hi as an owner  i would urge other owners not to drop the rental rates too low as you attract the wrong sort of people  and  dont make any profit .  i am on indico 21  and have had my first let  after waiting 4months for utilities.  i did not drop the rental and still got a let for 2 weeks and 3 more for sept/ oct .  i love hacienda and have seen first hand what low rents can do to the image of a place.

Chindo,

I was at HR last week and noticed when playing golf that someone had a huge banner on their patio advertising long term rentals for 500 Euros a month !!
This is pretty cheap and wouldn't even cover my mortgage.
I don't think this sort of advertising should be allowed, in much the same way as we are trying to stop for sale signs going up. Imagine renting to someone at 300 Euros per week and then they see a sign for 150 or 200 per week. they won't come back to your apartment.

I agree that we need to keep the resort as exclusive as possible but there is bound to be people who need the rental money and without a town centre then it's hard to justify top whack.    

I've been waiting over 4 months now for a gas connection and last week I had to take showers by the pool as I had no hot water.  I'd love to see what issues the communities are addressing with Polaris.

We too are almost ready to rent our property but what is a realistic rental charge per day/week?

I agree that we should not undersell... it sets a bad precedence and the last thing we want is to attract the wrong people to this lovely 5* resort.

I totally agree that the rent needs to be reasonable purely because the town centre has not been built yet, but what is reasonable? What are others charging and what should the rent be once the resort is fully up and running?

Any thoughts?

Hi all,

This is a catch 22 situation as the resort when complete I feel will warrant 5* prices, which should deter the 'undesirables'.  However until it is complete, we are stuffed, as an unfinished resort can only warrant unfinished prices.

See my posts under the 'Town Centre' as I feel this issue may be a good bargaining tool if we get as far as talking compensation reasons and amounts.

hi every one  i had a rental enquiry last week for my appartment  . i gave them all necassary details and the price per week  320.00 pounds  . which they where happy with  today i got aphone call  stating they have seen a penthouse similar to mine on owners direct for 175.00 pounds and if iwould drop my rent to 175.00.  i refused . i cant see how you can make any money  at such low rents. we as owners have to pay for the gas /water/ electric which i have estimated at 45.00euro per week take into account wear and tear  i would rather have no lets than to give my property so cheap .

We need to be aware of market forces! If you have a look on Owners Direct they have 23 properties advertised on HRGR (Villarentals also has a number of properties to rent on HRGR).

These properties are been advertised from £160 pw to £250 pm (max) which includes peak season. If you are going to rent then £175 is the price that potential buyers will look to pay.

these market forces will result in owners losing a lot of money  . if you rent out to make a profit you must factor in all your expenses short  term and long term , at 175 per week for any property on hrgr i dont think you can clear a return on your property even if you rent out  just for afew lets .  also you attract the wrong sort of people with low rents therefore creating adownward trend leading to lower rents. short term panic will lead to long term loss .  market the area of murcia  the stunning mar menor  ,cartagena etc . after all we all know hacienda is the best and has the potential to be great.

On the other hand, with very few facilities on HRGR it is difficult to charge too much. If you charge too much you are likely to get no rental whatsoever ! I think that the rentals will become more realistic when the facilities are in place and demand increases.

Hi All

I wish there was some way for all owners to get together and agree sensible minimum rents like £300 per week rising to say £450 - £500. It only takes a few to let theirs go for silly money to put downward pressure on all rents. It sets the wrong scene to visitors as at the moment HR represents very good value for money.

The penthouse for £175 is just plain stupid and shortsighted. Well done to those who stick to their principals. I won't discount mine and over time rents will rise. We need to promote the golf course to potential renters and get more publicity and course reviews. Low rents will lead to desperate sellers who can't cover their mortgages, which will mean cheap properties for sale for along time to come which devalues everyone's investment. Let's set sensible rates and stick to our guns. After all, when the resort gets more popular, there will be more renters than apartments and those accpting silly prices will lose in the long run, as they will underestimate the cost of utilities and wear and tear.

I totally agree Lydia, but as you will see from the previous posts, without the town centre we as residents cannot possibly command the top rates for this resort.

That said I will not be lowering my rental rates. I am currently renting out for £250 per week low season, through to £450 peak, which I think is more than fair for my ground floor place, and which people have been more than happy to pay so far.

It would be nice to try and make an effort as a community to stick together on this issue, but it will be hard work.  Consider me your first ally.

I have just taken decided to cancel my renewal with holidaylettings as I feel there is a strange situation going on with rentals.

Until people have been to HR and decide they want to go back, and say be on specific part of HR, how can you distinguish between properties and or different parts of the resort?

Lets face it. Some properties are bigger than others, have better views, better position for the sun, nearer facilities, aren't near water for the midgies, etc etc. I also don't see anyone saying there apartment is a good 25/30 minute walk away from the shop or pub, which some are down the bottom end.

None of these factors can really be distinguished when comparing 45 HR properties on any rental website, so it seems the only way to stand out is to drop the price. Something I started to do, but like others, I do not wish to devalue the resort or our apartment and participate in give a way rentals.

hi i have an penthouse on indico 21 and as you know i strongly believe rents of 175 per week are crazy . i had a  let  for 2 weeks in sept  for 320.00 per week   . they have rebooked for easter . although there is not much to do at present on hrgr on there last stay they went to latorre  and found it a bit expensive . most people hire a car and there is so much to see . in the next 2 weeks i am having some top quality posters printed some aimed at golfers some showing the different  areas of murcia  places of interest  and some for the stunning mar menor beaches and water sports .  i think rents should start at 320.00 per week ex linen charge . if we stick together it will work and eventually the owners you charge 175 will soon raise there prices  when their utility bills land .i am more than happy to work together with any other owners to keep hrgr special . the town centre may be along way of so lrts not make it an issue when setting rents .

Hey guys

Thanks for your support on this. Kenny I totally agree that until all is up and running we can't charge full rents but we should be looking towards £600 per week upwards. In the meantime I think £250 per week as a minimum is OK. 

What we need to do is increase demand. I wonder if there is any merit in all the owners who are serious about renting getting together to do some PR in the golf magazines. I'm no expert, but if the golfers read about Hacienda, and see lovely photos in the popular golf mags, with a link to a booking site, surely that will encourage more holiday makers to book.

Over time, I do belive that word of mouth will make the whole process a lot easier, but until golfers think "Murcia" for golf, they are still going to go to Portugal and La Manga for their golfing breaks. The biggest downside for golfing groups at Hacienda at the moment I guess is the lack of post game facilities and most guys want to flop in the bar, have a reasonaby price meal and not worry too much about driving. But the upside is they can play loads of courses as well as the Polaris courses at a discount.

Is there any merit in us clubbing together to do this. Are there owners out there with marketing expertise or contacts at the golfing publications? Or am I barking mad?

maybe the price of golf will put people of.

is there any way of asking polaris about 5 day  deals - deals that are worth travelling for - € 50 - 90 is still very expensive etc - before a buggy etc is added on - i know its spain and a 5* complex! but value for money is what people are looking for too.

I like your thinking Lydia, and its nice to see people taking the long term prospects of the resort seriously.  

Im no marketing buff, but I design websites as a hobby, so I will knock one together, publish it and see what happens.  To be honest I don't think we could do much more than Polaris are doing already in the way of promoting the golf.  They are large, well known and well respected, so leave the marketing to them I say.  Having said that if you need any help with anything let me know Lydia.

As a recent renter,and prospective purchaser, with the current economic climate- I found the facilities rather lacking and the current golf course standard not as high as la torre or el valle. I personally will keep a check on all sites to get a better picture of which offers better value-worried about development of town centre-anyone considered condado de alhama

to date i have had 4 lets none of them have been golfers .  i told them before hand that there is a bar and supermarket on site .  no need to go on about whats not there . 3 of them went to la torre  and all have said hrgr is much nicer  as it is better laid out .  i make sure after every let i get to know what they liked or disliked no complaints so far  .
