We did a snag list in May,  for our client  whose property is still with lots of points to finish and to arrange and  since then we did never receive any answer from Hacienda de Cifuentes about the arrangement they are making or not. We sent the snag list to Eralia, then when they changed resposabilities we sent it to customerservices@haciendadeciuentes.com, directed to Fran.

Does anyone have any other email from them? I am affraid that I will have to go La Hacienda myself to speak in person with Fran, the responsible of the Snag list, from whom I did not receive any response to my phone calls or emails.

 I have done a shag list and have tried to phone Fran who is continually unavailabe.  I intend to go over next week to check things out.  I was extremly suprised to read  about selling of shares and that I and I am sure the rest of clients buying on the Hacienda that we were supposed to sign in December.  I went over to visit in September 2006 and was told then by the site manager that the complex would not be ready til April it is now June ! and I have only now received notice to complete.

Has anymore come across any problems which I should be looking out for?

I´ve been at La Hacienda del Señorío de Cifuentes on Tuesday to check the progress of my client´s property but Fran was not there, he was at Los Lagos de Santa María. The girl who assisted me gave me the email of Victor Sanchez, the lawyer of the constructor but did not receive any response yet. I sent an email to my client and his lawyer, Anderson Abogados, but his lawyer does not give any response either. Anderson sent an email to my client informing that the developer said that my client will have to sign but I do not think he should do it until the constructor granted that the property will be handed over according to the specifications and qualities that were agreed when they signed the first purchase contract. 

I took many pictures when we did the snag list and the property had many things unfinished. does anyone have similar problems?

My client is probably  coming over the next week and may be some of you should speak between yourself about common problems with your properties and try to solve it together.

I would agree. I visited last week and made my own snag list. The major points to me were the shower screens - how can you have a shower without a shower cubicle - it is like buying a car without wheels! Also the worktops in the kitchen finished at the end of the kitchen and have not been fitted in the utility room. The drawings and original plans clearly show the utility room with worktop - it totally alters the appearance of the kitchen. I have forwarded the snag list to my solicitor with instruction not to complete until the snags have been completed and am seriously considering employing a surveyor to check the property over properly rather than the hour I spent with an Eralia rep over my shoulder!

Has anybody else had simular experiences.

We had an email today from one of the solicitors involved in the completion. The gist of it is that most of the apartments are not ready even for snagging and all their appointments for signing the deeds next week got cancelled. They are leaving everything on standby till the 20th of July. Given that Spain virtually closes down for the month of August, it may well be that some of us will have to wait until September!
It would be interesting to know how many have actually completed (and in which part of the development) or what the general progress is.

I had a phone call from Fran this week saying that my snagging list would be completed on Tuesday 26th June and would I be coming across to check before they polished the floor.  He sounded quite genuine so I told him to go ahead and get the floor polished.  My deeds were signed on Thursday 28th June  We are in block 2  and intend to be on site for  a holiday from 9th July, it looks like we could have the site to ourselves.  Our Snagging list was no bathroom doors fitted, two outside cracks above one patio door visable in the rough cast, damp patch inside at floor level at the other patio door, raised edge on one floor tile, cracked tile in bathroom, removed ceiling panels in one bathroom, ac vents to be fitted in the main bedroom, occassional mark on the walls, no sealant around shower tray, guttering damaged over patio area.  Other wise not to bad, I am concerened about the patio doors not locking such that they can be opened from the outside (maidindistress).

I´ve gone to La Hacienda last week to check my client´s property and it was nice to see that the snag list was progressing. I met Fran and Oscar, who is in charge of the arrangments and promised to make all the arrangements needed even after my client complete the purchase of the property. I hope he will comply his promise as I will be supervising the arrangements and inform my client. My client is happy and will be at the Costa del Sol next week when I hope the arrangements will be finished. Regarding the shower screen and cubicle for the second bathroom, I passed the quotation to my client and expect the quotation for the cubicle from Oscar. If any other owner needs a quotation for this, including the rest of the extras for the bathroom just let me know the email address and I can email the quotes to you. The quotes include the installation. If you need any reference just request it to us and it will be post it to you after receiving your contact details.

I pop'ed onto the development on Monday while I was on a short break. It is looking good now, and the lanscaping is very well done.

The biggest eye saw is Carlos' face. He gives the impression of a miserable bugg3r........! and he is working in After sales........!

Has anyone else met him?

Anyway, my snagging is under way with my agent, and awaiting mortgage offer prior to completion.
