This is our first post! We are buying in Block 3 Phase 1. Its great to discover this useful forum - have been reading your posts and its all very useful. We were out there last week and pleased to see how nice its all looking. We met our solicitor who seems frustrated with Prienesur who have been slow with some of his completions and also some cancellations he is handling. However he felt we would complete later this year, once the road is finished. Does anyone else have any further information on completion times?

We are two sisters buying together. We have grown up kids all looking forward to holidaying in Duquesa, although they are beginning to think we've made the whole thing up! It would be good to meet some of you when we're out there.

Hello Rosemary and Ann 

I am looking forward to completion on an appartment in Block 2 Phase 1 - next door block, on the same road (currently under construction).   It was late 2003 when I put my deposit down.   I visited the site last Summer and was pleased with the place.  I am relieved to hear that people are moving in, snags are getting fixed, and pools are being brought into use. 

Given the unpredictable progress on Phase 1 over the years, I expect to be there sometime between May and September.

Hello Clive,

Nice to hear from you. Hope to meet you sometime, maybe this year. We paid our deposit at the end of 04. We got in to see the development and our apartment this last visit and were pleasantly surprised. After staying in other apartments that are painted red or ochre Duquesa seems light and open.

We're concerned to see the medical and commercial centre with cranes idle. There is a deep foundation crater full of water near the footbridge and masses of building material stacked up. Goodness knows when that will get built - our solicitors word - 'not in the near future'.

This forum is really great - we've learned a lot.

Agreed.  I have found people on this message board to be most helpful with advice.  It has been useful to see the healthy range of opinions, through hopeful, uncertain and now improving times.

 When I know that dates are firming up, I will get myself out there.  It would be good to meet up.

We are also buying on block 3. Saw our apartment all finished in Feb 2007 and because we thought we would be completing by Summer 2007,bought our furniture,which is now in storage. Agreed-It's good to hear from all the people who have moved in,it keeps you positive! Just wish there was something we could all do to get that bl..... road moving! We are chasing our lawyer for help at the moment. Will keep you pasted.

I am planning on post summer...Hopefully around september. Based upon the track record to date I don't feel that things will move much this side of july  / august....the road needs a lot of work.!! Any up to date information would be most welcome.

We also have furniture sitting in storeage as we thought we'd complete in 2007  - goodness knows what state its in. We got a few things via Ocean from Mobile y Diseno. On the last visit the shop at Duquesa was boarded up - to our alarm - but they are refurbishing because of flood damage and our furniture is at the Marbella shop. Hopefully they will survive the downturn and not go bust - taking our furnture with them.

In April the Prienesur guy from the sales office who took us into our apartment said the road would take another three months. But our solicitor was sceptical about that and also the road being the only holdup - he is finding Prienesur impossible to deal with. They dont keep appointments, give undertakings that are not kept and generally act in a way he is finding very frustrating. We're not holding our breath - feeling disappointed not to be getting in this summer.

Hopefully we will meet up with people from this forum some time - its great.

Folks

I have an apartment in Block 8 which I am paying for with a mortgage from Banco Halifax. The bank has been trying for months to get a valuer on site.

The bank called Priensur this week....talked to some guy in Cordoba (which is the head office I think)...The property is not ready to be valued. Priensur will not apply for all the legal documentation (whatever that is) for the release of the remaining blocks until the properties are ready for completion. He said, without any real conviction, the earliest will be after the summer 2008.

When is this ever going to end?

The unreleased blocks of phase one certainly look completed.  However I suspect it has something to do with the Penoncillo Road, where work has now resumed.  I can only assume that the unreleased blocks do not have services or there is no road/Pedestrian access and this is why they cannot be released.

are you in living in Duquesa...in one of the released blocks?...Is there a lot of effort going into road at the moment...a squad or workmen beavering away or a couple of guys just plodding along?

Rumour has it that Prienesur have just pledged over 2 million euros for the improvements to the road which runs past the development so maybe things are on the move.Let's hope so.

I wish, No I have purchased in phase One.  We moved in Feb 08 and visit when we can. I have only heard on the web that work on the road had resumed.  I am out there in a few weeks I will have more to report then.   When I was out there last month it looked like a case of down tools (money had run out).  Very refreshing to know that Priensur are pledging even more money into the project, to get the road moving.  Once you move into your apartment the long wait melts into insignificance…it is just a pain whilst you are waiting.

Hi Everybody,

I am new in this forum and I am a property owner of Blq. 2 - Phase I (next to the road under construction). I have spoken to the Town Hall and developer and the blocks 4, 5, 6, 7, 11, 12 (Phase I) have all the licences in place so there is not reason for you not to sign your Deeds. I suggest you speak directly to Prienesur in Cordoba to arrange the date for the signing or to your lawyer. There must have been a misunderstanding cause if you ring the Town Hall, they  have the right to give you a copy of the first occupancy licence being granted to those blocks. Good luck!

No, I cannot complete cause block 2 has not license yet but tomorrow I am going to have a look at the site and see how is the building of this new road. Town Hall and developer have compromised to finish July 2008 but we will see.
By the way, for those of you that have not licence in Phase I and your contract expired more than 8 months ago. You could ask Prienesur to swap your property for another one with licence. They offered me one in Block 6 but I have decided to wait till July 2008 and hopefully sign for the one I decided to buy originally. There is no extra cost at all.
