I am heading to Condado again on Wednesday with an air-con installer to do a mini survey (where we can before the Polaris police start asking questions!) - further details to follow.
Does anyone have any questions they would like me to ask or things they would like double checked whilst I am there?

Hi Alan
Can you ask what the monthly maintenance charges are likely to be from Polaris and if the costs will differ dependent on property size or location on the complex.

We also have the same question as Anthony100 and would like to know when is the likelyhood of those charges starting? As soon as properties start to be released or once all are released?
We wondered if they start at one level and then rise as the sports boulevard is finished, Foro is fully operational or dont they charge until all services are on offer?

Hi,
We would be grateful if you could confirm for us where the plumbing for a washing machine is. When we asked in the sales office they had no idea (this was a while back before anything was built). We have purchased an upstairs 2 bed on Jardin 9, and was wondering whether it would be situated on the roof terrace as there's definitely no room in the kitchen! We have two small children so it's a necessary item for us!!

Is it possible to get a small 2 seat settee in between the breakfast bar and the front door with room to walk past ? If you could obtain a dimension between the breakfast bar and door frame for us. All of the photo's seem to show a single chair here.
Also are outside lights included? The latest pics around the show house Jardin seem to show some sort of terracotta light or pot to the front of every property and not just the showhaomes

Hi Mark & Jane,
"there's definitely no room in the kitchen! " I thought that the show home had a washing machine in the kitchen in the two bed. In the downstairs three bed the plumbing point is outside, but for the two bed its in the kitchen.

OKAY - a few easy answers here initially....
MAINTENANCE CHARGES - nothing to worry about now - La Torre are only getting charges through for final Qtr 2007 even though things have been up and running for a while. I know they will have no clue at the show house about this. Once the Jardines, sports facilities and may be twon are complete should we get any. Charges will be pro-rata against number of properties in your Jardines and I would imagine that 2 bed will be less than 3 bed as you won't have any grass to cut...
PLUMBING FOR WASHING MACHINE IN 2 BED - under the breakfast bar as pointed out by JHMurcia. 3 bed it is on the back terrace, 2 bed under breakfast bar.
OUTSIDE LIGHTS INCLUDED - NOTHING comes included at Condado in terms of lighting.

Pity about the outside lights- actually thought the uniformity of the terracota fittings looked good when we viewed. Something else to add to the list!

Hi Alan
Can you confirm exactly how many light fittings (bare wires) there are both inside and outside on the 2 bed apartment. I think its 4 on the outside but no idea how many are included in the main living area. Also is there a power point on the roof terrace? Think I read this somewhere. Also where the air con preinstallation is situated in the living area
If you get a chance would also appreciate if you could see how far along constructon is at Jardine 3 is as I believe these are a bit behind the higher numbers.

Visited Condado today on a very cold and blustery day, sunny skies but not pleasant. I'll try and answer most questions that were asked on the forum as well as email you all - in no particular order...
- The Jardines numbers have changed from 6 onwards as they decided to number the sports area. So looking at the original plan, only the jardines on the right after the sports area & foro have increased plus 1 in their Jardine number
- The openings for the appliances are 610mm wide and for the fridge-freezer 1860mm high. As reported earlier the 2 bed has a dishwasher in the kitchen and washing machine the back terrace. The 3 bed has all appliances in the kitchen, with washing machine under the breakfast bar.
- Estimated Polaris service charges per month, per apartment is c80€ (for grass cutting, security, pool maintenance etc.)
- The measurement of the breakfast bar to the door frame on the 2 bed is 82" - struggling for a two seater sofa in that space if you want to get past on any side.
- The outside terracotta lights are included - basically Big Brother Polaris do not want different style of outside lights - cost saving though!.
- Sports facilities and Foro will be later in the autumn before being ready
- The mail collection points are planned to be at the Foro
- BBQ's are allowed on the solariums, along with softubs!!
- The golf should be playable by beginning of 2009! Oasis should be complete by Xmas 2010
- On the 3 bed the number of lights are as follows: 2 standard terracotta lights at the front, 2 lights in the lounge, 3 lights at the kitchen, 1 light in the small bedroom, 2 lights in the bathroom and 2 lights in each of the other bedrooms and finally 1 standard terracotta light on the back terrace. There is an outside tap on the 3 bed front terrace - doesn't apprear to be an electric socket though. Both a socket and water tap on the back terrace to accomodate the washing machine
- On the 2 bed the number of lights are as follows: 2 standard terracotta lights at the front, 2 lights in the lounge, 3 lights at the kitchen, 2 lights in the bathroom and 2 lights in each of the bedrooms, 1 standard terracotta light on the solarium stairs and finally 1 standard terracotta light on the solarium. There is an outside tap and one electric socket on the solarium.
- You can apparently ask for ADDITIONAL internal electric sockets if need be, particularly in the bathroom as there is not one conveniently located for a decent sized towel radiator.
- The air-con units are positioned above the doors to the bedrooms and in the 3 bed, on the wall next to the kitchen and in the 2 bed, on the wall opposite the front door.
- A penthouse show apartment should be available in around 2-3 months, there will not apparently be a show house for naranjos.
- The completion seems tobe commencing from Jardine 1 at a rate of 10 apartments per day from June 2008 - assuming all licences are in place.
- Naranjos and Penthouses seem to be scheduled from completion summer 2009 onwards.

Couple of things,
I assume you have the 2 and 3 beds mixed up with regard to the appliances. The washing machine is in the 2 bed and on the terrace in the 3 bed.
Also as you drove around the site to the show apartments did you notice any activity on the town centre or sports facilities

Sports & town centre facilities were looking like rubble, but machines looking like they are starting - Oasis is being flattened right now with work imminent.

Thanks Alan, it's great to be kept up-to-date as we haven't been able to make it out to see the show apartments ourselves. Also good work on the air con and furniture.
We've had a call from Polaris today to chase up the forms they sent for NIE numbers and they've said they'll be calling us again in 3 weeks to let us know the completion date and it's likely to be June/July. (We're in Jardin 13)
