The Sunday People news paper got in touch with me last week about running an article regarding palmera properties , the development foccused on was La Perla de Mirador in Benalmadena, i puchased there 3 years ago parting with 52,000 euros 6000 euro of that went to pp for there commision , other people i know from eos purchased there over 5 years ago and not one brick has been laid, the article was in last sundays paper ,the strange thing is a new develment is being advertised at la perla called Auro La Perla and the agents are spanish living group and spanish properties.com and the pictures of this dev are right on the site where we all purchased years ago, the builders were Grupo Mirador of the orriginal dev , something strange seems to be going on we think, i wouldnt be supprissed if these 2 other agents are sister companys of pp, we have since learned the auro dev is also being built by grupo mirador, palmera properties have now blocked my emails to them and if i try to ring there cds office on hearing it is me hang up ,this company are not to be trusted by anyone and neither is Grupo Mirador, i have now contacted a Lawyer reccomended from these forrums and faxed her all my documentation, how companys like pp etc have been getting away with these sort of things for so long without the local authorities getting involved is beyond me, these are the sort of companys who are bassically causing people to never reinvest in spain ever again, as the saying goes what gos around comes around and i feel it is payback time on that score unfortunatly for all you honest agents out there , companys like pp are bassically spoiling it for you all, the funny thing was i got a call on thursday morning from pp telling me builder had just been intouch and building work had started , new contracts to follow, half hour later a reporter from the people rings me telling me he had spoken with pp that morning, coincidence ehh, why do these people lie for there faceless bosses in customer svs for the pittance they are paid, they are being used and take all the flack while the suit hiding in the backround counts the thousands he is ripping innocent people off with , surely no job is worth losing all morrals for esspecially for probably 7/8 euros an hour, id tell them to stick the job, bassically stay well away from this shower if you know what is good for your pocket, i think after reading up about pp and mirador its a mirracle if you ever get an appartment at the end

Rob, I am familiar with La Perla and aware that they have never done anything with it. Why? I don't know as I never got a straight answer out of them. PP blame Grupo Mirador, which have a terrible reputation, but PP are no better, especially if they won't even talk to you. That is really bad.
I hope you have a good lawyer who can sort this mess out for you. Yes, it's companies like these that really make the buying process so miserable for so many.

I have spoken yesterday with Maria De Castro and faxed her all my documentation,she is getting back to me in a couple of days, she told me pp are quite clever when you buy from them and try to give client as little doccumentation as possible, i am also in contact with cds action group

I INTEND TO START LEGAL PROCEEDINGS AGAINST PP FOR MY DEPOSIT BACK , WOULD BE VERY GRATEFUL IF SOMEONE COULD GIVE ME AN INSIGHT ON WHERE I ACTUALY START!! NEVER HAD DO TO THIS, NEVER THOUGHT I EVER WOULD HAVE TO AS PP, WERE RECOMENDED TO ME FROM A FRIEND WHO BROUGHT THROUGH THEM. 4 YEARS DOWN THE LINE I NEED TO START DOING SOMETHING ABOUT IT NOW! PP ' s favorite trick is taking deposits knowing fullwell many of the developments they advertise do not or ever will have planning permissions, but so what, they put the millions of euros into an interest account, or use your money to buy further land etc, and know that even if you have the patience and commitent and money to go to court, they will have had a good few years of your hard earned money working for them.I was over there recently in their Benalmadena office getting more bull from their junior hopeless front of house staff, while their directors! hide away so they do not have to face you ,like the gutless cowards and con men that they are. Everything now with me is in the hands of litigation lawyers , it seems the only way to get your money back . If they owe you , commence proceedings asap.

AIFOS also use the same system like PP they show you some really nice plans (joke ) they mostly have no planning permission so it can be only dreams but they have your money , they also use other agents for there sites . Yes, Aifos have been implicated too in the Marbella scandal. Amongst other things they build the Guadalpin Hotel without any permission whatsoever! It's up an running but has no licences of any sort.
PP also sold many Aifos properties and these two companies combined must surely be a recipe or disaster?!

Thanks for your input to this thread,
I suggest that if you are not too busy you invite the directors of Palmera Properties to answer the criticisms of their company on this site. These include taking deposits for developments with no planning permission, building licences or bank guarantees and producing publicity brochures illustrating properties which bear no relemblence to the finished build. I would suggest that if they are unwilling to defend themselves to your 16000 members then they are, as many here fear, not to be trusted. I for one would be surprised if they are trading in six months time since the gullible punters and fat profits they depend on are becoming a thing of the past. (I speak as a gullible punter).

Hi all
I really can't believe what I've been reading over the last few months about all the rogue agents. Surely there has to be a way to put a stop to all the dirty dealings and misery that they are causing so many people.
God, if us estate agents acted like that here we would be strung up by our feet. There must be some sort of body that should be brought in to stop it!!! It seems that even the big firms, which obviously most people go with for peace of mind are bang at it. I was lucky, I dealt with a small independent agent and he was marvellous. Mind you I felt sorry for him at times, he certainly earned his money with me as a customer. Ultimate client from hell? An estate agent. LOL.

As an agent in the UK you are governed probably by the NAEA,of which i am a member.
U nfortunately they cannot at this moment in time govern abroad,i have asked them continually and the last time i spoke to them they were looking at a way to do it.
Although i am a member and have the qualifications and letters after my name it counts for nothing here as there is no power of regulation and the NAEA have no power,i choose not to use them as it means nothing here.
There are several clubs!! that you can join here but that is what they are glorified boys clubs!
We are waiting for the day when there will be regulation untill then you have to choose wisely,which i know is very hard.
You made a comment about people going with the big boys for peace of mind????!!
You couldn't be further from the truth,why does size give peace of mind(no jokes please)Enron,Fairpak to name two springs to mind,i would be interested to know the general thinking on this as i am getting great feedback on another thread.

If we were buying in Spain, we wouldn't touch the so called "big boys" After our experience we are put off the whole buying experience in Spain or anywhere else for that matter. We are still suffering "Post Traumatic Stress Syndrome"!!
It's not that great buying/selling in the UK either!

Tish couldn't agree more we were almost put off buying here because of the likes of Viva and then via the Internet we were introduced to a husband and wife team (well nearly, he will make an honest woman out of her some day) who up until now have been everything you could ask for, no pressure of any kind and have all their homework done on what we required and appointments made before we arrived. We have now agreed to buy a property and if everything progresses as it has been then I would certainly recommend them to anyone. Small is beautiful.

Hi Georgia,
Yes, I even thought myself at the beginning that big boys were the safest bet as most people do. It certainly isn't as I have read so many people's sad stories. I am NAEA too and also it has only been this year the the government has tightened up on agents becoming members of the ombudsman, Before it was optional. All we can do georgia is try to help out as bet we can if anyone needs advice before taking the plunge.
