I dont know who is going to the meeting and it looks like i cannot. However I thought it would be a good idea to start a thread to record any issues we have that need to be aired and hopefully whoever is going will read them and ensure they are raised.

I will collect the questions that I see on the threads and send them to Rosa in AEA a couple of days before the meeting. I want to ensure that they can answer as many as possible on the 2nd March.
I will ask about pool furniture - but I have concerns that it will add 100+ euros to our fees, that some furniture may find it way onto apartment terraces.
In my other community we discussed this, and you have to agree how they will be stored in windy weather, who will put them away and get them out, where will they be stored, cleaning, etc. In the end people who wanted a chair by the pool purchased very light and compact aluminium beach loungers for about 20 euros each. They are easy to manage and can be carried to the pool when needed.

Unfortunately we will be unable to attend on 2nd but second the questions raised by Steve in the other thread.
1. In particular the entrance - we were furnishing our apartment last summer and had great difficulty as delivery vans could not find the entrance and many drove away again! This caused both delay and hassle in explaining how to find us - not easy with limited Spanish! At least a sign should be erected signifying Duquesa Village.
2. Swimming Pools - the large pool should be accessible for at least six months of the year ie from April - September and during the remainder there should be at least one of the other pools which residents can use. Sun beds are badly needed and this would be a priority for this summer.
We very much look forward to the outcome of the meeting and hopefully some answers to the questions raised. We will be over for a week at Easter and am hoping things will have improved somewhat by then.

Good points! Didn't realise that there wasn't a sign at the moment. There should be at least a temporary sign, showing the name.
I agree about the pools - if lifeguards aren't required at the other pools in the development, they should be functional year round. And I think it should be a priority that at least one of the pools is functioning as soon as possible. People will be using their apartments over the easter break and, unless there is a problem with modifications, the pools should be filled.

Good points about the loungers and i personally dont mind buying my own. I think though there should by some umbrellas provided for shade as around the pool near block 10. I cannot imagine carrying a huge umbrella and stand down to the pool each time we go and then packing it up to carry back up the hill.

Unfortunately I too cannot make this meeting at such short notice.
We have just come back from Duquesa and there are several issues I would like to raise.
1. The river at the front of the complex, has turned into a dumping ground for the builders and gardeners. The rubbish down there is unbelievable and very unsightly. When is this going to cleaned up.
2. I completed in October and have started paying community charges. What am I getting at this moment in time?. My lift does not work, the gardens untouched, the pool closed, the communal areas outside my appartment ( Block 7) are full of dust, dirt and rubble.
3. The pool near block 12 have recently received the benefit several small flimsy wooden unbrellas fixed into the ground. These umbrellas are no good to man nor beast. If you are lucky you could shade a couple of children as long as they stand directly underneath.
At the moment the village is like a ghost town (apart from the builders) and I am really looking forward to seeing some other people move in.
At some stage in the future - when it is busier - it would be useful if there was a bus service to the village. Does anyone know if this is a possibility.
Apart from all that wingeing were really happy with our purchase and looking forward to the summer when hopefully the place wont look so much like a building site and we might be able to get into the pool!

A bus service is very unlikely. As far as I am aware a bus service has only just started (in the last year or so) from Castillo - Sabinillas - Manilva - Casares Beach and this is every 1 to 2 hours depending on the time of day.
For most urbanizations people rent or own cars, taxi or walk. Funding a bus service out of community fees would be a non-starter on a commercial basis and most people would have already arranged transport.
If you intend to spend most of your time in Duquesa Village, apart from trips to shops and eating out a few times and don't want to rent a car you will find taxi works out the cheapest.
My daughter stayed at my house in Manilva with friends 3 years ago for a couple of weeks. Using taxi to and from Malaga airport and walking down to Duquesa port and taking a taxi back each time they found it cheaper than car hire.

Yes, Andy, fully behind that. That would be great - if it's regarding the lifeguard, then surely try to hire one! Even if it's on a six month basis. I would think that all paid up members of the community would endorse that?

Yes no problem with that although i have posted somewhere else that I have spoken with Rosa from AEA who told me that the licence was initially declined because of the width of shoulder of the steps. ( which begs the question why was it passed for construction in the first place). The workmen have completed that task but another issue had arisen with the licensing authority which was delaying the openning. Not sure what that was so she couldnt say how long to fix but if it a lifequard is the reason then they should get on with it. Afterall its in the budget. I think we all have to remember that "they work for us", and that we are the ones that will give them th business. I, personally, think that they need to be pushed - we all know that permissions, certifications, licences, etc., need to be issued, but the fact that the front pool was in use for a while before it was closed and has now been dealt with, structurally, says just get the life-guard in!! I think it's time that they show "proof of the pudding" and let us see what the hell they are doing with our money!! I really wish we could be there!!

Hi, I would just like to say that we have been talking to AEA for the last 3 weeks trying to get the lifts working in block 10, all they keep saying is next week. We are arriving on Saturday with my Father in-law who is not very steady on his feet.
Unfortunately I haven't been able to get out of work commitments for Fridays meeting. But if those lifts aren't working when we get there, by Monday they will not know what has hit them, we currently have our solicitor looking into this to.

My name is Keith and unfortunately I cannot make the meeting on the 2nd.Would you please ask some questions on my behalf.
1. I believe we are paying as a community for a Life Guard, as the pool has not been open will we be getting a credit for this in 07 accounts or be reimbursed directly?
2.I have stayed with friends and family at DV in December and February, on both occasions the security guard has been in his car for what appears to be the whole shift.Again we are paying for security,He should be active in patrolling all the Phases that have been completed.With a log to prove that checks are being made.
3.Presumably security is being paid for on site by the Developer. Do we need to be paying for this service whilst the developement is still under construction?
4.I was staying at DV the weekend in December that the paddle tennis courts were washed away in a torrential downpour ! What garauntee will be given that this will not happen again.What changes have they made to the design to stop this happening again?
5.What rubbish collection facility's will be put in place? There are Three bins on the lower road below the pool, however these are in no way large enough to take the refuse that the complex will generate.They appear to be more for passing traffic than accomodation, they will stink and be health risk during the hotter months.
6.The keys to the apartment I purchased had only one remote for the garage.Would it be possible for one or two extra remotes to be supplied?

It seems that I have more questions than I initially thought ! I hope you don't mind asking them.
7.When will the complex be completely finished?
8.Where can I view the final plans for the complex? is there a web site perhaps?
9.When can we set a date for the AGM?
10. Has the budget been set for this year and when can I expect the next reduction in costs?
11.Can you email me your address so i can look you up in April or August and buy you a beer or two !!!
I'm sure some of these questions are duplications of other peoples queries,however it would great to get answers.In writing preferably !
With reference to the question of pool furniture I would be happy to supply my own for the reasons you have stated.

Depends upon a number of things...first or ground floor will determine balcony size and whether 2 or 1 garage spaces...mine is first floor with 2 spaces...it is 500 euros approx per q

Ours is ground floor, one parking space and is about the same. We've just been billed 351 Euros for the first quarter 2007, which we believe does not include January, as we completed on 6th February.
