Spanish shares plunge on property fears

Worries about the health of the Spanish property market have hit shares across Europe this afternoon.

Stocks in Dublin were down almost 2% knocking almost €1.5 billion from the value of shares here.

Banking shares closed lower because of fears for the billions of euro Irish investors have tied up in Spanish properties.

Spain has had building bonanza since the mid 1990's and many property companies on the Madrid stock exchange have seen their value double over the past year.

However, there are concerns the Spanish housing sector is cooling off and in some areas the value of property is falling.

In Madrid, the unease over the housing sector was triggered by  the collapse of shares in Spanish property company Astroc, which  have lost more than 60% in less than a week, after an auditor's report raised concerns over its finances.

European stock markets were also concerned on comments on the Spanish property market by the president of French construction firm Eiffage,  Jean-Francois Roverato.

Roverato justified rejecting a takeover offer from Spanish  construction group Sacyr on the grounds that the Spanish firm's real  estate assets in its home market 'could very soon be revised down.'

In Madrid the Ibex 35, which has struck record highs in recent  weeks, closed down 2.7% this evening.

The Spanish property market is about to go big-time bust and we’re all going to lose a heck of a lot of money, right?

Well, so you’d think if you’ve read the press...panic selling of Spanish property firms’ shares…over-supply of property…falling demand…rising interest rates…the doom and gloom stories are everywhere.

Lombard Street Research have quotes all over the place today warning that the housing market in Spain is about to implode. They scream in capitals, "the country is over-housed, households are over-indebted and the construction industry continues to churn out homes!".

We shall see…and, for the record, I am buying a holiday home in Spain this year which means that I am least putting my money where my mouth is.

and this is a quote to cut out and keep "The problem is in supply. We have had over-investment on a gigantic scale and it has already started a slowdown in house price growth. We will definitely see house price growth stop and falls in nominal prices are likely in Spain over the next 12 to 18 months." (I’ll be bringing that last bit back up in the autumn of 2008). and yet that’s not actually the whole picture. I’d agree that we do have overdevelopment on some parts of the coast such as the Costa del Sol and that has caused problems there. It's been a classic case. But it’s certainly not a countrywide issue; not unless wholesale, Orson Welles’ War Of the Worlds type panic sets in. I think that some of these coastal areas may well see some significant further corrections; not least because the current scare stories will cause panic amongst foreign investors who are the ones who have largely driven that market.

 

And yet the fundamentals remain sound in many ways. Employment is growing. So too are wages. Long-term interest rates are relatively low. House prices are still rising at a steady pace
some 7 per cent a year. It will take a while for this week’s events to feed through so we get a clearer picture. I'm aware of the impact that emotion and sentiment etc can have. From what I can see today prices of residential property in most coastal areas are holding up just fine as is the demand from international buyers. And looking at the stats coming in from further inland, it’s business as usual. They see this is a Costa del Sol scare story.
