Balcony drainage problems

We have a problem with drainage on our Phase 2 apartment balcony, having become slightly obsessed with this I have looked at other apartment balconies and am posting this to alert others who may have similar problems. 

Basically, our 1st floor balcony has a solid wall and is bigger than the upstairs balcony, both at the front and side, this means that when it rains the rainfall from the upstairs apartment pours onto our balcony.  Of course what results is double the amount of rainfall landing in a small area in a very short space of time, with only a small hole through which to escape, this is compounded by the fact that the fall doesn't go towards the drainage hole!!  Consequently we can now see the results of standing water damage.   We have tried to get some sense out of Roda about this, who are completely aware that this is a problem on some apartments; on a few they have installed extra drainage channels on the wall above, to direct the excess water away(although these aren't entirely successful I believe).  Anyway, we asked for the same channels, but were told the agreement was only to fit them to properties where the above apartment has a solid wall and because the apartment above us has railings, we can't have them - you couldn't make it up!!  Quite how that affects the amount of water pouring on to our balcony I'm not exactly sure but that doesn't seem to matter to Roda. 

Some owners may already have had experience of this, but others may not be aware of the problem (we found out because it always seems to rain when we visit).   If anyone is within their snagging period and thinks this may be a factor for them, I would suggest you get it sorted asap because you'll have a real battle on your hands after that time.

Totally sympathise with you.  We are in the same position although so far have no damage to our balcony.  It's a ludicrous design though which means we get soaked when the apartment above cleans their balcony and then just to add insult to injury the people below came up to complain about the water running off our balcony, even although our outlet lands on the grass and not their patio!

Other owners both above and below, please note the situation and try to be considerate with us when it comes to cleaning! (obviously rain we can do nothing about!)

Thanks for your reply.  Fortunately our neighbours above are aware of our problem and we haven't had any complaints from those below, even though the outlet falls directly onto their patio.  Not sure what the people below you expect you to do to stop the water falling on their grass though??  It's the rainfall that is the real problem for us, because when it rains in Spain, IT REALLY RAINS and we have seen our balcony  under inches of water.   As you say, a ludicrous design!
