If it's sunny, then it won't be raining, so a bit of consideration from the upstairs neighbour re washing floors is all that's needed i.e. warn the downstairs lot that it's about to artificially rain. Even better if downstairs and upstairs can time it right then they can both clean teh floors at the same time and be greener as well
If it's actually rainy i won't be under the spout anyway, but inside (mine, someone else's or 110 km away at the nearest watering hole) getting wet on the inside which is what my body was designed for.

Have been looking at some pics from a couple of years ago when in an apartment and can see curved gaps along the 1st floor balcony where rain or cleaning water would just pour through. So its obviously a standard feature. Hopefully it'll all dry quick.

Agree with your points there. This IS a design issue and pretty obviously it is detremental to us owners of 3 bedroom properties in the event of the upstairs owners having a good old bleaching clean down of thier patios. This in fact becomes a health & safety issue so it is something we should certainly note on our snagging lists. I can see Redmans routing of guttering pipe being the most obvious solution although it should finally discharge onto the paths and not into the garden or soil unless we want to kill all our plants.

Hi Everyone - Following on this issue about the drainage pipe from the balcony of 2 bed down wall of 3 bed, does anyone know where the drainage from the solariums is?

We have bought the 3 bed.groundfloor but when we were over looking at the show apartments up on the Solarium I noticed there was some drain covers there so I assume that they have internal drainage which is a good job as I would not like to have a shower every morning when I am sitting outside sunbathing ha ha

Thanks John, that's great - Makes you wonder why they couldn't do that with the balcony overflows doesn't it? Let's hope it's not going to be the problem we think it is - Will def question that when we go over in September.

hi all
on the subject of the drain outlet on the first floor balcony,i have an appartment on garden 7and if i have to do any bleaching or cement residue removal on the balcony i personally will block up the outlet until i have completed the job and mopped up with clean water.the rain i can do nothing about.if anyone blocks up the pipe from the outside they run the risk of flooding the upper appartment and then the lower appartment could also be affected.the solarium has a central drain which runs down through the centre of the building.
we are completing on sept 29/30th.good luck to all other future neighbours.
