by bit.  The first bit being the bottom access to phase one of the development, from the dual carriageway up to the end of phase one.  Then i think the next section will be cordoned off for surfacing.  But, that does not mean that the other phases cannot or will not complete because access is available from the other side of the development.

The rest of you waiting for completion, i am sure it is making good progress now works have started.  I would say that 'life' is all that is missing now and you need to take comfort in the fact that some of us are now competed and paying our mortgages.  therefore, it is now a living community

A quick update for those poor souls like me waiting for the rest of phase 1 to be released. I'm buying my block 8 apartment with a mortgage from the Halifax.es and have been trying for months to get the valuer on site. I talked to the bank on friday, the developer has told the banks valuer that the license isn't granted yet...I know that!!! but to contact again at the end of March 08.

Steve I and many others that have now successfully completed know how frustrating this part of the pre-completion stage is for you, but hang on in there it will be worth the wait. The main problem is that the information given out is so low on the developers priorities, which does not help when you are keen to move forward and complete.  Just hang on to the dream and before long it will be reality.

thanks for the words of encouragement..I've learnt to be patient and I am certainly not walking away. I have it on good authority that in terms of value, quality and location the development is up there with the best of them. It's a dream for me and the family. I hope to get take ownerhsip this side of the summer.....but who knows!!!

We asked Elena, our solicitor about completion, she is saying "around the end of May".

A question for the lucky ones who have completed, are the facilities useable? foe example swimming pool(s), pedestrian security access, lifts, car park access etc

No Bob, the pedestrian security on my block is not on.  Only the key will open it both sides.  Swimming pools still not finished.  Lifts are not working yet and the car park is not very reliable for opening and closing.  The car park seems to have leaks and a drain was overflowing whilst i was there, resulting in my storage area being flooded and a couple of cases i left there went moldy. 

Now that all makes it sound horrible but those were the things you asked about.   I on ground floor and as it is cool, we parked on the road outside our apt.

When we were there in Feb the swimming pools were not filled, but they were cleaning the pool in front of block 5, 6, 12 and 13, ready for use. The general electrical gates, lifts etc I suspect will not be usable until the whole of phase 1 is not on builders supply electricity. This has been the norm with other developments. Friends of ours were on builders supply electricity for a considerable time and consequently they could not use the lift until the main supply was connected, a pain for them as they were on the top floor. Builders supply electricty can be very unreliable as we found out , we were without water for days and no electric for one day, however I believe that others have not experienced the same problems.   Legally Completion cannot be forced if the main supply for water and electricity is not on.  We were aware that we may experience difficulties completing on builders supply but we were keen to complete in Jan due to our own circumstances.

Has anyone noticed that on the model in the sales office the areas around the pools are tiled, but in reality these areas are grassed right up to the pools- this will be a real mess when the pools are used in the summer and the grass goes all muddy with all the water

I personally prefer the grass and in the height of the season considering how hot it gets I feel that the area will not be affected. The grass is pleasing to the eye and makes it much safer for young children. I have stayed many times at Marina Real apartments in the port, they have three pools one tiled and two grassed. The grassed pools are much more attractive and they do not appear to have a problem with the grassed areas becoming bogged, the tiled pool is barren and not user friendly.

Has anybody heard anything about the release of the remaining phase 1 blocks?...I'm planning to give my solicitor a ring over the next week or two to see whether he can dig up any information??....I'm summising nothing dramatic is going to happen over the next month to six weeks while the developer sorts out the initial release of phase 1.

Quick update...my bank e-mailed me this morning..I am mortgaging with Halifax.es. They have been told that things will move in April 08...We'll see!

talked to solicitor yesterday..prien sur are telling him end of may for the license for the remaining blocks....plan for september!
