My wife and I are interested in a Rosana contract from anyone who bought early and now want to offload for whatever reason.  

Whilst we very much like the idea of Finca Parcs our view is that there are 620 villas to be built there, “50-60%” have been sold of which one agency/website alone has 44 re-sales listed which is a worrying 15% of the total sold so far with another 300 villas coming to the market in the next 12-24 months and that doesn’t include the hitherto undisclosed 100+ 2-bed properties that will be built there. I have monitored this development for several years and since then there has become so much uncertainty in property markets worldwide and in particular the UK, USA and of course Spain, which now has issues of oversupply, scare-stories (some valid) and the incredibly strong Euro to contend with. I believe the pricing was set by the developer about 2 – 3 years ago and obviously things have changed globally in the meantime. As such I personally believe there needs to be a correction for the prices on offer since this is an untried scheme/idea and whether it can sustain a rental market or residents community is open to question and unquantifiable risk. Whether this correction is initiated by the developer or the end user via the subsequent or current resale market I’m not sure, but I believe it is necessary. In short, if you have a Rosana to offer, pleased pitch your asking price sensibly to me via PM.

Hi Jeff,

my wife and I went out to see the parc 1st week of Feb this year (08). We met with Darren, who works for Cleyton and he informed us, to our great surprise, that there will be 200 x 2 bed "renters" going to be built ( I made a mistake in original post it is to be in excess of 200 and not 100). When questioned further, he wouldn't/couldn't elaborate.  It depends on ones perspective and reason for buying as to wether this is cause for alarm. However, it changed things dramatically for us on a number of levels - hence my posting.

Hi Steve, Cyber Santa, Straw head and any thing else you wish to call yourself !!!!   Im a bit confused with your motive here,  if you are so negative about the project, why on earth would you want to purchase a Rosana ????   I think you will also find that there are not extra houses planned, only a re-plan of later phases where the smaller houses were going anyway.  Biddy

Hi Jeff,  the last time I spoke with Jill at finca parcs about the smaller houses on the last phase ( my son had been thinking about one at the time ) we were told that the phase had been withdrawn from sale for a while as they were thinking about coming up with another design house on the smaller plots to make the area more attractive and not just a mass of one design house, there will still be the same number of houses built as planned but maybe with another smaller detached model on offer, im sorry this is all i know.  Biddy

Please don’t shoot the messenger!  My motive is simply to purchase a Rosana at a sensible price from a willing seller who now needs/wants to offload (and nobody gets hurt). I wasn’t aware I was being “so negative” and I’m sorry if I’ve caused offence. We visited the site and it’s great, potentially really great. But one can’t deny or pretend we are in a different economic cycle to that when selling first started on this development and I am merely pointing out my own reservations and concerns that the plan for the 200+ “renters” did not appear to be common knowledge even on this very worthwhile and informed forum, yet I was to find out by what appeared to be a slip of the tongue (maybe I’m reading to much into it) when finally deciding to make a site visit.  I am personally not put off by the” renters” , just the way I found out – whether this is a “re-plan” or not. Besides, a re-plan of this nature has the potential to alter immensely the kind of Parc early investors thought they were buying into from both a rental perspective and own-use holiday home/permanent residence aspect. After all it is no longer a resort limited to highly styled individual 3 bed + villas. In fact I personally think the more the merrier if a community and commercial center is to be fully sustained and not become a ghost town at certain times of the year leading to closure. However, this new knowledge and my feelings on other aspects affecting current investments, means I have re-evaluated my own position of where I think the pricing should be. Hence the posting.

Hi Steve, as far as im aware ever since the plan was approved and the properties reduced from the original number it was always planned to have smaller properties on smaller plots on the last phases, they are included on the site plan that i was given when i signed my contract, the same plan i assume all other purchasers have a copy of as well, so i cant understand why this is a surprise, as to whether the purchaser choose to rent out their properties only they can say, the same as the owners of the larger properties. After looking at numerous other sites and the quality of build, i am more than happy with my purchase, especially now it is up to roof level at last.  Theres plenty of cheap tat at there if thats what you want,  but I firmly believe you only get what you pay for at the end of the day !      Biddy

Thanks for the response Biddy; all news to me.

The layout of the Esthers on this phase does look unimaginative.  A re-design would be welcomed by those on the higher part of the site who will have this phase between them and the stunning scenery.

If these new houses are only to have two bedrooms, that'll be less competition for those intending to rent three bed properties.
