The main thing to do when you are furnishing is not to rush into buying as there is normally a delay between the date on which you complete and when you should furnish, normally after your snagging is completed and the property is cleaned
I am not sure how Corvera will operate but at RODA, if you wanted to use their rental marketing you had to take their furniture pack and it was a good quality product, well fitted
If you don´t have tome then a furniture pack is a good idea as everything is done for you but if you have the time to shop around you can save thousands of euros and we often advise people to buy some beds first, use the property and take time to look around
Most local retailers now stock items for immediately delivery and included in the price is delivery and installation
One area where real money can be saved is on items such as lighting and shower cubicles where it is now possible, with, the growing number of larger DIY stores around, to buy these items very inexpensively and have them fitted by a local tradesman.
Lights cost around €6 for the ceiling type, a bath screen €50 and reasonable quality cubicle €160 plus a qualified tradesman for fitting items around €120 a day, normal fit 2 days
The way in which you furnish can be dictated by the primary use of the property, is the key use as a rental investment or for your own use as in the rental market you will always get more damage and do you really want to spend €15k furnishing a rental investment.
The basic mistakes are often over furnishing the property; remember people will spend much more time outside so spend more money on good garden furniture and throws and covers for furniture
With the credit crunch one consideration is 2nd hand furniture as there is a lot of high quality items in the numerous specialised shops in this area. People are giving back their keys and selling items which are hardly used especially sofas, dining furniture, pictures and ornaments. You may not want to buy a 2nd hand mattress however you can pick up a modern single bed base headboard and cabinet for €60. Modern leather sofas for €250 and dining suites with leather chairs seating 6 people for €200
Recently we started to provide what we call a SmartShop service where, because it can be difficult to find your way around the area, we have now, with 3 customers so far, taken them around the 2nd hand furniture stores, IKEA, Primark, Brico Depot, local markets, and a variety of other stores, helping them to furnish the properties, collecting the smaller items and then details of tradesmen who have then fitted things like cubicles and lights. It has meant that a total cost to fit out a typical 3 bedroom property has been €3000

Sandra, thanks for asking.  Everything seems to be speeding along now.  Our apartment is complete and we are just waiting for the Habitation Certificate and Completion date.  Never know, we may get to meet up one day!!

For those people that have mailed me about saving money by buying nearly new furniture, after my last posting,  the details with some example are now on my website www.smartshopspain,com

Because the credit crunch and so many people handing back their keys there are some real bargains around in the growing number of 2nd hand showrooms, with furniture from rental properties that has hardly been used. The furniture  is often modern, has immediatley available,you can see and touch the furniture and these guys will even deliver and fit

It is also 50% - 60% cheper than new and ideal ifyou are planning on renting and want to reduce your initial costs

Not really to do with furniture packs but you should always allow 10% of your purchase price to cover legal and exchange fees

reference secondhand furniture, best idea is to pick up a free newspaper when you are here as they all advertise and then you wont have to pay any commission to anyone taking you to the shops. The newspapers to look for are the Leader, Coastrider and Round Town News.

Getting the local papers, especially in a place like Corvera or Murcia is pretty tricky and the problem is that not all of these shops advertse every week and these shops can be difficult to find plus the quality of the stock in these stores varies dramatically

Being based in the area we can often save people time by understanding what they want and checking before people arrive, even get items reserved

The SmartShop is actually based on a daily charge to take you around and does not rely on commission from retailers, that´s the major difference as I would rather the buyer gets the discount and places like IKEA and Primark, which are the best value, don´t pay commission

Like you I have lived here a long time , even worked for a local paper and ran distribution and i know how hit and miss getting papers

People buying really don´t take time and do their research, before they arrive and most of these newspapers, and i would add The Costa Calida Informer and The Reporter are available online

People rush to furnish properties without really comparing prices or even visiting some of the Spanish retailers where you can really save money

Buy a couple of beds and chairs so you can use the propery and then take your time to look around

People arrive for a long weekend not knowing that the stores only open half day on Saturdays and close on Sundays, even IKEA closes on Sundays

I undertand that the actual cost of the furniture is 30% of the retail price, an agent may get between 10% - 30% commission, no commission due if you go direct to a shops so you are right

Here´s a sobering fact, a kitchen pack which includes potspans, cups, glasses, toaster, kettle etc, price from pack company €975, cost by buying locally for a combination of places like IKEA and Casa Casa €300 , nice saving perhaps a months mortgage payments

I think you got abit ripped off on your housewares pack at 975e. I have a friend who got one delivered, including judge saucepans, kettle, Toaster iron, ironing board SS bin, crockery,  glasses, judge cutlery, cleaning stuff, airer plus many other things for 348e for 4 people. DELIVERED AND UNPACKED, and did it all over internet and it was in his property when he arrived.

 

You are right about shopping around but nowadays you can do alot of this on the internet as well as on foot.

 

SHOP AROUND AND BE CAREFUL

You are joking I didn´t pay this but it is actually the pricing shown on a couple of local furniture pack suppliers websites that they charge for this pack, ridiculous

If you know where to shop you can buy, again from a local Spanish retailer, the same leather sofa they sell for €1100 for €695

The same single bed they charge €310 for €150

It all soon adds up in fact one customer commented that they had saved the equivilent of one years rental income by shopping around locally

However, many people working and living far from the property may still decide to pay more for the easy option, knowing they can eventually upgrade/add pieces etc as they have the time and money. So then the choices are either using a local agent/service to do the legwork for you (knowing that they will need to get rumunerated in some way - either through sales man's commission in their 'pet' store or through a mark up passed on to you) or to go to one of the larger local suppliers who specialise in the new developments and hence speak English, provide ready-made packs, and have a reasonable web-site, such as DFS below, who seem v professional and helpful.

I agree with the comments on DFS, Paul and his team  are a good reliable supplier that delivers, been around for years and they have a good reputation

You should know that if you are completing in July/Augist most of the Spanish suppliers close down

For most people though a saving of between €3k - €6k on a typical 2 bedroom property is probably worth a trip to Spain and using the mix and match approach because if you can buy the best quality to start with you save money longterm

Getting items fiitted is easy as there are plently of good tradesman around and we always suggest agreeing a time for the work and a daily rate rather than €8 a light or €70 to fit a shower screen

If you visit the big DIY stores a good quality shower cubical costs about €150 or €350 supplied and fitted by a company

I hope that yu agree that with a new site and development which will always take a time to build up rentals and facilities every euro that you can save in the early stages is important
