I am just about to complete on my property at corvera but am still concerned about the lack of a club house. I noticed in someones post that Corvera require 500 completions for the club house to go ahead. Is this so? and if so does anyone know how many completions there is so far.

I am not sure where this magical figure of 500 has come from as I was advised by corvera in June there was no number of completers to trigger the clubhouse.
The said that there were not enough people living on and using the site to justify the running costs for the clubhouse.
I wrote to them last week asking for an update on the clubhouse and have not recieved a reply. I think this speaks volumes.
This is unacceptable for all those who have completed in time. I would be asking them for something in writing as a condition for completion.

I have asked my lawyer for a clause to be put into the contract stating that if the clubhouse is not completed by May 2011 that they would purchase the property back at the price i paid. But as of now Corvera have not replied.

not sure if this is relevent to your clubhouse , but we were due to complete on phase 4 of roda and have been trying for over 12 months to get a commitment from calidona prior to completing regarding completion of facalaties , so far they have not answered any emails or faxes or bureau faxes from our lawyers and refuse to discuss the issues on the phone or even going into customer services office ar roda . hope you people have more luck than we are having !

The latest news that I have heard is that they are ghoing to the banks for funding again in September
There was also an option being discussed to open a single floor in the existing building
Even though I now have a place onsite it is still difficult to get a straight answer

We were out there last week and spoke to Esther ourselves, she explained that for them its a no brainer to build but becuase some people haven't completed and they're having to pay those community fees too as well as maintain a golf club that isn't yet open to others, they need to lend the money, but the banks are being cautious and are the reason for the current delay, but that they're meeting again, as Roys says, in September and hope to have a compelling enough story put together to persuade the banks to lend them the money they need to build it. In normal climates, they have enough cash at a critical point to build a clubhouse, but its slower here because of the situation, so they're hopeful the bank will bridge the gap. The bank have a vested interest to go ahead with this, given the number of developer mortgages grant on the site that haven't yet been taken up or property completed. Other facilities seem to all be in place now so I think we just have to be patient, if they get the funding it could be really quick. But you won't regret completing, we were nervous but are so pleased we did now, am much happier swimming in our pool and barbequing on our balcony than dealing with those stressful solicitor interactions!
I must say that so many more have completed since we did in May and the site was much busier on site this time we went. The bins are all full for the first time which is a good sign..lots of boxes and furniture vans delivering regularly. In our area about 30% of the occupants seem to have completed and are active, but some zones look quieter. My guess is that about half of the built properties are now complete.

Sorry Karen, but how can you say "other facilities all seem to be in place now"??? According to the marketing material I received the development is still missing a commercial centre, medical centre, restaurant, bar, 5* hotel with indoor pool, outdoor pool, spa, gym, etc. etc. etc. The clubhouse is vital but is only part of the story. That is why people are not completing.

Hi, I have to agree with the last comments from diffi, it appears that most owners are making the best of "it", and I don't blame them, if I have parted with a 1/4 of a miilion plus I would be trying to "see the positives" and "big up" the resort. Trouble is it is not a resort. The place has been ruined by the poor business plan that the developer has in place. They either never had the proper funds in place to begin with and were using the money coming in to fund the facilities. That worked alright in the good times when peoples property was rocketing in value, they were open to a little delay as they could see their investments working, not perfect but ok.
Now there investment has halved in value and the facilites are missing people are not happy sinking their lifr savings into a project that is at best "half baked". We all bought into a 5 star development, many buyers had traipsed all over Spain and the rest of Europe looking fo rthe "right" place to buy. They found it in the location and promised resort of Corvera golf. That promise has been well and truly broken.
I quote below from the Corvera sales brochure.
"Calidona is committed to making sure that you finally live your dream. Corvera Golf & Country club is the second biggest real estate project of this kind in the region of Murcia, after the seccessful experience of Roda Golf & Beach resort.
And, Calidona shall of course guarantee a safe investment from day one, the momentyou buy your house, you shall have at hand a team of professional staff, ready to work to assure you have everything as you desire it"
I dont have "what I desire" which is, all the facilities promised and in a reasonable timescale or my money back. I dont think it an unreasonable request. They made the promised statement, not me and they have not delivered. Simple.

Well said. I admire those who have completed in the hope that eventually the 'resort' will be finished as promised but i think the majority of us have seen thru the Corvera lies and broken promises and want nothing more to do with them.
Sad yes but there is no way i shall be giving them anymore of my hard earned and will pursue a refund of my deposit thru the courts for as long as is necessary and at whatever cost. It is as much about principle now as about money. No offence to anyone who has completed i wish you all well.

Did anybody ever find out which came first, 'chicken or egg'?
I'm certain that Calidona did their homework on their business plan before starting either Roda or Corvera but as has been said they should either have had 300million euros in the bank prior to starting the project at Corvera or at least have seen the worldwide recession coming back in 2004. Blimey, how short sighted were they?
Back to the clubhouse I was re-assured last week that it was at the top of the agenda for September consultations.

Worldwide recession or not, They took a calculated risk with our money, it didnt pan out for them but its us who are having to either pay way over the odds for a failed project or take legal action to recover our money.
Had they any common decancy, they would have started construction on several of the main planks fo their promised facilities so that they were showing their customers that they had every intention of competing the rest of the works. But no they chose instead to build all of the 1st few phases and leave all the common use structures. THEY SAT ON OUR DEPOSITS FOR 3 YEARS BEFORE THEY LAID A BRICK, GETTING 6%, BEFORE CREDIT CRUNCH.
Why, cos they were not getting paid once they were built. There was no customer at the end to sign for it, just a bit of shop unit rent and a few restaurant covers. Not like wacking up 1000 apts and then holding your hand out. No, they had money to build all them but nothing left to build "the resorts heart". wake up and smell the coffee.
We are the victims.
There is no chicken or egg, but trust and mistrust. We trusted them, they have not delivered. There is no country club!! and just an artist's impression of a clubhouse and a converted sales office for a stable doesn't make it one either.

"i,m sure calidona did there homework on there business plan before starting either roda or corvera " can i respecfully point out that roda is still not complete with no sign of completion in sight !! some business plan ! dont be fooled by false promises look coldly at the track record of the developer , the fact is they have never delivered a completed resort in the history of the company , the thought that some people hold onto " well they are not as bad as some " is imho simply ludicrus all people want is what they paid for is that so wrong ? it is worth bearing in mind when you are being told they are" talking to the banks in september" that as far as roda is concerned they are ( or were at nov 09) an extremely cash rich company , would you not have thought that if they had faith in ther product that they would simply do an inter company loan even if only to complete the clubhouse ? afterall they have no need to involve the bank .
just a thought but maybe the more people that transfer from the later phases to the earlier ones will allow calidona to mothball the resort earlier and not complete the facalaties as they have done at roda , afterall what incentive have they got to carry on building they cannot sell the units so no more income stream .
