Hi
Last time we were over, the sport zone was not in use and obviously the gym and cafe was closed. I was aware there were some 'talks' between the presidents and the other powers that be to see if they could be reopened or used for community purposes.
Any news on this?

Think the last news on these threads was that the Presidents were strugglling to get an appointment with the Banks to further the discussions- probably because of the Banks being involved in meetings etc regarding the Paramount project. Lets hope the recent news will mean some time can now be freed up.

I saw people using one of the tennis courts on Friday. I guess they were able to get access from security?

The presidents tried hard last summer/Autumn to open the sports bar and gym even finding a local firm to run the bar but it was then discovered that firstly polaris had never gained a licence and secondly that polaris have a buy back option on the building lasting another 3 years. Without a guaranteed long term lease at the moment it is not a viable option.
The facilities are currently unlocked and useable. Hopefully they will remain in good working order and useable.

So how was the gym set up by the previous occupant if no licence was granted and who made the place available for them to rent ? so by long term do they mean they need more than 3 years ? could a licence be optained ? only asking.

The gym was run by Polaris under one of their other companies until the time they were under the threat of Bankruptcy- I asked about this when it first closed down. It then closed down as did their others on other PW resorts.
In terms of licence I think Lesley was referring to Manzano's, which PW ran, it now seems, without a licence. If Pw have an option to take back the sports zone, which includes the bar, then even if the community took it over PW could step back in at any time in the 3 years.

There were threads about planning permission being applied for to Alhama council for a coffee shop and something else.
At the time we thought it was new clubhouse near the 1st tee and rumours said penthouse 7 would be used.
Then we thought it was for existing facilities which they forgot to apply for.
I thought it was the restaurant and Clover but it makes sense that it was the Manzano.

The recent licenses that Polaris applied for were for the clover and restaurant, the sports area still has no license.
As Jann says, Polaris could step in at any time in the next three years and buy back the sports zone. This makes it difficult for the community to lease it from the banks as there would be high start up costs to get the bar/gym up and going again. This would be wasted if polaris bought it back but we still haven't given up hope as the presidents are still trying to negotiate with the bank.
