You buy your property at €135k (in my case) when rates were 1.48 so £'s cost = £91,216
You sell at €135k when rates are 1.25 so £'s received = £108,000
Assuming you can sell it for what you paid for it of course.............. and excludes ll the different taxes due.

The news doing the rounds today is that we could see a push close to and maybe through the 1.30 barrier as news from the US has been good.

Yes same here, I got 1.47 in Oct. I did think about doing a forward purchase.....Isn't hindsight a great thing....
Never mind we live and learn.................and I've learn't a LOT this last 12 months.

I thought i would post this as it may help others decide on the different rates you get from a variety of sources.
Yesterday I brought my final payment euros through moneycorp the rate was at 1.805 and i got 1.267 on a foward contract to September 15th.
the same day I had to go to the bank and transfer 600 euros into my halifax account in order to activate it, the rate they gave was 1.235.
When i got back to the office my business partner had just brought some euros for his holiday from the bank and he got 1.2 !!!
This was in the space of an hour and rate was pretty stable at 1.8ish.
So by my calculations per 1000 euros it was costing me an extra £20 to transfer 1000 euros by Halifax, which for small transfers I thought wasn't too bad as there is no bank fees for recieving.

Hi, I managed to get 1.27 from HiFx yesterday - rate at the time was just under 1.28. A lot less than 1.45 which was the rate at the start of our process but better than 1.24 which I was starting to resign myself to !

Usually we require a minimum transaction of £5,000, however, we are able to accommodate requests for smaller amounts elsewhere within the TTT Moneycorp group, for your holiday money. The minimum monthly amount that you can send under our Regular Payment Plan is £250..
