Hi all, just wondering if anybody else is having problems with damp patches in their apartment, especially around the front door area to the inside walls, we had them painted over by the developer once but that didn`t solve the problem , they say it is water coming under the front door during bad weather as our front door is exposed to the elements rather than be under under cover.We don`t feel that this is the problem, is anybody having the same problem

Hello there , its Margaret & Liam , we had the same problem about eighteen months ago , and when we brought it to the attention of the Keymare Manager , he came back with us to the apartment , he then loosened a screw that was on the bottom of the door which lowered what looked for want of a better word a rubber buffer , that was there all along and needed to be lowered , even during the storm last year we were there and our place stayed dry . I know exactly what patches you are talking about , this was the reason we went to Keymare in the first place , hopefully this is all you need to do , Needless to say we felt like right fools !!

Hi Liam, we have already lowered the buffers , when we noticed the problem the first time, but we don`t think it is water coming under the door , we feel that it is being absorbed throught the plinth from the outside and soaking up the walls on the inside.We have been at the apartment on many occasions when it has been raining and never had any water come under the door, looks like we will have to get a specialist in for a look and give us their opinion

i dont like the sound of this , we fly over on the 19th March for a week , and we havnt been back since end of September , so it will be interestsing to see if our patches are back , if it is we too will have to check into it , let us know how you get on , best of luck !!

Hi Liam, hope everything is ok but if it isn`t don`t hold your breath on getting it sorted quicky, developer refusing to do anything at moment as they don`t feel it is their fault.Were not over till june but we have a key holder who is checking the aparment for us, the patches haven`t got any worse since december but they haven`t dried out either, looks like we may have to get a professional in, hope you have a lovely visit in march

Hi All
not yet a resident but will be in the next few weeks. Were over last week to view our apartment, first viewing since Oct 09 & damp patches x 2 by front door & progressed down to kitchen door frame too. The front door, like many on the development is partially exposed & not built to repel rain/damp. Have asked KM to rectify this & other issues before we complete. No reply yet but will keep you informed.

Hi all, this problem seems to common across the complex. We also had a problem with a damp patch inside the front door this time last year, the plinth was lowered and this seemed to sort that problem.
We then noticed dark, black patches on the wood surround at the floor of kitchen entrance and lesser marks on shower room. We notified KM about this last Nov, and to date nobody has had a look at this problem. We have been told the issue is still open on the computer, but when we will get someone to have a look and rectify the problem I do not know.
We will be out for a few days the end of March so might have to sit in KMs office until we get an answer.

Hi all,
We also have a similar problem to Tricia, although not quite as bad. We have some worrying cracks aswell. KM came out to look and were supposed to send us a report on their findings last september. We are still waiting!

Hi All, don`t want to put a dampner on things but received email today from Keymare regarding our problem with the damp patches, they are refusing to repair as they feel it isn`t their fault and if I want to persist with the matter then to contact their lawyers, as sombody else on the forum said, they`ve had your money now get on with it yourself, hope anybody else with the same problem has more luck than we did

The problem with your apartment appears to be moisture.When you leave your apartment leave all your doors open,and if possible a window a little bit.The inside door and frams are made out of compressed paper and would take very little to damage them because of the micro climate in the area.The outside plinth is too high to the underside of your door frame,to lower the (rubber buffer) is only a sticking plaster solution this alone will not solve everones problem.Good luck to you as regards siting on km we have waited nearly 2 years to fix our air-con,and today after 5 previous attempts they have told us it has been repaired AGAIN.If like us all fails ask to see the complaints book,and tell them that you are in the process of consulting your lawyear and are going to denounce them,once we said that 3 weeks ago the air-con seems to be repaired.but then again we are not out to may so only time will tell.

Hi Paul and Carol, and thanks for that. We do leave doors open and a window slightly open also, but it dosnt seem to be making any difference. We out again as I said on 28th so will see has it got any worse.
Will take your advise and ask to see the complaints book, and tell them we are contacting our solicitor.
I do hope your air con is repaired, couldnt do with out it during the Summer months.

Just picked up on your comments re. your air-con. Do you know exactly what the problem is? I had no a/c for quite a while including a Xmas visit. Told KM that I would go directly to the a/c company (details are in the owners manual) and then pursue them, legally if necessary, for the charges. The engineer from the same company eventually turned up and sorted the problem out. The frustrating thing is that the problem was easily resolved, they were there for only 30 mins or so and had I known I could have got the thing sorted much sooner myself for 50-80 euro, at least thats what I was told!
I'm sure your anxious to find out if KM has repaired the a/c so in the meantime you could try Jose to see if he would check it out for you.

Hi Gerrys,
Marcus vickers told us what our problem was and to fix it he would do 1 for 150€ and 2 for €225 (i think),but km said it was a totaly different problem,so when we go back over in may we are most likely going to have to ring marcus to sort it out,and then pursue km through the court if that is what it takes.

Could be an expensive option but I take from your comments it is a problem with the a/c units inside and not the unit outside? With me it was the latter. Maybe when you get out in May KM will have completed the repairs - sometimes they can surprise! I had a KM carpenter call last Xmas eve having given up on them resolving the issue many months previously!!!!

This is the first time I have logged onto the community forum.
We have had the same problem with the damp and in particular the staining to the woodwork around the doors. KM have replaced the woodwork twice. We have also had the damage to the walls around the front door. My keyholder Marcus Vickers has also sent me photographs showing several minor cracks around the property. I have raised this with KM but it is getting increasingly more difficult to get them to carry out the repair works.
Thanks for the infomation reagrding adjusting the front door. Will look at this when I get out there in May.

Hi Mark, welcome to the forum.
Good to hear that KM did something with your door frames, but how come they had to do it twice? Did you have the same problem after they replaced them? At this stage I have sent 20 emails to KM and am being told it is still open, but dont think anybody has been into apartment even to have a look.
I think I will have to start sending emails every day, and sit in the office for the few days we are out at the end of the month to get somebody to have a look at our door frames.

Shortly after I got the keys for the apartment there was a leak which floofed the property. I was not in SPain at the time. The cause of the leak was found and repaired. KM took responsibility and replaced the woodwork and decorated.where required. However the staining to the woodwork came back and KM advised that they not left the apartment to dry out enough before carrrying out the repairs. Hence the reason why they did the work twice.
I was advised by KM that the staining to the woodwork has been an issue. When I was over last September I noted repair works being carried out to a couple of the ground floor apartments.
The cracks are of concern and I will keep onto KM. There was a large crack to the floor tiles on my side terrace (adjacent to steps leading from car park to paddle court). They were quick to fix this but their quick repsonse was probably due to the fact that the crack was visible to anyone using the steps.
Hope that you get your repairs carried out.

Hi all, we have had to have an independant damp proof company do a survey at our property to see what is happening and their report confirms what we thought that there is poor damp coursing internally thus water is being absorbed through from the outside and rising up the internal walls, we now have to pursue this matter with Keymare as this does come under the builders guarantee and they should repair it, but i`m not holding my breath as they don`t get things done very quickly and as the problem is getting worse, will probably have to fight tooth and nail with them first.

Hi all , just back from a week on Veranda , weather was very much a mixed bag , and i even had to buy a brolly !! , when we arrived we were shocked to see how far up the damp has risen on the two walls to the right and left of our front door , while we were there we made a few legal enquiries and were told the problem is indeed covered under the ten year builder guarantee. One of the Keymare people was on site , our neighbours were also there , so the lads brought him over to see the damage in both apartments , needless to say he tried to tell us that it was caused by water coming under the door and WE should put a new rubber out the front of the door , or better again we should put up a Screen?? , but having said that , he did also mention that there would be an architect arriving to have a look at the walls , so obviously we are one of many , he did say they would be back later but unfortunatly we were heading home , so i have no idea if he arrived at all .

Just to let you know KM had replaced our door surround into the kitchen when we arrived last Sun. But they damaged the grouting to the tiles in the kitchen during the process. So we had to go to the office and report this matter, now it will be a wait and see game again.

PS I did got a copy of the new complaint sheet while I was in the office. Because sometimes these sheets can get misplaced!!
