renting to family

Hi Guys my wife and I are due to complete early July, have any of you guys that have already completed got any idea what the monthly maintenance charges are likely to be for the Jardines. We are going to be residents and are trying to work out our monthly budget, if any of you have any idea  it would be most helpful. Look forward to enjoying the sun and sea and of course the occassional wine.

We to are completing early July.
I understand that the community charges are likely to be around 50-70 euro's p.m. according to PW.

Looking on other forums and what has happened on other PW resorts. 
Each Jardin is likely to elect a representative, who will in turn represent the Jardin owners on a comittee. Together with PW and the management company this comittee will then set the community charges for each type of apartment.

Way back in March 2007 we asked this question of our Polaris rep, during our inspection vist, and he said to expect at least £50.00 per month- this seemd to tally with other information I had read. He went on to say that the payments may not start immediately but when they do start they could be backdated. We thought that was a bit of useful information because without it you could get taken in by not having to pay anything for a while then get a shock when back payments are requested.

I think I recall that residents at La Torre found that to be the case at the end of last year, but I dont know how far back the back payments went. Whether to individual completion dates or to when the completions had ceased; maybe someone else can add to or correct this point.

I am still waiting for news on completion having passed original date of the 17th June.

Apparently the local authority engineers have carried out inspections and approved properties but the final document a Cedula

is still being produced. Without this the electricity and water companies will not supply. This is reason why Polaris are leaving properties  connected to their supply.

There is no date as to when this document will arrive. If you complete without it I have been assured it is only an administrative delay.

I employed a lawyer to check everything is correct so will adhere to their professional advice.

My bottle of Cava is getting really cold in the fridge, however I think my wife will open it anyway and buy another !

I have waited two and a half years so a little longer should not be a problem.

Hi, we were due to complete today, however I have just heard from solicitors to say that the habitation certificate is still not in place so we will not be completing!!! Solicitor thinks it may be another week .  Needless to say I am not impressed as we have already transferred the funds!  Regards Jayne

Completed on 2nd July  also needed   cedula which allows utilities to connect  there is hope  hang on

How many Cava's is that now!   

So pleased to hear people are completing even though there are still a few "teething" problems!

I've only been waiting 18 months but 21/2 years well done!

Had some Tapas at La Tasca as well, my wife finished off Cava and has another one for the weekend.

Hope to get air con,fans, lights in by end of month  before everyrthing stops in August.

What chance someone delivering furniture in August!!
