Hi
For the short time the gym was available I suggest it fitted nicely into the 'style' of the resort we are looking for.
Could we not contact whoever ran the gym previously for a requote. The pricing wasnt bad except for a daily rate being missing.
I know a gym is not everyones cup of tea but it fits in with the sports facility theme (squash/raquet ball/tennis). We could maybe fill half the gym with 'kit' and the other half with matting for classes thus keeping the equipment costs down.
I really do think a gym would enhance the resort for residents, part time visitors and renters alike.

BUT FOR PW,
cant see them allowing us to apply for a licence without puting up objections to Alhama Council and they will certainly have more say in the matter than we will. Sorry to burst the bubble.

Can see what you are saying maybe if they object we can start with a tapas/coffee shop and progress from there, anyway Polaris might not be held in that great esteem as they have helped the unemployment figures stay high in the region!!!!
I think it would really take off when shampers and golfin jim get behind the counter in their mankini's.......... although on second thoughts..... mmmm...... lol

Just been reading all the days events regarding the sports area/manzano.
Great idea Phil - we think it's a fantastic idea and wouldn't mind paying a bit extra on the community fees to open it up again.
Being on jardin 5, we used it quite a lot during the summer last year and on many occasions we had to sit inside because all the seats were taken outside, despite Herbert being in charge. Many of the people using it were using it for food and snacks. The meals weren't bad if you could get Herbert to agree to serve you one.
Even the tennis courts were booked up during the day - we used to have to send our sons to book a slot. Remember these were the times when they were available at a reasonable price (3€/hour) and the resort was only about half as full as it is now.
We have a great community out there and having somewhere to meet up, where you can actually hold a conversation without shouting above the music.
If the community were paying then you would use the facilities more than the Clover knowing the profits were being put back into the community and helping to reduce the fees.
Just watching the "One show" on BBC1 and funnily enough they're talking about a community running a pub. Strange..... If they can do it in a small village I'm sure we could get something going. Bank lease costs permitting.

Phil can probably answer this one - how many, community-fee paying properties are there on CDA at the moment? I would probably pay around 5 euros per month on top of my community fee to a proper management company (suggested by Milenium??) to run the sports area and to reopen the Manzano bar (with more appropriate soft furnishings - as opposed to the previous surgery theme!). I don't really use sports facilities but would happily wander to the bar. Of course, I do appreciate that my friends/renters may use the sports stuff when visiting. Surely we can't say fairer than that? We are PAYING an organisation to take over the place and let them keep the dosh they make if they get it right!!!

My initial thoughts are for it to be run by the community, for the community, with all the profits going to the communty. The sports facilities could be either free to owners or at a minimal cost, after all we would be paying for them in the fees. Any profit from the cafe/bar/,hire of hall etc etc would be used to off set the costs the following year or to improve the facilities. getting in an external company and letting them run it indepentantly would not give maximum benefit to the community, not even sure that the banks would allow us to sub-let?
Anyway, early days. ALL the options will be looked at and presentented when we have looked into this deeper.

I know that's not what you said but, personally, and with 20 years of senior hospitality management under my belt, I know how hard this game is at the best of times so can't see how a volunteer rota could ever deliver a quality product. It may be fine for a local social club if all you want is a game of darts, a couple of pool tables and - in the words of one of our more controversial EOS members - a bingo night, then fine. If, however, we want well-run, sumptuous, quality products then I, for one, will happily chip in an additonal sum every month to cover this. I look at the nice surroundings in Mar Menor and La Torre and just wish we had the same..........................

This is a great idea Phil. It wouln't be straightforward or easy but you only have to read these comments (just from today) to see how much enthusiasm there is for this.

Arlene - I'm with you in terms of keeping things to a high quality...I'm not overly keen on a community area if it descends into crap ie car boot sales etc to use up the space. I think there is a reasonable balance between Phil's original proposal and getting the right calibre of people to run it on the community behalf (eg a good bar/facility manager) and to getting to a quality product...great if support staff/bar rota are made up of owners etc..as long as the captain of the ship is allowed to manage it properly....otherwise t'll end up like the charity shop on that Mary Portas show!
Another thought....keep the gym area as now (maybe partition a room there for aerobics/bikes etc) and you could potentially split the existing bar area into two - one smaller area for community requirements and a larger area for bar (less overhead of running bar) and it will appear busier with fewer people. I was in the Clover last night and there were 8 of us (including the 2 bar staff)...so we need to be thinking about how quiet this place can be out of key weeks/season ...
One thing to consider is that the 3 euro charge last summer worked really well because it meant people stuck to the hour and the facilities had a reasonable churn of people...a small charge encourages fair usage and not "hogging" of them!

Re the bar - if we had a say in who was running it we could ensure that due consideration is given tp any 'community' use unlike currently in the clover where I understand when the golfers asked for the music down wjilst they did the presentations they bloody minded staff allegedly turned it up.
Re Jackie being out at CDA this weekend cant anyone wind her up to face off with the flopsies it would be worth watching and i know who my money would be on!!

In the greater scheme of things it will be far better to get the sports zone open in one format or another, even if not everyone is in agreeement to the final decision because if we dont we have only the real prospect of the area becoming an eyesore. That alone would be a persuader to us to make a contribution and then to use it, whether that means just using the coffee shop or using the courts etc.

Excellent idea, If the lease is reasonable it could turn out to be a good income source, as I'm sure more people would use it than the Clover, if the prices were more realistic. One thing that would be really useful would be areas for the kids to use, pool tables air hockey etc, even internet cafe,this would bring in a steady revenue, loads of ideas to think about.
