Re the 2006 budget: Re the balance sheet, I didn´t understand the points raised. I think you´ll find that item 2 is an asset, as is item 3. The developer has paid all their community fees into the accounts.
At present, the developer still owns approximately 60% of the development.
The accounts haven´t been audited as AEA said this was an expensive process so they will have the six months from 2006 (accounts started mid-2006) added to the 2007 accounts and have the 18 month period audited together. I raised the point that it was rather redundant to ask for these accounts to be approved then and suggested that accounts are approved at next March´s AGM, after the whole period has been audited. This was voted for and affirmed.
Re Facilities: There has been a problem with certain lifts and this is being looked into to assess exactly what the problem is. Apparently, the maintenance is done monthly on each lift and, when certain lifts are repaired, they seem to repeatedly break down. They are looking into this and will let us know the situation when they have ascertained the problem.
All monthly lift maintenance checks are logged and reports lodged with AEA.
Re planters on the communal stairways: these will be done shortly. The delay is negotiating with the landscape/garden maintenance company for the increased workload and allowing for this in the budget.
Regarding the communal areas snagging, etc. - this will all be carried out when the whole development is complete, estimated end October 2008.
Re WiFi hub - I raised this and, ordinariily, this would have to be approved at an AGM of EGM and estimates would then be obtained. In the circumstances I asked AEA if they could obtain estimates and let all owners know and proceed from there, possibly approving the estimates at March 2008´s meeting. This now being effected.
Warranties on Jacuzzis, etc. - Developers confirm that warranties are effective from issue of LFO. They are of the opinion that, so soon as the LFO is granted, purchasers are able to complete, hence warranties are effective for one year from that date (where they are one year warranties). I believe the kitchen white goods have an extended warranty.
Umbrellas for big pools - additional shade already being arranged.
Rubbish - Council have been requested to supply reclying containers already. Have to wait for them. More litter bins have been requested to be put around the development as a whole and not just by the pools.
Painting fund for exterior of DV buildings - a fund will be incorporated at a later date, once the whole development has been handed over.
Re community fee debtors : from 15 September, notice will be sent to all owners who have failed to pay their community fees and the proper procedure followed to obtain same, including penalty.
El Hacho - The developer has confirmed that they will be responsible for all payments due from all owners of DV for the year 2007. I am a little unclear as to whether they will be also responsible for all owners until the development is handed over (Caroline thinks they will be, but I only clearly heard them say that they will be responsible for this year).
The cleaning of the development was put out to tender and this company was chosen as they are one of the most reputable. It was pointed out by many that they do not appear to be doing a satisfactory job and AEA said, again, they will take this up with the company. They can only follow it up if it is brought to their attention.
The meeting went on for about two hours and it was clear that they wanted to wrap things up, so a few points were not raised. But basically the whole meeting was pretty positive, but, as Mark said, that´s the way they always felt until AEA didn´t follow anything up!
