Please remember I am only saying I didnt particularly want theme park across the road from Condado not that I dont think a theme park would be good for our resort- just not literally on the doorstep. I doubt Paramount will canvass opinion anyway!

I understand what you are saying Darren but that doesnt explain why Paramount are surveying Murcia.

Jack N' designed CDA course, so whether JN likes what's going on with PW or not he can not remove his name from our course or his companies name from the rest of the PW courses. It is a fact tha JN designed our course no matter what happens the fact remains.

As for Paramount - yes please anywhere within an hour. (their fireworks are huge and can be seen for miles)

I assume it is a rumour that Jack wishes to remove his name in connection to Polaris. Where has this info come from?

I am sure he did not go into the venture based around the Nicklaus trail out of the goodness of his heart. Polaris no doubt parted with mucho dinero to Jack for his image rights.

It is unfair to say Jack is jumping ship on hearsay.

I think the info about JN has come from the Simply Networking 'unofficial' view highlighted earlier on the thread:

"A private consortium is apparently poised to take over all the golf courses which are on COMPLETED urbanizations, which have a hotel already in place. This is believed to be the La Torre and Mar Menor Resort complexes. What the fate of the others will be is as yet unclear.

Jack Nicklaus is said to be deeply unhappy with the events which have unfolded over the last 2 months and is said to have requested that his name be removed from any publicity associated with these golf courses as he does not wish his own reputation to be tarnished." ( Simply Networking)

But as has been said earlier in the thread this information is not accredited to any specific person so is just part of the general infomation collated by Simply Networking- we'll have to wait and see wait the official position is. Neither of Simply Networking articles are particularly hopeful about PW's position.

But on a positive note if the Paramount rumour is correct on this occasion we think a new theme park in the area would be good news for CDA, maybe allowing for expansion..

As there's already supposed to be a Chinese theme park being built near Lorca that may also bring a boost to CdA. I cant see all this recent infrastructure being put in place if the authorities didnt have big plans for the region- I know the credit crunch will have affected everything but we can hope.

Daniels,

Don't bank on it. I am going to flip this particular conversation back over to the Condado signature course thread with why I think why.

Probably no connection to the rest of the thread on this site but just to say that we got back late yesterday

Everyone we spoke to durng our stay , Spanish, English Swidish etc still feel very positive about Condado.

We are happy we chose this site rather than any other Polaris site.

We never expected the Town centre or the two remaining golf courses to be completed yet as we were advised that they were long telm projects

Sorry folks But  we felt that everything still looks great. The plants etc look very healthy to me. So no complaints

As they say Rome wasnt built in a day. & I cannot imagine for one moment that Polaris ever hought that there was to be yet another resession when they started their plans for Condado.

So stop the negativity that always seems to rear its ugly head every week. What will be will be

At 62  years I know that  getting your self into a tizz or  moaning  & groaning does not help other than to possibly give you ulcers. &does not achieve anything

We dont have much money & what we have we do not throw away   But  stll have  no regrets. Cant wait to get back

ok buys and girls - if this comes off 'we're in the money, we're in the money' (but bang goes the peace and quiet !

from simply networking

The Cross of Culture could raise a phoenix from the ashes of Polaris

Condado de Alhama II offered to Paramount Investors as theme park location

The Cross of Culture could raise a phoenix from the ashes of PolarisIt's amazing how the playing field can change.

Polaris World are knocking on the door of bankruptcy.

Just days before the deadline which will propel them into a formalized insolvency process, Pedro Cruz, Minister of Culture for the Region of Murcia, a man with a vision who wants to really put Murcia on the map and whose name ironically translates as Cross, comes back from the deserts of Dubai with the news that a team from the American Giant Paramount are coming to the region to carry out viability studies for a project to build the rival to Disneyworld Paris here in the Region of Murcia.

Suddenly, property that is a dead dodo could, just could, be worth a fortune.

The Condado at Alhama, 3000 houses constructed out of  a possible 30,000, planning permissions intact, power, intact, water supplies ,intact, services , intact. But no more money to finish the development and the developer offering property at 50% discount in a desperate bid to stay afloat, and still no-one's buying.

To clear off their debts, they've given the ownership of what would have become Condado II to the banks, as well as the unsold properties on Condado I,  and are still haggling, no formal agreement announced yet as they still argue and fight, carving up the Polaris Empire to clear their debts.

It's complicated.

The management want to say they've maintained their identity, but the reality is that whatever the announcement , when it finally comes, they've carved it up into little pieces, with many different people owning a piece of what used to be the Polaris pie.

And can you imagine the desperation they must be feeling now, watching what's unfolding around them, which, had it happened 6 months ago, would have made them the most important company in the region of Murcia.

What's happened now is that the cross of culture has blazed a trail across the sky, and built a bridge across the oceans to America, a bridge that could have saved Polaris World from falling into the abyss.

"If the man from the big apple says yes," this region will be able to create 20,000 jobs, expect an additional 3 million tourists a year and property prices in this region will rocket.

Those houses that Polaris are having to give away now, will be worth a fortune.

And the land they've been forced to give to the banks will be priceless.

But is it going to happen, and if so, where????

This week, councils, banks, businesses and politicians have been flocking to offer their support for this project, all desperate to get in on the action and make it happen.

And every municipality wants it to happen to them.

The reality of big projects like these is that Paramount knows how badly we want them, and these big boys play tough to get, the location has to be right for them, and so does the deal. If this region wants the project there's a lot of boardroom wheeling and dealing to be done, promises made and concessions made, one of which will undoubtedly be the ceding of the land by the region, land worth millions, as a nice little carrot to bring the donkey into the stable.

And here, in the south of Murcia, we've got a King Carrot, a rather attractive parcel of land which the new owners have offered to the American Giant for the construction of their new theme park.

It's called Condado de Alhama II.

It comprises 6 million square metres and has already been given the status of urbanisable land and incorporated into the Plan Parcial.

And the people who own it are the banks to whom it was given by Polaris World in the negotiations which wiped a billion euros of indebtedness off their books last autumn, the consortium IRM, Iniciativa Resort Mediterraneo owned by Caja Mediterraneo, Cajamurcia, CajaMadrid, Banco Popular and Banco de Valencia.

It's ideally located within the triangle of new motorways, right next to the new airport and the new high speed train link and fortunately comes under the administration of a very sensible council.

Can you imagine how Polaris management must be feeling right now, with the possibility that this project could happen here, and make the property they're being forced to give away for nothing so valuable.

And why the negotiations must be so difficult to conclude when all parties know that this one decision will make a dead donkey into a Grand National Champion, and if only they had a crystal ball they could make millions out of buying now, investing now, or not giving it all away now.

If you had a million euros to invest right now , would you take the gamble and pick up those properties at half price, or indeed, any of the other bargain properties going begging in Murcia right now, with the possibility that this could actually happen?

Decisions, decisions

This would be unbelievable if it came to fruition.

It appears to be opinion though, with little fact.

Should be an interesting few months.  Paramount won't hang around with feasibility studies.  Should be a quick decision.  Infrastructure is already in place, just need to add the frilly bits around the edges.

The article has some hopeful points though its not linked to anyone specific supplying information.

Over the last 20 odds months I havent heard the term Condado de Alhama ll - where was that to be? Is it where the golf courses should have gone on our resort (may still be going) or elsewhere?

This is a quote from that article but I'm not sure where it is referring to, as next to the new airport could be 25 minutes away:

"It's ideally located within the triangle of new motorways, right next to the new airport and the new high speed train link and fortunately comes under the administration of a very sensible council."

Polaris applied for the Planning permission for Condado de Alhama II towards the end of last year. They had to as the time

period for the extra houses to be built was coming to an end. The position of CDA II is directly behind Phase I .

Looks like Polaris have reached agreement with the banks. http://www.polarisworld.info/update.php

On the Paramount possibility I think we are talking a vastly different proposition to Terra Mitica near Benidorm. (which Paramount no longer own). The article in La Verdad suggests film studios hence more akin to the Hollywood theme parks. However I've heard that Paramount are looking for  €3bn to assist in such a venture so let's not get too excited. Still, if they want to do it then no better place in Europe and the land marked for Alhama courses II and III would be perfect.

babel fish translation - for what it's worth - no mention of Paramount

The agreement of the companies Polaris World with the banks and their creditors “practically is closed” and pending of the company/signature in the next days, according to pointed yesterday a spokesman of the Murcian promoter, who is leader in the market of the residential tourism. It aimed that they lack flecos to negotiate and that the contest of creditors will be avoided, that is the objective that marked this company when it communicated in December to the Court of Mercantile number of two Murcia the present state of insolvency of fifteen of his mercantile societies. The process of valuation of assets has been realised of an exhaustive form in these months to do against a debt considered in about 83 million Euros. Polaris World had a term of three months to reach an agreement, which overcomes the 29 of this month, since the court gave to course to the communication three days before the past year end. Polaris will do against the debt with the assets that still it owns with his park of houses, hotels and distributed golf courses in resorts constructed in the municipalities of Tower Pacheco, Murcia and Alhama. Resource of the law The people in charge of the company, whose majority shareholder is Pedro the Garci'as Meroño, made the decision to enter the precompeting phase to control their financial situation and to avoid the contest of creditors, intention who communicated from the first moment, as well as their will to maintain the jobs, that add about 700. The banks and boxes with which there are been negotiating expressed from the first moment their desire for reaching an agreement. In these months, the people in charge of Polaris have preferred to keep silence on the conversations. The communication directed to the Court of the Mercantile thing will be filed at the moment at which the agreement is signed. The company used this route of article 5,3 of the Competing Law to avoid that some of the creditors forced the contest. It is a measurement to give three months him of oxygen to the companies with solution problems. To lower plus the prices The situation of this company, and the rest of the sector, can improve in the next months in the same measurement in which it makes the market real estate, that is beginning to give symptoms of one slight recovery. In this sense, sources of the savings banks of the Region consulted by this newspaper indicated yesterday that movement in the United Kingdom and Germany is noticing, of where comes the majority from foreign buyers of second residences. At its time of maximum apogee, Polaris World shuffled a study according to which 10,000 annual houses of all type in the Region were sold. That situation lasted few years, until parón took place that has dragged to almost the totality of real estate companies. Indeed the situation which it has been led Polaris obeys to the cooling of the market and the lack of buyers, which caused that it remained with a high number of houses without selling, aside from which transferred to the banks and boxes in the middle of the year last with payments in species, in order to most of adjust his debt, that was shuffled then in about 1,000 million Euros. The propietary futures are hoping to that the prices touch bottom. Like example, the English buyers and investors follow interested in adquirirr residential houses in the Region of Murcia, it demonstrates as it the fact that there are real estate agents who continue organizing trips to attract clients and who know the supplies that exist. These sources aim that they continue themselves selling houses, although the future owners trust that the prices descend still more.
