Hello all,
Just to bring everyone up to date, several of your fellow HR residents, including myself, have recently heard rumours that the HR town centre has not yet had the building licence granted. I have discussed this with Margaret Daniels, one of the presidents of the HR community and also Resortalia our community management provider. Both gave a build time for the town centre of approximately 18 months once the licence is granted, IF it is granted.
The previous threads outline my own feelings on the matter and those of some other residents. I have been researching our legal position as residents on the subject and the link below appears to cover it.

I have spoken to the author of that article and she is going to discuss it with her partners in her law firm. I will let you know the outcome in due course. Hopefully that explains things. I will reiterate, however, that the more residents we have to fight this when and if the time comes, the better we will come out of it. All support welcome and encouraged.
I am surprised resortalia have not done something lke this sooner, but then they won't want to rock the boat as they may then lose contracts on other resorts. Fortunately I have no such ties.

I'm with you and appreciate the efforts you're making to put some pressure on Polaris. I'd like to see some visibility from Polaris on the progress of their application and any reasons they have for not having submitted this planning order 3-4 years ago.
I'll be out there next week playing merry hell with the poor girls in the call centre !!

Hi Guys
I seem to remember from very old posts that originally Polaris had their plans for the old hacienda refused, together with the plans for additional buildings. They then went back to the town hall and I was under the impression that eventually they got the plans passed. If they are now having to reapply this would imply that the plans have now changed - again. Weren't there some mutterings about hotel accommodation being considered, espacially now there will not be a hotel at El Valle? Maybe that's what all the delay is about. Surely someone ought to be able to find out....
I should be going down to HR either later this week or beginning of next. I'll try my best to see if I can discover anything.

We think it's great that at last Haciendiens are pushing Polaris for some answers re the town centre.
There have been so many rumours floating about recently. We need facts.
We would certainly support anyone that would be willing to investigate this matter further.

Hi all,
I'm a great fan of HR and try to take the positive position in everything.
However the situation with the Town Centre does concern me in that there is just no information available!
I dont mind if there is a hotel (or not).
I dont mind if there is a heated pool (or not). etc etc
What I do mind is no information!
All I want is PW to confirm what is happening and what the timescale is; I can then enjoy the resort, play some golf and look forward to whatever I've been promised.
Anything that acheives this gets my vote!

The Town Centre is now beyond a joke, it won't be ready for next summer, which means another season of guests/visitors will come back saying "well its's nice but it will be even better when the Hacienda is open!".
And Hacienda Riquelme was going to be different after the mistakes made on La Torre & El Valle???

Does anybody know how to get the latest Financial Figures from Polaris World ?
The Company 'Dossier' on the website tells us nothing.
With thousands of properties on their books and sales virtually non existant in Spain, can Polaris World survive this crisis ?
The vagueness of the information surely means they have a problem with the Town Centre !
There are a professional Company in so many ways I find it hard to believe they still have 'licence' issues.

I share the concerns re the lack of progress on theTown Centre, particularly having received a letter from Polaris advising us that work would be commencing in May, which reassured us considerably! Ho ho! I also have an email from Jill Darby in the Polaris Call Centre assuring us that work on the Town Centre would commence in April 2008, with a view to opening the following year. Surely they couldn't issue this type of letter without Planning Permission being granted and why would they only be applying now in any case. I am convinced that we are continuouly being told very large porkies & I for one am really fed up with their lies, with being continually fobbed off & with generally being misled.
I also have tried to find some financial info on Polaris (and failed dismally), as I am really concerned that Polaris are having cash flow problems (which wouldn't surprise me in the slightest given economic conditions, which certainly don't look like improving in the short term), or worse still that they will go bust, as has already happened with some high profile builders in Spain. Do we have any members out there with Accountancy backgrounds that would know how to find this info & then be able to interpret this info?
It would seem that we have a much higger chance of getting somewhere (if only with accurate information), if we join together in numbers, rather than trying to tackle Polaris individually. I wholeheartedly support you Kenny in your enquiries and if you feel like catching up when you are next at HR - I will be over from the 1st to the 14th September.

Sounds good lobster, My wife and I will be out between 9th and 18th of September and it would be great to have a chat over a beer. That offer also extends to anyone else who is around. We will have to sort out some way to meet up? My place is on Phase 2, Cilantro 7. I don't understand the new road and area names as I haven't been out for a while.

Surely we should be channeling all efforts through the presidents rather than arranging various different 'groupings' ?

Hi All
That sounds sensible if Margaret would be happy to meet up with us. I am coming out on the 31st August and we then have some friends joining us on the 11th September & so it will be difficult to arrange HR meetings with us once they arrive.
We could meet up with anyone who would like to from the 1st September up to the day of the 11th September & Kenny if you fancy meeting up for a coffee or a beer, how would you be fixed for Wednesday the 10th or Thursday 11th, (as long as it is during the day), as we will then be on airport duty!! We are on Laurel 3 (which is the block that has the small children's playground beside it, almost opposite from the old main entrance).
If we all somehow work together then perhaps we can get somewhere. However, the same thought had occurred to me, as just voiced by Carick, i.e., is this something that should be pursued by the Presidents that are representing us? They look like a very swtched on set of individuals & they are doing a fantastic job already, (the new website is brilliant) & I fully appreciate that they are all volunteers & generously donating their time. I wouldn't want to step on any of their toes, and also if they are the voice of us all, will their efforts carry more weight? If we could forward Kenny's findings to them in due course, would this be the best way to take this forward or are individual letters more likely to have an impact? Food for thought!!

For those of you concerned about the solvency of PW, which is probably all of you, you may be interested to know that less than 2 weeks ago they were given a loan of €241million by 5 Spanish Banks. I guess those 5 banks are confident about their solvency.

I am one of the Presidents (Phase5A) and don't believe you would be stepping on our toes by doing what you are doing. I am sure Margaret wouldn't have any objection to listening to your views face to face. I think it is important that we know what people are thinking. If I was on site myself at the same time I would happily be part of the meeting but I won't be out there until 16th Sept, leaving on 30th Sept. However, whilst I believe there is a lot that we as a committee can do to make life better for us on HR, and we have a lot of things on the go to this end at the moment, I think it should be understood that we are not in a position to make the council grant the licence to start building.
One of the people on my phase, who is Spanish and works for a bank on building assessments, and whose wife is a judge specialising in Town Planning, has investigated the planning application, which is with Murcia Town Hall. If I have understood what he is saying then Polaris made an application in 2005 and it stll hasn't been granted the licence to start building. I understand this is not unusual in Spain with such an old building as the Hacienda.

Hi all
It is fine PS presenting a plan to the Town Hall in 2005 but what have they done since? That is the real issue. When then had problems with building licences for Condado they very quickly submitted revised plans which were then accepted and pushed ahead very quickly. I can appreciate the Hacienda may take a bit longer but it would be good to know what has happened in the past 3 years plus. I just cannot believe they submitted plans and it is sat in someones in-tray gathering dust or awaiting a decision
If PW cant make a commercial case for building the town centre (which I suspect is the real reason) what better excuse that to blame the Town Hall. If PW's intentions are good they will hopefully provide the Committee with a detailed explanation. If they dont I guess we will have no option than to consider some kind of action.

Jan & Pat, I have already made contact with Margaret Daniels on an unrelated matter to offer my services to the community. I fully agree that if and when we take any action it should be directed through the proper channels of the community presidents. I just wanted to guage my fellow residents' feelings on the issue before we decide what course of action, if any to take.
Jan, Mareia & all, afternoons would probably suit us best for a meet and a chat. Around 4/5 ish in the afternoon, you know when it is not so hot and you can relax by the pool and watch the sunset.............sweet. Jan the 9th and 10th will be madness as we only have those 2 days to get our place fit for habitation before our rental place expires, but we will endeavour to make time for a meet up. I will also try and get Margaret Daniels to pop by so she is aware of the rumblings among the reidents. Mareia we will hopefully catch up with you when you come out too, what phase / apartment are you in?
Teresa & Pete, totally agree with you. In addition my biggest gripe, which I still find hard to believe is that any reputable developer would start building and even worse then force completion of residential properties on the resort until the infrastructure is completely finished and fully operational. Not impressed.
