Condado de Alhama forum threads

I am thinking of buying a property on condado and have been following various threads for a few months now. every thread seems to be of the either half full or half empty opinion. I'm driving up from malaga in couple of weeks to visit but would like some local background info:

i) how is the resort progressing (i'm not looking to make an investment, only a place to retire to and for the family to holiday)

ii) what are local (off site) facilities like? supermarkets, bars, restaurants etc

iii) nearest local viilage, are taxis available, cost etc

iv) is the golf good value?

vi) any regrets?

Generally I think  you are going to get a cup half full/cup half empty reply from across this forum. Because it depends why people bought and some people bought to set up and run a business and others as holiday apartments.

On the positive side many, many of us like what we have and are prepared to wait for further facilities. We accept that PW's 'vision' of the resort hasnt materialized and whilst thats disappointing see that markets forces have been against us and what we have      ' aint all bad.' In the end we have no half built properties hanging about, the golf course is finished and by all accounts is excellent despite there being no club house. We have a sports zone which technically isnt open as its now under the Banks domain but for now people access the courts- albeit as trespassers although there are move afoot to reopen it properly.

If you haven't visited before then you should as thats the only way to make such a big decision. There's plenty of off resort eateries and in season the restaurant on resort is open. We have a bar- The Clover, and a Supermarket. The golf is run by Olagolf. A few km down the road is the Camposol development which is a little maligned by some on the CdA resort but in the end has proven a lifeline to many. It has a few pubs, bowling and restaurants, shops and a main  supermarket and up to recently a DIY store. Taxi's there are not expensive according to my sons.

Puerto Mazarron is 10-15 minutes away and is looking great- harbour area is being refurbished and there are lots of new eating venues in the new marina. Local villages have excellent restaurants.

Cartagena is about 30 minutes away and is a beautiful town and harbour area. There a are plenty of good beaches within 20 minutes drive.

My husband plays golf on the resort when we are there and enjoys it as do our sons. Tournaments are run by Olagolf.

We like being there- would be there more,  work and family permitting.

People bought here for different reasons so you will get different thoughts, feelings, feedback.

Plus .....there is the real possibility of the Paramount Theme Park, 5km away which could  open 2015- so everything could majorily expand.

Would have to agree with Jan, the complex though is quiet but this has it advantages and the nearby villages are great and give a great sense of the real Spain in particular Alhama de Murcia and others. In general the resort is run well but like all investments you need to take a long term view. I think the new airport will add value and may be a game changer with Paramount but in order to get this complex really off the ground we need some progress on a club house which is key to the overall success of the golf course which is central. I’m pretty sure this will happen so I’m staying positive and happy with the investment. At the moment there is some real value out there so if you are keen I suggest focus on the location. Nearest to the town centre will add the greatest growth potential particularly if it is penthouse over looking the golf course!

Straight advice is if you're planning to spend thousands on a property on CdA then spend a full day on this website reading backwards on as many threads as you can, you'll soon work out the threads & 'posters'  to ignore.

The site will give you advice on everything, and you'll learn as much from 2008/2009 threads as that was when everyone was learning together, as you will from 2010/2011 threads when we all now have our opinion on both CdA and the local area.

For me, i'm glad i bought, i don't care if my place has fallen in value as i've bought it to use for 30 years then pass to my kids, and everytime i've been out i've enjoyed my time out there

If you can stretch to 136K Euros, the villa that newworld posted a link too seem like a cracking deal!

Plus its on a completed resort, with a clubhouse and in a less isolated resort. Try and see La Torre as well as Condado, Seem like a great deal to me!

If you cant stretch to 136k, have a look at this one on hrgr http://www.chersun.com/property-details.ASP?WCI=Particular&WCE=002151772 another bargain, but the villa on la torre is the best buy on a well run resort, with community fees on this villa of 140 euros  per month its all good.

Newworld, read the thread properly. The guy says in his 1st sentence I am thinking of buying on Condado. So stop taking the p.ss and advertising. If you want to advertise, go through the right channels.

I didn't pay 130 plus, not that its relevant, and in my opinion there are some great bargains on CDA.

Last time i looked, this was the CDA forum, not Rightmove

Well done, they're bound to buy now. Just desperate to join the happy community I'd think!

On a plus note CdA has got much to offer, many people are happy with their purchase and if Paramount comes the others will sell up or become happy because things improve. Its still a young resort, there loads of land available for further development and the local area is good- CdA still has 'real' Spain on the doorstep. If you're looking for tourist hotspot with bars, nightclubs, busy roads and noise day and night this isnt it.

Come and visit, but quite rightly go and see what there is available locally as its true it's a buyers market. Other PW resorts have other things to offer and are more established but they are not as near to Paramount Park as we will be.

Thinking of buying on Condado guys not La torra or anywhere else for that matter.

The more people that buy on Condado the better for us all so it should be encouraged not guided away to different resorts.

My view, not that it will count for much is go back to 6th May & read LOVE IT.

That is where the sensible people communicated with each other. Most  of us bought off plan & really do not have any regrets.

We are all aware that no mater where you buy the story is  very much the same &  Polaris did not build in the UK  My youngers son has just found that he is £30.000.00 in negative equity  for a new build apartment he bought 6 months here n the midlands with a very reputable builder. My advise .Just weigh up all of you options & then go with your gut feeling. We did & not for one moment have we ever regreted buying our great home in the sun

If 'Engno' is still reading, then Hamibabe is dead right. The vast majority of people who post on this site are decent sensible people who you would love to have as your neighbours. But like anywhere else there are a few idiots that pop up and just love to spoil things. Why, I have no idea, some of whom I believe don't have anything to do with CDA and many of their comments are designed to sabotage a 'dead cert winner' in the medium to long term.

Anybody thinking of buying property virtually anywhere in the western world right now will have to be very careful as there are many pitfalls ahead, but CDA has all the ingredients of one of the best opportunities anywhere in Europe.

Anyone who has the ability to see the 'big picture' will know that the billions of euros already spent on the amazing infrastructure like the motorways, rail links, airports etc will realise that the future is indeed bright and the Murcia region is destined to be the next major leisure attraction in Europe that will challenge Florida. Give it 5 to 10 years and bingo!

The market is a the lowest point right now, so bargains are available. However there is nothing more accurate than the saying 'you get what you pay for' and quality and location still count for a lot and still do attract top prices. Cheapest is never the best option.

As a final point for any potential purchaser. I've travelled a bit and been to some wonderful places. April this year was my wife's 30th birthday (50 really) and I wanted to take her somewhere special. I looked at the usual options and was prepared to pay for the privelidge. Then we thought - how do you top the wonderful mountains in the Espuna and fantastric beaches on the Mazzaron coastal area that we have for next to nowt. Answer you can't. So we spent a fantasic week at our place in the sun. Right decision. (No I am not tight)

So to any potential purchasers, Read the sensible stuff and ditch the saboteurs on this forum. Come and have a look at the resort and rent an apartment to test it out and I guarantee you will fall in love with the place like virtually everyone else.

Jon, your coments are typical of too many people on this forum. Your first paragraph basically implies that if you like the resort then your are "Decent, sensible &  Welcoming Neighbour", however if you dont like the resort you are an idiot sabatour who loves to spoil things.

I fall into the second category and resent the implication.

You will never hear me making insinuations about people with differing views. I am openminded enough to accept that different people can have opposing views. I appriciate that I am in a minority on this forum, however I will not change my views because of insults and pressure from people like you.

I have also just returned from an amazing week in the USA and I doubt very much that Murcia will be challenging Florida in 5 to 10 years. Murcia has 1 proposed theme park, which may never arrive. Florida has lots of theme parks some of which have been operating for 40 years, I cant see Murcia catching them up ever. Especially not in the next 10 years.

As for Condado being a "Dead Cert Winner" in the medium to long term? I really don't believe in dead certs and I think if you actually believed this then you should be buying up all the spare properties that are being sold off at half their original value.
