I do see your point about negativity and do agree with you but would point out that most of the people on this site myself included are by and large pretty positive its just that when there appears to be a bit of a set back, people naturally get a bit down. As an example: Earlier in the year SJ received the licence to start building and of course people were very upbeat, especially as a lot of them had been waiting anything up to two and a half years. Then after a few months building stopped. We then found out that SJ after laying the foundations needed another licence to continue building up. That was about 3 months ago and to date SJ have not yet officially received that licence although it is EXPECTED in October. The problem is Mike, people trying to find the happy medium between Optimism and realism.
I myself am still pretty upbeat about the site but have long since opted for realism and to be honest i dont think realistically the first properties are likely to be completed much before October 2008, and allowing for the snagging to be done and the licence of habitation to be granted, i personally dont think many people will be moving in much before December 2008 or even a little later.
I hope i am very wrong and if i am, i hope we will be moving in before then and not after. I have been waiting since August 2004 so i suppose a little longer wont make a lot of difference as i think it is going to be a great place to live and retire in.
As for Chelsea, as an Arsenal supporter, i will keep my lip well and truly buttoned. Good luck in that direction Mike and i think you are going to need it.

Here,here im so excited about by new home in jumilla i can't keep quiet, yeah it's frustrating all the waiting around and not really knowing what is going on, but i suspect that's more to do with us not being in control than anything else.
We can't be there to see what is happening and we can only go on what other people are saying etc..
i don't care how long it takes so long as i have got plenty years left to enjoy my lovely house. seeing as im only 29 i think i have a few years to spare he he.
My question is out of all the people on this forum and especially those that live close to each other, who is going to throw the first house warming party????

I have to agree with all of you as I have been to the site now 4 times and every time there has been progress the first time I went the Gran Jumilla wasn't even built by the way it is not on google earth either so that satellite must have past over around the same time anyone know when it is next due overJumilla ?

Hi Everyone,
I've been reading this forum for some while but have never posted before. Our agents were not keeping us informed at all, so we got most of our info from you guys. We were over last week and went to the site, we were told both by Pilar at Santa Anna and by our agents that the completion date for R4, which is where we are buying is expected to be December 2008 at the latest, though they are optomistic that it will be earlier. Both told us that built in air conditioning ducting would be fitted in all properties free of charge, (though the actual units would have to be bought), as an apology for the delay..... I haven't read this on the forum so thought you may be interested.

Hi all ,
when we spoke to pillar last week we were told all properties are having a gas water heater this will be up graded to a combiboiler if you have ordered the central heating (either radiator or under floor).
They are installing air ducting free to all properties but you have to buy the air conditioning units on the azucena these are above the ceiling in the down stair toilet and upstair bathroom so false ceilings will be installed for maintaince purposes with two external units on the roof terrace. Also a new understair cupboard is being installed in the azucena for storage from the kitchen area under the first set of stairs.
Also San jose Have agreed to build a brand new sports centre for the town of jumilla looks fantastic i dont think the building licence will take long to arrive.....
Ours is due any time now so look forward to meeting you all next year

This is the reply I received from Pilar :
Dear Mr Mansfield,
Further to your e-mail inform you that Dalia property is not replacing the Amapolas. We are building these properties for another company therefore, these will not be sold by San Jose and clients can not change from the original property to any of the Dalias as we are not dealing with the sale of these properties.
The Dalia is a totally different property and the 93sqm do include the terrace.

Dear Mr Mansfield,
I have just been informed by my sales manager that indeed we are building a sports stadium in the city of Jumilla for the council. We will not start building this until the Town Hall of Jumilla grant us the final documentation to proceed with construction of Santa Ana del Monte, although they want us to start straight away. We have been informed that it is only matter of bureaucracy procedures that are left to be done in order for the licences to be handed over the San Jose.

You sound like that's a problem, exactly who pays for anything when you think about it? I certainly do not begrudge a small lovely town a sports centre from which the local children and everyone else will benefit from.
If you pay your deposit, what does it matter? you still get your house and have paid a big chunk of it off, so your no worse of.

Touchy!!! No objections to the nice people of Jumilla getting the sports centre, infact it may help
us with good relations and help to mix moor, which I for one would be very happy with. The
point I was making is the SJ can hand out a very lot of gift when the money they are using is
probably out of the huge amount interest they are making from our deposits

Hi, have not posted a comment before but have just received a letter from SanJose advising that R4 has a new completion date of Dec 2008! This is not the best news but is the first time we have communication direct from SanJose themsleves? Not sure but does anyone know if under the contract terms there was a point where we could look to charge interest on the deposit funds paid over

We purchased on Santa Ana (R7) in July 07 we refused to sign the contract and pay the 1st payment because we didnt get the answers we expected via Parador & our solicitor in spain. We stayed in Jumilla from 1st Oct 07 to 6th Oct 07 when we visited the site every day.
You wont be surprised to learn that there was no building work going on whatsoever the only person who was busy was the gardener on the show houses.
We met up with our gagent and our solicitor on 5th October and they were quite taken aback when we once again refused to sign the contract and pay.
We were then informed that instead of completion September 08 it was now Mar 09 (ok think spanish Dec 09) if we are lucky.
Our solicitor assured us the bank guarantee was in place although the licence to build up from the foundations was expected at the end of October 07. As they extended our contract and payment date to Dec 07 we came home feeling slightly more at ease.
I have emailed my solicitor for details of the bank guarantee. I await her reply. I will keep you informed.

Welcome to the new posters good to know I'm not alone
Just a little info which may help you
you will not get a bank guarantee until you pay the first payment, not the 3000 euros but whatever your agent has agreed for you i.e 15% - 50%
my BG runs out in Feb 2008 & wont be signing another contract until I have the new BG in my hands who knows after waiting 2 years I may call in the BG before this runs out !!!!!!
