How do they gain access to the pools without wristbands, and without Security asking them to leave the pool area immediately if challenged?

Security has been pretty non existent on our Phase so down to owners to remove people who don't have a key. Our pool has gates with keys only available to owners so Roda being an owner......keys have ended up with renters from other communities. I have made calls to Resortalia last year but as I'm not there regular I only hear when other owners email me. I don't want to state that it's a major problem but it could be if we didn't keep on top of things.

I'm sorry your gated system is being abused. Gates with locks that require physical keys just do not work unfortunately. Keys get copied, handed around etc etc. Did you not withhold the keys from debtors?

I have a friend on another urbanisation that this happend to as well. What they did was swap to an electronic access system. This way you can enable/disable the electronic keys so that only owners who are paid up can get access to the pools.

You say it's not a major problem, and that owners have been taking action but nevertheless I would advise any owner who thinks they have intruders to call security and get them to come and do something about it. Otherwise, what are security there for?

Our only debtors are Roda who have keys as owners. I may look at the electronic access system. Many thank

Then the problem arises from them being issued with keys in the first place, and the solution is the electronic access system.

What about wristbands as well?

Up to you, but it seems a little odd that you have a key system that is clearly being abused but dont want to adopt the wristbands - which are changed annually - which with the keys would give you a double strategy without the cost of the electronic access system.

Only saying, so don't bite my head off!!

Only abused by an owner that everyone knows (and in debt) but Resortalia and the Entidad choose to ignore.

I appreciate that other communities have more issues than ours so onwards & upwards.

I really an unable to comment on apparent misuse of wristbands, keys etc. to use pools but as has been pointed out, any proof would be required to take action, and realistic proof should, I would hope result in action and expect that your President would not ignore it.

Yes issuing keys may well have not been the best approach, wristbands can and are monitored by Security or extra patrols, which can pay for themselves.

As to taking Roda to task over their debts, I can only reiterate that both the Entidad Board and many Communities have commenced legal proceedings to recover large amounts of debts, sadly we are in the hands of a notoriously slow, overburdened and possibly inefficient legal system and as you would expect, the developer will try everything to delay the action until the economy improves and they can sell more properties, when debts are in fact paid.

Not acceptable, I know but as we keep being reminded, this is Spain and banks are reluctant to repossess assets worth 50% of their original value, especially if there are significant mortgages attached.
