Hello have been to site, roads are tarmaced, looking good, Loundes in the office is now asking for owners Lawyers addresses and phone numbers, hopefully not long now

Hi

Just visited myself,Lourdes comes across very efficient and helpfull.

She stated ,that she was gathering contacts together ,for the buyers,i.e electricians.

Although a date cannot be given,there is still work ongoing at La Condessa,i noticed approximately fifteen wokers there when i visited.

Lourdes is hopefull that when a date is finalised,most buyers will be able to attend a mass meeting to air out opinions,look around their apartment and note work to be done to become satisfactory,so this can be carried out immediately.

Lourdes is also trying to negociate,having a life guard on site  only for 4 months not throughout the year as we initially thought.

I was impressed with the chat i had,lets hope she receives the job as administrator full time.

Does that mean we can only use the pool 4 months of the year, or that we can only be saved 4 months of the year?

Means,that the larger of the pools will be fenced off and will not be in use for approx 8 mths of the year.

The other two pools will be open all the year ,these pools are less than the regulated size to demand a life guard.

When the largest pool is open in high season then we will all have to pay extra  for a life guard.

Hope this makes more sense.

Thanks for the update.
Just a thought, has anyone mentioned if dogs are to be allowed ?
I love dogs and know that responsible owners would never allow their pets to become a nuisance. Some of the horror stories I have read on EOS and other webs regarding barking ,whining dogs being left on terraces all day without shelter,food or even water or a walk  have got me worried. The ensuing action  to stop the barking or bad behaviour can   take months to resolve and can cause much unpleasantness, especially if the owner is a friend of the communty's President.
If dogs are not to be allowed then it must be in the rules from the day the community is set up. Once people move in with their dogs then the rules cannot be altered if they prove to be a nuisance.
My worries about it would have been less had the Spanish property market been more bouyant, We could have sold up and moved if we had a problem, but it could prove expensive in the current market. 

p.s. Is that the same Lourdes whose photograph I put up in the photo section of this site? The Lourdes who told me in November 2007 that we would definitely be in our apartment for December 2007 when I voiced my concerns about the dwindling  exchange rate?The Lourdes who got her appointments all mixed up and tried to refuse our appointed viewing? Or is it a different Lourdes? Or do you speak fluent Spanish and my view of her competence is skewed by my inability to speak Spanish?

After saying that she comes across as a very pleasant individual who tells you everthing you want to hear.

Presumably a date cannot be given because the Habitation Licence has still not been granted.  Does anyone have any news on this?

With regards to Lourdes becoming Adminstrator and when/how long the pools will be open for, these are matters to be decided at the first community meeting, like tthe dogs rule.  The question of owners having cats will have to be raised too, as they are much more difficult to control and can make a mess which someone will have to clear up.  Therefore, it is very important that all owners attend that first meeting to make their views known and use their vote.

Regarding the community set up. From what I have read on various message boards, I understand the developer is responsible for setting up the community and usually runs it (as the administrator) for the first year.

Am I right?

Surely one of us purchasers has experience of living in a community and can tell us how it works.

Hi Sandra

Friends who live in Spain have said that the developer will run the community until enough owners have moved in to take over the running.  How many is "enough" I don't know, nor do I know whether there is a time limit on it.
