Rowdy Renters

Regarding rowdy renters I thought you might find it valuable to know how this is handled at our rental home in a development in Florida.  We all have the home telephone numbers of all of our neighbours who rent out their properties so if they have guests who behave badly we simply phone the owner at home or their management company.  This has happened in the past and the culprits threatened with eviction.  It usually works.  In Florida if you have a licence to rent you are classed as a hotel and have the right to evict renters who behave in an unruly fashion.  Do not not know how the law stands in Spain but it might be worth finding out.   Perhaps each phase needs to give the home numbers of owners to security so that they can be informed  if guests behave in an unacceptable fashion .  Communities need to also decide how they can deal with owners who refuse to take responsibility for their renters.

Nice idea Donnie, not sure that the law in Spain would allow for that but I agree the best way is to try and get the community to help polise itself.

Once again there are potential problems with data protection by giving out phone numbers etc but something along the lines of a community website where you could be contacted by fellow owners would allow this sort of access plus providing many other benefits. This of course would have to be controlled by the administrators and I am pretty sure there must be some suitable punishment available in law.

Problem with law in Spain is that it is a very slow process and even chasing bad debts from non maintenance fee payers is a drwan out process.
