I have returned from a most enjoyable stay at CDS where I spent some time on the terrace of my first floor apartment.  At times I looked down on the communal area above the garages and saw it as a waste of space.  In no other development I've seen has a builder failed to use the entire space available.

At present, the communal area is covered in dust and grime.  Despite this, several residents in PM2 were making  use of the space by placing their loungers and allowing their children to play within their sight.   I believe that allowing the ground floor apartment owners to extend their terraces would only enhance our development by ensuring this area is kept clean and enclosed (for child  safety and crime prevention).

If the communal area is sold to ground floor owners it should be for a reasonable amount so that all will comply to ensure uniformity.

I too agree with the proposals/sugggestions to extend the ground floor terraces for 2 reasons;

1. Having been victim to one break-in where luckily only money was taken this was followed by a second attempted break-in whilst our guests where asleep in bed - I am extremely concerned about the security on this site. We had electric patio shutters and a PVC utility enclosure but the thieves were undeterred. Whilst enclosing the terraces will not prevent burglaries they will act as a deterrant;

- it will be much more difficult to access the apartments via the terrace and also to make 'a run for it' having to jump down several feet into the foliage

- the burglars will no longer be able to walk across the communal areas searching out their next 'job'

2. Both ourselves, our guests and many other owners and visitors we have seen are already using these communal terraces as sunbathing areas simply by placing their sun loungers over the fence - I can see that when the site is fully in use this will look unsightly - surely it would make more sense to get some money into the community (as there are enough projects to spend it on) whilst ensuring some conformity to the look of the development.

I entirely agree with the comments made by Brutus. I for one would not want to look from our 1st floor terrace over an extended patio. Any owners/guests wanting to sunbathe on this area seems no different to using the gardens, and I don't see why this would be unsightly - extending out is an entirely different matter.

As others have also pointed out if there are owners wishing to pursue this extension then it must be done in the correct manner i.e. through planning, and  uniformity has to be a big concern for the Community, along with value of this land both in monetary terms and its current purpose.

Ultimately we want to have a beautiful development that potentially could be the envy of others. Burglars are a problem because of the security not becuase of the terrace access.Ground floor apartments will always be a higher risk of burglary whether in spain or england  or with small terraces  or larger terraces  Burgulares can still jump over a 4ft wall its no higher and only a few of the block have a drop that will not be a problem to.In deed If you are truth full many houses with 6 ft wall are burgled what will make the difference is a secure development. A 6 ft drop really is nothing to a burglar.

I have been to CDS 5 time this year and i have only seen a very a max of 3 occupancies on the whole site sitting over the balcony. On a development of 527 units it really isnt necessary especailly with the size of the grass areas and swimming pool areas.  We are risking the overall look of the site that will ultimately devalue. You can bet money their will be those who go off and do thier own thing and you will end up with blocks with miss match paints and finishes. Its security that should be tackled .All those who want to pay to extend terrace obviously have some spare money and this would be better spent to improve thier security  - perhaps the traditional window bars a is the best option and look much more traditional and will provide improved security.

Yesterday I  witnessed the security guard let a man take parts off one of the dumped cars on the site - surely the man shouldnot  have even been onthe site if he was not an owner or rentingand he obviously wasnt. Now we have a dumped car with no wings and a missing head light that looks appauling at the front of the site. I have the incident reported to Amex via a president. I thnk we have a large development and I am including the hotel in this and  we need to have a gate house with proper security gate s to stop free passage of individuals who have nothing to do with the complex. This is what we should be all aiming for. With the aparthotel involved their are over 800 -1000uniits to share the costs it would also give the site a much more presitgous feel like the one onthe opposite side of the road where a security building has been built.
