Can anyone who has completed recently (especially Phase 2) advise what the Notary and Land Registry costs were, as the solicitors can only tell me that they can't specifiy the exact cost as it is "variable" and they won't know until we complete.

Has anyone completed recently that can advise what they paid for these charges?
I have been making enquiries about mortgages and have been informed by one company of additional fees that I was unaware of. They said as an estimate I need to will pay around 1825€ for a mortgage deed and around 3000€ for the purchase deed. Can anyone throw any light on these charges - are they required and are these likely figures?

Hi Allan,
The Notary and Registry fees are very much dependent on the purchase price and mortgage amount. These fees are definately applicable to both and are approximate until post completion. As a guideline, notary 0.4% of purchase price and 0.3% of mortgage and registry 30% of each. The amounts you have been quoted, if they are purely notary and registry estimates would be relevant to a purchase price in excess of 400,000 euros and a mortgage in excess of 280,000 euros.

HELP we have been quoted 17,000 euros, an extra cost for land registry, life insurance and home insurance 5 years payable in advance is this possibly right???

Hi Yvonne,
This does not sound right, is the 17k purely for the 3 things mentioned or are they just included in this figure? Are you taking a mortgage and dealing direct with a bank? Are you using a lawyer and have they provided a break down of costs? I know many banks insist you take their insurance products but I do not know any that require payments 5 years in advance! Even assuming an expensive policy coupled with registry fees it would not come near this figure. The registry figure depends on the purchase price and the mortgage amount and a guideline you can see in my previous post.
