It sounds like another promise that the developer wont deliver!!!and before everyone jumps on my back so to speak !have they delivered anything yet that has been promised,i am becoming more and more disillusioned with this whole project .
The sports and lesuire facilities/communal areas/hotel etc are what myself and family were drawn to as well as all the other items you list,at this rate my 14 year old son will have left home by the time they open the comunal pool???Not quite the family retreat we had in mind,sorry to sound bitter and twisted but i think thats what i am now.

As I explained previously I had been asked to visit this site by an investment group to look at a potential purchase of 20 units and the following is just part of my detailed report
I would like to thank Amanda and Richard of FV Services who clearly have a close working relationship with the developer
We were able to visit an Esther show house which was almost finished and furnished and I took my own series of photographs
Given the condition of the site and the changing weather conditions, the developer may be being optomistic with completion dates but there are a lot of properties that look close to completion but clearly the first people to complete will be living on the normal building site.
There were plenty of builders working on this site, on various phases, unusually working in the rain but extensive works are required on the roads and surrounding walls and entrances
The general quality of the properties was good and we have raised a few queries with the constructors and are waiting for responses but the constructor DRAGADOS are a large company with a good name for quality
It was unclear what the status of the initial Certificate of Habitation , also know as the First Occupancy Licence, the document issued by the local Town Hall that allows you to rent and use the property and get services connected. Many banks will now not give a mortgage without this document and many lawyers advise that you should not complete until this is issued
We have a Q&A document that explains the process for the COH but a basic question for a developer is what utilities will be connected at time of completion as remember that you will be relying on gas for heating these properties
There were a couple of things that surprised us the first that there was no pre-installation for AC and that they had used plastic shower trays and baths. As with most Spanish properties internal lights and shower cubicles are not provided and some properties include white goods
As with any fixtures fitting and services you should always shop around fir quotations an example being a however cubical sourced from a big DIY store like Leroy Merlin in Cartagena might cost €150 but provided by a company fitted we have seen the same item charged at €450
We also queried configurations on the bedrooms as they were all setup as doubles with the sockets and light switches and I understand that this has been changed in the later phases
Security as with any new development is always an issue and again we were surprised to find windows and patio doors with no dead locking type handles
When we access developments we look at the potential for rental income and capital growth, the area and suitability for transport, access, and the general quality of the build
As far as this development is concerned, given the location, which by the way has beautiful surroundings, is that primarily this appears to be residential development or ideal for 2nd homes however, without the development of a commercial centre, renting these properties to holiday makers may be an issue.
There is a town Hellin which is 15km away, through fairly narrow and unlit country lanes, and this is a Spanish town with reasonable shopping but most renters would not want to drive too far for restaurants and bars, travelling time from Murcia or Alicante airports will be around 1 hour and 45 minutes
We did discuss the facilities and witnessed that the foundations were in place and confirmed that the building would not commence until the start of phase 3 and that facilities would be completion by the end of the development.
The developer are not willing to put into any contract what these facilities will be and a confirmed completion date and chances are, given the recent problems with other developments like Polaris World, that the investment group would not contract unless there was a committed date with penalty clauses
We are now waiting for confirmation on prices and availability so that I can provide a full pack to the investment group but I can provide provisional finding to buyers on the snagging details if required please PM me
Really in summary, good quality build from what seems to be a responsive developer, in a beautiful remote location located in real Spain, but will need good commercial facilities for rental income

This is the latest on Las Higuericas.
Cleyton Gess (Finca Parc Developer) continue to advise nonsense.
The latest communication I received from the developer advised that my phase 1 property would be released last month (October). !!!!
Complete nonsense, Gerrado (Sales Director) where do you invent this stuff from. What colour is the sky in your world.
Phase 1 will not be ready for release for a couple of months plus further delays for infrastructure, habitation licence, xmas, new year ect and of course the notary process.
Let's be real about this.
Properties are not completed to the timeframe of the contract. The scheme regardless of whatever building problems you may have, ( in any case) you and Dragados should have anticipated them, is massively behind schedule.
I believe in the intent of the development but cannot now see the later phases materialising. Cam Bank are not issuing any further Bank Guarantees for later phases, (I personally met with Cam Bank in London) and was advised this).
To summarise, apologies to those of you looking forward to your xmas dinner on the site but the only thing being served will be cold turkey!!

Even their larger agents are talking about February or March for Phase 1 which I think, having seen the site, is more comfortable for owners
Legally buyers do not have to complete until the COH is in place as this document is not issued automatically and there can be problems with these
Unfortunately if a bank is financing a site or providing the builders mortgage they will still mortgage properties without the COH being in place
The law in Spain required that a bank guarantee is provided on all new property sales regardless of the status of the building licence and if you do not have one you need to speak to a, lawyer and I would draw your attention to the recent problems with San Jose

completion dates -
End of October 2008: 569- 608
End of November 2008: 506- 520, 551,-568
End of March 2009 (Plots affected by electrical line): 452, 453, 521- 550
End of March 2009: 463- 493, 495-505, 609-633
pretty sure they are already behind for 569 - 608, and 506-520-568 by at least 4/ 6 weeks
completion - would expect those mid jan
this would presumably mean properties schedules for march 2009 will be early may at earliest
worth checking with your agent
personally cannot see habitacion licence being approved if they are still building phase 1 (a) and phase 2 (a) because technically still a clear building site, children could easily wealk round to phase 1(a) and phase 2(a), as could those still over celebrating christmas
any body with any thoughts on this, any different information

Hi where did these completion dates come from Alarmred? I´ve not been told this by the developer and i´m on phase one ready to sign. I was told no problem being in before Xmas hence the turkey post. I knew things were a bit behind but just took that as normal.

Reality check here,
Apart from building completion times, there will be further delays with regard to issuing of habitation licences, infrastructure, services, xmas and new year and of course the notary process.
The realistic completion time is well into the new year (Feb/march!!) at the earliest.
The developers have failed to comply with the timeframe advised within the building contracts (this period expired in Sept 08).
So. it looks like a further 6 month delay before phase 1 properties are ready for completion.
The developers should issue revised completion times but will not for legal reasons because of the number of purchasers now seeking the return of their bank guarantees due to the project delays, and changes in property valuation.
You can still have roast turkey at easter!!

It's looking fairly obvious that the development is still considerably behind with realistic release dates of well into next year.
Come on Cleyton Gess (the developer) please advise the realistic completion times.
I received a letter in september advising that my phase one would be ready last month!!
This is not good enough and regardless of any technical changes you were required to make, we have already been delayed and now we are looking at a further 6 months from the September 08 end of the building contract.
We really do need to hear from the developer here.
Finally, must totally agree with the previous post from (Inspectahomespain), it is illegal to complete on your property without the Certificate of Habitation (COH or first licence) in place. Some banks if they are working close with the developer will issue a mortgage offer, but your property purchase will not be 'legal' and resale would be extremely difficult to achieve.
