My name is Keith and unfortunately I cannot make the meeting on the 2nd.Would you please ask some questions on my behalf.
 
Sorry did no see some posts until after meeting, see answers in CAPITALS.
 I HAD TO LEAVE MEETING AFTER 2.5 HOURS BUT I GAVE AND SENT ALL QUESTIONS I HAD AT THE TIME TO AEA.
 
1. I believe we are paying as a community for a Life Guard, as the pool has not been open will we be getting a credit for this in 07 accounts or be reimbursed directly?
 
PAYMENTS FOR LIFE GUARD PROBABLY NOT MADE YET ONLY A BUDGET ITEM SO FAR ------- NEVER ASSUME BECAUSE YOU SEE IT AS A BUDGET ITEM THAT ITS BEEN PAID OUT - ITS JUST A PROVISION OF FUNDS FOR THE ITEM
 
2.I have stayed with friends and family at DV in December and February, on both occasions the security guard has been in his car for what appears to be the whole shift.Again we are paying for security,He should be active in patrolling all the Phases that have been completed.With a log to prove that checks are being made.
 
LOGS ARE MADE WE WERE TOLD AND AEA TO INVESTIGATE AS MANY COMPLAINTS AT MEETING ABOUT SECURITY
 
3.Presumably security is being paid for on site by the Developer. Do we need to be paying for this service whilst the developement is still under construction?
 
SECURITY IS AT NIGHT FOR 8 HOURS
 
4.I was staying at DV the weekend in December that the paddle tennis courts were washed away in a torrential downpour ! What garauntee will be given that this will not happen again.What changes have they made to the design to stop this happening again? THEY ARE REBUILDING AND HOPEFULLY DRAINAGE WILL GO IN TO RECONSTRUCTION
 
5.What rubbish collection facility's will be put in place? There are Three bins on the lower road below the pool, however these are in no way large enough to take the refuse that the complex will generate.They appear to be more for passing traffic than accomodation, they will stink and be health risk during the hotter months.
 
DON’T KNOW BUT ASSUME ADDITIONAL BASURA WILL BE INSTALLED HIGHER UP THE SITE
 
6.The keys to the apartment I purchased had only one remote for the garage.Would it be possible for one or two extra remotes to be supplied? YOU CAN BUY THEM FROM AEA, I BOUGHT FROM FERRETERIA MORALES IN SABINILLAS AND PROGRAMED AS PER INCLUDED INSTRUCTIONS
 
7.When will the complex be completely finished? AEA WERE TOLD 2007 I THINK MID 2008
 
8.Where can I view the final plans for the complex? is there a web site perhaps?
 
ASK TO SEE THE PLAN IN DUQUESA GOLDEN MILE OFFICE
 
9.When can we set a date for the AGM? THEY ARE LOOKING FOR END APRIL FOR SOME FORM OF MEETING BUT THE PRESIDENT HAS TO CALL IT.
 
10. Has the budget been set for this year and when can I expect the next reduction in costs? BUDGET DETAILS WERE GIVEN OUT AT THE MEETING – PROCESS IS TO SET A BUDGET AND THEN EACH LOOK AT ACTUALS AND ADJUST AS NEEDED
 
11.Can you email me your address so i can look you up in April or August and buy you a beer or two !!! WILL DO
 
 
Hi, I would just like to say that we have been talking to AEA for the last 3 weeks trying to get the lifts working in block 10, all they keep saying is next week. We are arriving on Saturday with my Father in-law who is not very steady on his feet. 
THEY ARE LOOKING INTO LIFTS AND WHY NOT IN ACTION REASON WAS ORIGINALLY TELEPHONES NOT WORKING IN LIFT

Please try to assertain exactly what is still holding up the bottom pool opening, its been closed for six bl**dy months.
 
 Wish I could be at the meeting myself.  POOL WORK DONE SOME LICENSE WORK TO BE COMPLETED AND FENCE WORK AS PER ANDALUCIAN LAW, AS LARGE POOLS OVER 200SQ M HAVE TO FENCED OFF. THIS IS DEVELOPER LED AS ITS THEIR RESPONSIBILTY BUT AEA WILL PUSH
 
It had better be open for Easter.

Jeff...many thanks...did AEA give any indication about posting the minutes of the meeting on their web site in the DV section?  If you around next week perhaps we can meet for a drink and chat!!! or will you have returned to a very wet northwest???

In addition to Jeff's comments below I have just received this email from Rosa at AEA regarding the meeting last week

Dear Mr. Cox,
 
I sincerely lament that you were unable to attend the meeting, being very interested in the issued that were to be discussed.  Minutes of said meeting are not yet ready however I will briefly summarize main points that were dealt with.  Up-to-date information was giving re: accounts and community expenses.  It was explained that the developer pays the pertinent fees on each and everyone of the apartments that remain unsold and in their company name, thus they equally contribute towards community costs in the same manner as the rest of the owners. Concerning the security, basically no changes were made, however we have already acted upon the complaints made by the owners by contacting the company and manifesting these complaints.  We have also provided a list containing owners names and which apartment they own requesting them to approach any person within the complex and verify their identity.  We have also requested they be more proactive whilst patrolling complex and we should have daily reports sent to our main offices. We have requested the developer to inform us of any future plans for pedestrian access through the bottom of the development down towards Sabinillas (saves walking whole way around) and we expect their reply. Also we have requested them to tidy up main entrance, we understand that construction is not yet completed but they could ensure cleaning up say at the end of each week stop entrance looking shabby.
We have also requested developer purchases sun beds for the complex as the pool will be opened for the Easter holidays, plus shades.
The paddle courts are currently being repaired  as well as all the snagging items listed on the common areas.
 Dates for next meeting were discussed and suggested however this is subject to confirmation by actual President and therefore I will not venture to give a date until I have confirmation of the same.  We will post on community web site when this information is available.

Jan...sounds too good to be true...i have emailed her back to confirm that about the pool...pity not open next week..but i am trying to get over in late April when there 'might' be an AGM or something...but i am not holding my breath.

Hi,

Just to let you all know I have just returned today from Duquesa Village. The bottom pools appear to be open with signs saying something like “swim at own risk, owners/developer/AEA are not responsible”.  The other good thing is they have also fenced off the pool at the back of block ten and put the same signs up, but you would have a job to swim as it still has no water.  I asked at the AEA office and she said they hopefully would be getting the pool filled in the next few weeks.  I will try and get the photos I have taken loaded over the next couple of nights.

Hi one and all, so the bottom pools are open, shame the life guard is not in place, they have had enough time. There is no excuse for the middle pool not being filled/ready either as the midifications were done immediatly after the bottom pools.

I took a look at the drainage mods to the rear of the bottom paddle tennis courts when I was last out there. Basically the manhole between the golf course and the rear of the paddle tennis court drained out of the rear of the manhole into the ground rather than down clay pipe to the stream as is the case with the development on the other side of our valley. A massive drainage ditch filled with hard core and loose plastic pipes was constructed to divert the water. This would certainly not get past UK Building control as ultimatley the soil fines at the bottom of the trench will eventually get washed away regardless how big the drainage trench is. I would prefer to see a clay pipe connecting to the rear of the manhole especially considering the close proximity of the paddle tennis court. I am very pesimistic that there will not be future movement and although the structure is guaranteed for 20 years, having it rebuilt or resurfaced a second time will again cause disruption.

We still have no answer to the problem of soil washing through the main stone feature walls onto pavements paths and roads.

I was also alarmed that the main site road at the very top was excavated away right to the back of pavement, a drop of at least 3 stories (right hand pavement once you have turned into the village heading down the hill ) and left like that for at least 6 weeks. You could just see a 5mm gap opening up in the pavement structure dispite no traffice being allowed that side of the entrance road.

Thats enough about boring structral stuff for now . Think we need to find out who Falcons Structural Engineer is and maybe fly a letter off. More importantly is the contractor snagging their own work?? We need to know who is representing our interests. 

On another note.. Full copies of all the sites drawings and plans will beniit future DV running and future modifications if we are able to get hold of a set.

If we are going to have a meeting to finalise 06/07 accounts we need to set a date ASAP so people can get a chance to attend. I can give Building Surveyors perspective if required, any accountants out there that can assist with the figures??

 Thats enough of my ramblings for now, will get my waterwings and inflatable trunks packed, see you all for the Easter break assuming I survive heliboarding in Switzerland next week YEEEEE HAAAAAAAA :-)

Agree with everything you've said, Andy.

Really think we, as a community need to take hold as far as possible and at least maintain that AEA are doing what they are instructed to do!!
