If you look at the last overhead shots of F3 on the Roda web site you will see that the golf path turn at the 18th tee does not come out to the road so unlikely there will be access there. We have a front line villa along that road and we are hoping that the construction access to the course at the bottom of the road remains open for residents. This would give shortest access to the club house between the 1st and 18th fairways. I cant see Roda though wanting all the residents on F3 & 4 wandering across the course so remains to be seen what happens.

I have just complete my 1st floor apt in block 62 and I have to tell that i am really impressed.

Hi Everyone
We've just come back from our first holiday in our Ground Floor apartment in Block 68 - we love it! We had a few hiccups on arrival such as the boiler not working as the gas supply had been cut off and the electrics not working, but Vanessa promptly sorted these out for us. We also spent a lot of time cleaning - builders dust, paint splatters on tiles everywhere, blobs of grouting all over but heh ho, thats what you get with new builds.
The gardens are looking great - lots of lovely rosemary bushes and shrubs and palm trees and I could smell jasmine but not sure where that came from! My kids loved the playground accross the road, my husband even had a dip in the pool. The new Clubhouse looks great - can't wait till it opens.
I have posted a couple of photos, the view is from our terrace in block 68.
We can't wiat till our next trip out in a few weeks - it really is a top class resort.

Hi Adam and Becs, we are also in block 68 on the first floor but we havent had a holiday there yet as we are still waiting for our snags to be fixed by Roda before we furnish it. I see that you spent some time cleaning paint blobs and sloppy grouting in your apt and was wondering if those kind of issues were on your snaglist and were not dealt with or if you only noticed them afterwards. It was great to see your positive comments about the place ,we cant wait to get over for a holiday after such a long wait. Best Regards Des and Gina.

We have just returned after 5 days at Roda putting the finishing touches to our apt in block 64 phase 3A - this phase feels really spacious. To walk to the front entrance it took us 20 minutes but will be quicker when phase 4/5 is complete and you can cut through. I will post some photos of 3A & 3B later in the week in the meantime anyone wanting to sample life on phase 3, P.M me for availability.
All in all the place is stunning and will be out of this world when complete.

Just back from Roda with an update on Phase 3b. First properties (likely apartments) will be released for completion from September on. Front line villas, including ourselves, will likely not complete until October, most likely November. That said the Phase is coming along nicely. 3a looks great and there is a much lower density of housing on this side of the development that Phases 1 & 2.
Access to the course though from Phase 3 is not going to be possible - so need to get a bike or hire a car

Have you any firm information to this effect, or is that an opinion?
Since the additional distance one has to travel (especially if on foot) will make a big difference to anyone holidaying in Phase 3 (unless as you say they have access to car or bicycle etc).

The girl in the sales office was very sheepish about it when I asked her and confirmed that no access was possible, and when you see the layout of Phase 3 on the ground you can see that direct access to the Club House is going to be virtually impossible unless they build a path around the perimeter of the course toward and by the motorway. I doubt De Vere will want all of Phase 3 & 4 walking past the 18th fairway somehow. As a golfer I certainly wouldn't, as other comments on this site have mentioned already.
It will be a pleasant 15/20 minute walk when it is all done.

We did the walk from phase 3 last weekend and it took about 35 minutes cutting through phase 2. However, there is a cart path and gate in front of one of the villas at the top end of phase 3 which I am hoping we will get access through once the villas have been finished and of course, only in the evenings after golf play has finished. I most certainly do not want to be hit by a golf ball!

We walked over to phase 3 on Sunday passed the driving range nets at 3 pm and for once we were not stopped and given the third degree. Even sneaked in the back way to the construction area and took some pics. The walk took about 10 mins and would be great if Roda opens this up after twilight, would make sense.

Had a sneaky peak round phase 3B again yesterday and took a small video. The block to the right of the pool is 92 to help you get your bearings. Sorry couldn’t take more but hard to video while you’re looking over your shoulder.

Thanks for the vid. Im getting a close date for august for my 3b apartment. Looking at your video it still looks like a building site. Are they taking the pxxx? Could this really be ready that soon?

We have just come back from 10 day stay in Roda on phase 3a. On Friday the access road to 3b was opened and progress on that part looks as if its coming on well, but time scales over there are somewhat elastic. Our apartment was due for completion in June 07, but we completed Feb 08. Our advice is to chill, easy to say but getting stressed really doesn't gain you anything.
Our views on the developement are mainly very postive. The whole site is maturing nicely. Phase 3 is a bit of a trek from the club house and entrance, we intend to put bikes/ scooters for our visitors. Once the site is finished I think it will be easier to walk thru the other phases and it will be a pleasant walk.
Phase 3 itself is lovely, spacious and well planted. We have had some initial glitches and snagging was stressful, mainly because of the distance. Once we arrived at Roda, main snaggng issues were dealt with very swiftly by Roda, who we have found to be courteous and helpful, if handled tactfully. Having overheard other discussions between new brit owners and roda, its no wonder they have bad service. Some brits attitude really made us embarrassed to be British.
Both the club house and the beach house are stunning. Club house is lovely for evening drinks or meals and has lovely atmosphere. Some language issues, but nothing major, and perhaps we should all attempt to learn a little spanish!
The beach club is gorgeous, we spent a very chilled day with our two kids, who adored the pool. Yes the food and drink was a bit pricey and again a few language issues, but the views are amazing. Bus and ferry is all part of the experience for the kids, but think for speed and flexibility, next time we might drive.
Golf course and acadamy are great, my 9 and 10 year olds had 1 hour session with the pro on Saturday morning and had a great time.
All in all we are very happy with our buy. We know as an investment we are in it for the long term, but i think this development is worth the wait.

Hi All,
Parts of Phase 3B are a long way from being finished but also there are at least ten or so blocks that look ready to go. Took a few pics of apartments and villas and also a view across the golf course, and went in the proper way this time, didn’t have to sneak across the golf course.
