For all those who are going to rent out their apartments on Jardines.

Does anyone have a pricing scale set out for their rentals or took any advise on what they should be chraging for this year end?

For rental success you need to be right on the money so I have read, too expensive is an issue for obvious reasons as is too cheep, some of your future customers will be reluctant to rent as they will suspect something is wrong. (rightly or not)

Bang on the money !!!

Feed back would be good for the forum me thinks.

I haven't got a rental price sorted as yet but it is a good thread to start as we don't all want to be getting into a price war over the rental fees.  I read that was starting to happen on La Torre but it caused more harm than good as, like you say, too cheap is also a major issue and maybe not the kind of people you want in your apartment!!!  It would be nice for people's thoughts on this issue and whether we can all sing off the same hymn sheet so to speak.
I will bowl the first ball and hopefully get the debate going, I have a 3 bed apartment and was thinking of, say, £300 per week maybe rising to £400 per week in peak time.

Like you Tony I would appreciate feedback on whether it is pitched too high, low or just about right ?????

The problem I think we all face at the moment is that there is very little at Condado in the way of facilities - at the moment we don't even know whether there will be a restaurant or bar available and there is no golf for the foreseeable future.  That makes it difficult to justify what would be the correct rental price for this quality of accommodation on a 5* resort.

I agree that Jackie's figures are probably in the right ball park - you could may be even charge a little higher for a three bedroomed property - but personally at the moment I would not want to pay rental at that level because of the lack of facilities.  Jackies's figures are roughly those that we had thought of for our two bedroomed apartments when things are up and running on the resort.   

I have been looking at La Torre and Roda Golf properties for rent for one week in August just while we get our apartments furnished and ready to occupy, with the intention of staying in the apartment at Condado for the second week.  The prices at La Torre and Roda Golf are probably a little less than Jackie's figures, and that is on a completed resort with facilities available.

We have accepted that unless we offer rentals at a reduced rate for the time being, there will probably be little incentive to stay at Condado.  We took the view that "something is better than nothing" but Tony is right that too low is not helpful to any of us. 

What is the general view of a reasonable rate say over the next six months whilst the resort has little or no facilities?  Do people agree that the rentals can probably rise steadily over the next six to twelve months, or maybe even longer, until we reach the optimum rental figures for a completed resort with all the facilities you would expect on a 5* complex.  Would be interested to hear other views on this.

Hi all

We aren't looking to rent ours out but have rented a penthouse apartment on La Torre a number of times now.  We paid £300 last October, £350 @ Easter and now paying £400 in a couple of weeks.  I know you can get cheaper on some websites but this is a top floor penthouse with exceptional views.

This apartment I think is about 80 sq mts with about 30 sq mts terrace (guesstimates), It has golf course & pool views on virtually a completed site near the town centre.

Personally I think it is far too early to start asking these prices on our resort.  I would expect to pay  no more than around £200-250 a the moment tops depending on whats available in your apartment.

Like you we were of the same opinion

The 200 - 250  range was my estimation also for this year, increasing as facilities come available, following the lead from prices on La Torre.

I believe this resort will be superior to La Torre and as such the rental prices will reflect that.

For now sensible prices would be as above for this year

More feed back would be good from the rest of the forum members

Hi all

Interesting, just had a quick look on the internet.  The only rental I could find for the Jardines at the moment is eagleyrental.com who are advertising a 3 bed for £250 - £400 a week.  But it doesn't break the price down.
