Just returned from Roda having completed last friday in block 62 on phase 3 and would just like to tell everyone how pleased i am with my apartment and how fantastic the resort is looking. I was expecting phase 3 to still be looking like a building site but was over the moon when i saw just how impressive it looked with grassed areas and pools looking great and all the flowers etc planted already. I will post some photos at the weekend.
I had a few minor snags to sort, some of which have been done already and would like to thank the staff at Roda, especially Vanesa for all the help she gave me throughout the completion process. They have a thankless task with so many properties to deal with but all do their upmost to assist wherever they can.
I have waited patiently for 2 and a half years, but believe me it has been worth the wait. I really believe it will be a top notch resort to be proud of when it is all completed. I have played golf at some of the other resorts ie. Polaris World and they aren't in the same league as Roda.
The new clubhouse also looks great and everything apart from the staff is in place.
Roll on my next visit!

We have purchased a Baranda Townhouse on Phase 3b. (One of the ones in the semi-circle with pool in the middle). We haven't been over to see the progress since building started and would really appreciate it if anyone is over and would take a picture for us just to see what stage it is at.
Lovely positive comments on phase 3 look forward to seeing the pictures.

As promised, I have uploaded some photos from my recent visit.
The 2 pictures of the pool are in front of the blocks 63 and 64 apartments and the grassed area and flowers photo was taken inbetween the town houses and the apartments on block 62 along with a photo of my apartment on block 62.
Also 3 photos of golf course and clubhouse are taken from the roof of the new club house.
I think you will all agree, it is looking fantastic.

As there seems to be a number of phase 3 owners on here who have just completed or are about to I wondered if i could ask them a couple of questions just out of interest.
1 As you will all soon be contacted to attend a meeting to set up your community I wondered if any of you had been given any indication or impression by Roda or others what your community charges might be?
2. As you will currently have to travel around the development to gain access to the clubhouse and golf course, has anyone been told if some sort of access will be provided that entails a shorter route?

We completed about 2 weeks ago - the answers to your questions are no and no! We hope that in the evening we will be able to cross directly over the golf course to the club house via the footpath and we are also estimating community costs to be approximately the same as phase 1 and 2 - what are they?? However, I guess we will find out soon. We are over next week and very excited.

Do any of you have an update on phase 3B ?. Every time we contact Roda the completion date seems to be pushed out a few months and we were hoping to have it for the summer. Phase 3A looks great from the photos!

Hi Ann,
I was over 3 weeks ago & due to go back over Easter. We are on phase 3a which is now finished but 3b looked a long way from completion. Judging by the construction progress i think it will be later this year. Because it is a construction site there is no public access but i will take some photos from our property & upload them when i get back.

What did Roda say to you last? Im in 3B also, and they are just saying 'the Summer'. to me They are suppose to complete by June, as thats 18 mths after the licence was granted. But sounds like this will be more likely end of Summer.....

For info, in Spain almost everything closes down in August and no work done so Roda will either attempt to complete as many as possible in July as they did last year with Phase 2 provided that building is complete or if not it will not be until September.
They do try to complete each Phase roughly 6 months after the last so it is possible they may be ready by July but don't hold your breath as they were held up with licences on 3A.

Hi Folks,
Just wondering how long is the walk from the entrance(future Hotel and services location), to the apartments in phase 3a and b. I hear there will be no access across the golf course, so you I guess you walk (or drive) around the perimeter.

We posed this question to the sales staff when we reserved our plot back in 2005. My recollection was that a direct route would be provided from phase 3 to the club house and I assume that it will be available once phase 3B is complete. Is this not the case?

We were out at Roda in January and our apartment on block 69 phase 3 although completed the gardens weren't nearly ready, there was mud everywhere around the pool. A month later in February it was totally different, the gardens were looking great, the pool filled, our apartment was cleaned ready for us to do the snagging and we were assured that we would complete by 1st March. Over three weeks later and we still havent completed. Something to do with a land registry document that the developer has to provide for our bank. We have emailed Customer Services twice with no response. Roda were pushing us to complete a month ago, we are all set, now they are holding us back. We have booked flights to go and stay at our apartment at the end of April. We may be looking to rent once again at this rate. Has anybody else had similar problems?

Hello,
We have an apartment on phase 3 and had exactly the same problem as you in completing. We were over at the end of Feb to sign but had to give power of atourney, however we have now completed and the place looks great.

Re access across the golf course from p3, Im basing my info on what I read in http://www.rodagolfinfo.com. But we asked that question originally as well and where told the same answer as you.
I will ask Roda directly. But has anyone clarified this already? Also can anybody confirm how the long the walk is around the course from phase 3 to the entrance?

Re distance from entrance to P3 someone told me that it is 2.1 Km. I dont disbelieve that because I drove it dozens of times while furnishing my son Stephens (Stores) apt. He is considering taking a car down there to leave and allow renters to use it for a fee. It would be nice if Roda came up with a satisfactory alternative but dont hold your breath.

Thanks for the info. Looking at the golf course plan on http://www.rodagolfinfo.com there does appear to be a path running from phase 3 adjacent to the 17th green and down the 18th to the clubhouse . Maybe the connection/access will be provided once the front line on phase 3A are complete.
