Hi - I was also wondering the same thing and posted the question on the Roda site. From the responses I got, it seems the main people who were letting out their properties to any significant extent were marketing it themselves, via word of mouth, or on holiay letting sites etc. No one came back with comments about Calidona themselves renting out property (of course, it could just be that none of these owners saw the post). The conclusion I came to was that it was not worth paying the price of the Calidona furnture package, as it is significantly more expensive than other good packages, so they would have to get a lot more rentals to warrant the price differential. I was also a little frustrating with the level of information provided by Calidona about their package, which seemed pretty scanty to me . Of course, I may be wrong..for all I know Calidona may be planning to host lots of golf events, and until the hotel is finished, will fill up the appartments they manege to a level that justifies the cost of the furniture pack. Time will tell...Although I'm now committed not to take the Calidona pack (I had originally planned to because of the rentals), I'd still be interested to know if anyone has any direct feedback.

I know that the developer monitors comments on these forums and I might suggest that people may be reluctant, if they  are relying on Calidona, to make comments on a public forum and what they would tell you face to face  would be more acurate

If you use these types of rental companys you also have to use their management servuces, cleaning etc which may be more expensive than using a local supplier

Yes it is true that the people I know onsite get their bookings via their own marketing, using the well established websites, friends and family and package suppliers ands no company can guarntee rentals. For longterm rentls you are better of using rental people based in Spain at the local commercial centres or the local newspapers

Any resort will take time to establish, rentals will be slower initally and yes the difference in furniture costs can easily equate to a years rental income

For balance Calidona do provide a quality pack which is well fitted and it is not the developers fault that the financial downturn and euro rates has resulted in the slowing of rentals and golf that we have seen in this area

hi.

we bought calidonas furniture pack - see pics on website below - initially so as to save time and hassle but also to give us the choice of whether to let through them aswell.

we chose to rent our penthouse ourselves but i did hear that calidona were fully booked for all their rentals last summer and i would assume this year too?

dont know what other rentals they got throughout the year though.

after september our rentals dried up last year and it looks like it could be similar again this year but summer rentals are pretty good.

My comments based on renting my own properties in golfing areas and advising people on how to rent are that to be honest if you cannot get rental bookings in June, July and August, at reasonable rates, then you are doing something wrong, as you shoiuld be able to get these from the larger rental sites like Holiday Rentals, Holiday Lettings and Daltons

This year I made some changes and used other sites that focus more on the non-uk market like IHA and Nuimbra and and git bookings from France, Germany and Italy

You have to treat rentals as a business, it takes work and normally a yeat to 18 momths to build a business

The key point though is that on RODA and Corvera, because you are on a golf resort you should be able to get booking all years because the peak season for  serious golfers is not the Summer months s most of my bookings for this are form September onwards

You have to do smart marketing, find your local golf stores and clubs and societys and promote the property and more importantly the area and all of the courses available in the area and promote them as part fo your advertising

Check online for  organisations that offer golf packages including accomodation as they will often add your property to their

A recent example is 2 golfers that I have arriving this Saturday for a 2 weeks stay and. knowing that they were golfers who were shopping around for accomodation

I respònded with details of the local courses and  a local agency where they could get reduced green fees, and information on local restaurants

Remember if you are furnishing for golfers install all single beds, you can get some that will still zip together to make into a double

Does anyone know how much the packs are from Caladonia. I dont want to contact them directly as I dont want to be inundated with calls and e-mails but would like to weigh up whether to think about their package or not.. I have just done one for me to use on Polaris but I need to weigh up between the rental and the cost for Corvera.

I think one of the most important things is to ask for a prce breakdown so that you can compare prices which some package providers are reluctant to do

I was with clients yesterday on a shopping trip where they had bough a basic package as it was easy but were shopping with me for their extras, the inen, kitchen kit and pictures and they were surprised how much they saved

The complete linin pack for a 2 bedroom property with 4 single beds, including 2 sets of everything including the towels, flats and fitted sheets, pillow cases, 2 complete sets of towels, matress and pillow protectors, summer decorative throws,8 pillows plus 12 dress pillows, qullts and covers for winter rents cane out at less than €500 and they could always go back to buy matching items later.

They quoted the pack price would have been closer to €900

The kitchen pack crockery, cutlery etc came form IKEA, kettle, toaster and microwave for MediaMarkt and that was around €245 and they got some dressing bits and pieces from the market and a chain called CasaCasa

We picked up their paintings form the market at around €52 for the lounge and €30 for the bedrooms each

They were very happy with their basic furniture pack and fittiing

I know of people that took out the rental and management services with Calidona for their property at Roda Golf over a year ago and have still received no rental , so it is potentially very expensive to invest in Calidona´s furniture package and then receive no benefit. There are many other companies that can provide these services and also good quality furniture at lesser cost.  I used Murcia Furniture for a previous property and was very happy with the whole service and will use them again when I am ready to furnish.

Shop around at local providers and you will always pay less than buying a package, see comments on main forum
