Hi, we are new members to the Forum and in need of some general chat regarding the development.  It has to be said my 'soul' has gone out of the project at the moment but are in the unenviable position of being assured by our UK agent that they dont deal with Developers who do not offer Banker's Guarantees so paid our deposit on a Marbella over two years ago... Despite repeated requests from ourselves, I understand from the Agent and our Murcia based solicitor... we still dont have one.. Our Agent has now dropped San Jose which makes us feel rather out on a limb.. even though they do respond to repeated requests to chase both progress and our Guarantee.. we have got no further with either and no explanation as to why these arent forthcoming... We came out last September (07) and I felt a little better seeing at least the foundations in...but then requested more information as to the upward build licence etc in February 08 and had an email stating 'upward Licence not granted.. no explanation from our Agent attached.. They simply had none.! thank god for the letter in  March that gave a glimmer of light... but since then absolutely nothing until we found your Forum!  Does anyone have a situation like ours with no Agent following through and no Banker's Guarantee?  Its just a horrid feeling when so much money has ben placed in Spain (far more than necessary.. but that's another story with an Uncle joining the project and up-grading - then reducing!)...  We did find that going direct to the San Jose Offices  (last September) far more productive than sitting here hoping the Agent would help take some control for us.. but can anyone help keep my faith in the glorious Jumilia dream!!

Hi Sally and Martin

The world of off plan buying is not for the faint hearted but I have found sites like this both interesting and informative. I have purchased direct from San Jose and therefore have no agent on which I can rely for information (although reading lots of comments on this site and others maybe this is not such a disadvantage!). I too have paid my deposit which I did so  in February 2005.

Despite all the problems and issues since I remain hopeful that I will one day own a beautiful property in the sunshine. We are lucky in many respects as we are buying as a holiday home for family use so the delays are merely an inconvenience from a holiday viewpoint. Having said that I am paying a mortgage on lending that has yet to be utilised! My patience has also been helped by the fact that my research indicated that buying this way was likely to result in lots of frustration and delay - the compensation is that we were able to afford a much better and bigger property than we would otherwise have achieved.

At the moment we are hanging in there... we are still excited and cannot even contemplate that the dream will turn in to a nightmare.

Dont know if any of that helps but hopefully it will!
