Must admit this site has  and is definitely missing Rixxy's witty and also helpful comments. Also Smiley, Georgia etc where are the all? they used to post almost every day and were very entertaining, it is a little boring without them.

Maybe they are all casualties of the downturn in the Spanish property market and have moved on to pastures new.

Still here guys.........
Been a bit poorly the last few days, seemed to have picked up a nasty bug which totally knocked me off my feet.......
I will be honest, the market at the moment is quite dire and its not because anything has changed here dramatically its just that with the pain in the arse credit crunch people are holding back on decision making.
I did think at one point of throwing it all in but then realised after 18 years in the game i dont really know how to do anything else,so i will slog on regardless.I think at the moment Spain is going through a deep cleansing, developers going bust, people who were pretending to be agents getting found out and the general shift of power to the buyer will help things dramatically in the long run,its just a bit painful at the minute.
The outcome will be that anyone buying here in the future should get more guarantees, better assurances and a more professional service from all concerned.
i am afraid you will all have to continue to put up with me for a little longer yet................

Georgia, we "put up" with you cos you're very much loved, a really good bloke.

My life's better for meeting you. (I also now know where you live so you can't hide.)

Sorry you've been poorly.

Thanks More,
comments like that make me stay in this job,it means a lot.
Regardless of what many people think(we are all con men!!!) being an agent in Spain is a seriously hard job.
In the UK you just show the property and try and sell it,then hand it over to the lawyers and collect your commision.
Being an agent in Spain(if you are any good) you have to check the properties for full legalities first yourself and then make sure the clients lawyer does the checks you cant to make sure everything is 100%,added to the fact that you are advising people on emigrating to a new country, health, schooling, pensions, cost of living all add up to a high pressure enviroment and a huge responsibility, the majority ofr clients i have become people that i see at the markets and in everyday life, i cannot afford to make mistakes, this does have an effect on you over time.
I consider Rixxy to be a close personal friend and i saw how the pressures of work made her ill, she now has a new zest and interest that i wish her all the best with, but i think it keeps her away from the forum as she is no longer office based.
Anyway, there are worse things to do and far worse places to be doing them in so onwards and upwards i say...
My family are leaving me on Thursday untill the end of August, off to Italy to see the Grandparents and for their local Fiesta so i have forced to fend for myself!!!
My wife has been introducing mer slowly to the white objects that are in the room next to the lounge(Kitchen i think she called it!!) we are working our way through the white objects uses and how they function, apparently if you push the right buttons in the right order you can get clean clothes from one and hot food comes out of the other.......this could be an adventure on its own.
keeping out the sun today as its about 38 today,on the Spanish news it gave out an amber alert for coming weeks, apparently its going to hit 44(shade temperatures).
Take care,
Georgia

Georgia, I've been there, when Susan has taken the kids to see the grandparents in UK.

You don't need to bother with white object 1 or 2.  White object 1 can be ignored if you use the clothes in your wardrobe carefully.  Try not to get any stains on you, in fact, the best thing is to eat wearing just your pants so your clothes remain clean at all times.  Walk around the streets as if you were on holiday, i.e. in your swimming shorts and with no t-shirt.

Follow this and object 1 need not be used.

In terms of white object 2, the one used for creating food.  To get around this you need black object 1 and the take-away menus for all the local Chinese, Pizza and Indian restaurants.  You can use black object 1 to talk to these establishments to have food delivered to you and hence no need to learn white object 2.

And to ensure you don't even have to enter the room next to the lounge just buy some plastic disposable plates and cuttlery.

Works every time.

However, you may often need to approach white object 3 to retrieve the cold beers!

Enjoy!

Justin

Hiya Guys! Thanks for all the thought and comments, yes have been rather busy lately and enjoying myself a lot. Still in the property game - it gets into the blood doesnt it Georgia - but things are quite. Having said that Ive had 2 clients each week looking, serious but not ready to commit, some offers that havent tied up and STILL waiting for telefonica to move the lines to home!!!!!

BMW hit the dust so had to sort out wheels and just havent had loads of time to be on the computer lately.

All good fun.

Take it easy in the sun dudes!

Justin,

I like your train of thought on Georgia's dilemma .....

However, isn't this the reason why we have Swedish Au-Pairs in the world.

Rixxy,

Great to see your still around the forum, long time no speak.

And thanks for the 'words of wisdom' on epsqm figures used in Duquesa, turns out you were pretty spot on and our property was valued at just over 410.000€
