Hi all,
Just received all the info from RPM. Do I read it correctly in that they will act as proxy and cast votes as we wish if we return the form to them ? Have e-mailed them but thought someone may have already asked this.

Do not give your vote to RPM or Polaris World contact someone in your Garden or another resident who is attending the meeting.

Hi Kevin & Elaine
As I understand it by returning the proxy vote to RPM to cast for you, you are allowing RPM to use your vote as they see fit which will be in there interest and probably not yours. The form asks for no preferences just for you to sign to give your vote to a third party. You will be far better seeking someone on the forum from your garden who is going to the meeting and asking them to cast you vote as you would like it to be cast.

All,
I would encourage people to vote to retain RPM as the management company for the first year and to approve the revised budget. To change the management company at this stage would be very disruptive and we have no alternative options in place. Use them for the first year, assess their performance whilst evaluating alternatives. In a year's time we will be better organised and in a more knowledgeable position to ask for competitive tenders. RPM will quickly realise they will need to up their game if we take this approach.
We should also approve the revised budget. It is a vast improvement on the first budget and we need to get a financial structure in place quickly to avoid the community building up large debts and the resort falling into disrepair. This has happened on other resorts. Everyone (including PW) should pay their fees and we should then be in a healthy position.
If we take this approach, in a year's time we should be on a firm financial footing, have alternative options available as regards choice of management company and have presidents in place in all areas so that all areas of the community are represented fairly and not just those that are currently more established.
A couple of questions though:
Why aren't the Villa Janas mentioned anywhere ? Surely they will be making a contribution to the Los Naranjos community in this financial year ?
What about Isla ? They will have access to the rest of the site presumably so should be assessed in the ame way.

From what I can make out the current completed Villas Janas are included in the Budget within Naranjos 1 ( R12), what hasn't been released yet are the quotas for the Villas and the individual property fees.
La Isla should start contribution once building is complete, as laid down in the rules of association, at which point the community quotas will be recalculated and polaris world will be libal for the community fees until each apartment is handed over to the owners. I believe that completions on La Isla are estimated to start in July.
I fully agree that we should agree the current budget and use it as a starting point. As you point out this has vastly improved, due to the hard work if the association, since the initial budget was proposed in February and I believe that further savings can be made without effecting the quality of service.
There seem to be a number of people advocating that owners should withhold thier community fees or reject the budget until the fees are lowered. This I believe is bad advice, and will only lead to the community starting on a bad financial footing. People need to understand the difference between the budget and the fees, whilst there are intrinsically related there is a difference.
As from Saturday, we the community will be responsible for the budget, that is all the outgoings and expenditure of the complex on maintenance, utilities, staff wages etc. The sole source of income for this comes from the community fees. If people withhold thier fees, who exectly do they think they are withholding them from? Polaris World? No. They are only one service provider among many, we will still need to pay the water, electric and all the various sub contractors. I agree that the apportion of the quotas across the gardens does not seem correct, in fact the quota for my garden does not match my deeds. But this is not a budget matter, rather one that need to be sorted out in consultation with the architects that initially calculated them. It may well just be a matter that RPM have done the calcuations wrong, but this is something that can be sorted out after Saturday. The non-payment of community fees is not a decision to be made lightly and one that may have consiquencies under Spanish law.

Can anyone explain some details in the New Budget ?
1. Street cleaning. Under Presupuesto the amount is as the original budget. But then under cleaning and maintenance for waste container the is an amount of -58369,81. Why is that ?
2. Is the amount of swimming pools at Naranjos correct – 11. From the masterplan is seems to be 9. What is correct ?
3. Security. Under Presupuesto the amount is higher than the original budget. But under IVA there is several lines that is empty. Why is that ? I would believe that security is the same for the hole community.
Another thing is that there should be some information about the quality or frequency, especially regarding cleaning. I was down at my apartment in block 9 and the container for paper seemed to be full. And especially rubbish should be collected once each week.
