Hi all , I got an email the other day from a a firm of solicitors working in spain but based in the Isle of Man for all legal and conveyancing work. It just seems a little bit steep or is this what i should be expecting to pay out there. What do you guys think. the quote is 3188euro and includes.
Our Total Integrated Managed Service Package includes the following services:
1) Report on the Contract you have signed with Polaris which will summarize the main features of the contract and point out any that we think you should pay particular attention to.
2) Carrying out the necessary searches to confirm that the Vendor appears to hold good title to the property and that there are no outstanding mortgages or charges registered against it
3) Assistance with your Spanish Mortgage, if necessary
4) Handling of the remaining purchase funds on your behalf to ensure nothing is handed over until our solicitors are satisfied that all necessary requirements have been fully complied with. We provide you with a statement setting out all the costs you will have to pay in connection with the purchase and then if you provide us with the full amount of funds we see that all the individual payments are made on your behalf. This assists you with budgeting for completion and also protects you and saves you time and hassle in dealing with several different payments.
5) Preparation of a Potential Tax Liability report which will show your potential annual tax responsibilities (although you are resident in Ireland there are some Spanish taxes which will affect you)
6) In the event Polaris does not handle the obtaining of your NIEs (Foreign Identity Numbers) we will be able to assist you in doing so
7 ) Attendance at the Notary's office in Spain to finalise the purchase on your behalf
8) Tax Representation for your first year of ownership, which would include the preparation, submitting and payment of your first annual and quarterly or monthly tax returns and payment of your local urban taxes. We can then if you wish continue to deal with your taxes on an annual basis for an annual fee.
9 ) Ensuring that the transfer of ownership of the property is properly registered at the local Land Registry and Town Hall
10 ) If you do not, for any reason, wish Polaris to arrange for your utility (water, gas and electricity) connections, we would be able to assist with these arrangements,
11) Your Spanish lender will no doubt require that you open a Spanish Bank Account with them, to the contrary, we would be able to assist you with such matter.

13 ) Safe Custody of all important documents for your first year of ownership
14) Title Insurance covering your ownership of the property in case there is ever any legal question or dispute over your ownership in the future
15) Introduction to an insurance broker who can help you with buildings and any other insurances you may require

I personally would say that was expensive. My solicitor charged 10% of the property price and as there were 2 properties he gave us a discount. I would advise for you to shop around. Good luck

This seems a little steep though not too much. We paid our solicitors similar to what has been previously said however this package includes a number of extras. For instance, the Tax Liability report, Tax Representation for one year, the making of wills and payment of Title Insurance. All these are extras that our solicitor has quoted for us.
If you're close to completion many of the items don't seem too relevant now - you really wanted contract reviews, etc to have taken place up front.
I'll take a closer look at our numbers tonight and get back with more detail if of interest.
Our solicitor has been superb to date - Abad Associates (google them to find out more). We engaged them before we started the process.

We used Pablo Fernandez Marcos who charged a flat fee of E700 and E300 for two wills.
We also paid the Notary and Land Registry fees through him by money transfer via Moneycorp.
He and his staff were excellent throughout the process.

They charged 1% although I'm sure I received a letter earlier this year saying this had now been reduced to 0.75%. Additional services were available if you wanted them .
NIE's were 120 Euros
Wills 190 Euros each inc IVA and Notary Fee
Sorting out your wealth tax 104 Euros although I thought this tax had been abolished.
POA 71 Euros Notary Fee
Opened a Spanish Bank Account for me, no charge
Always responded very promptly to EMails and we completely by POA only three days late (My fault I hadn't sent the money!)
