Ferino on another thread has said today that he has been told a re start will be in 2 weeks!!!
Hope so as it will be just when we arrive in Spain but I think a touch optimistic......there is always some drift with these situations even when close to conclusion

Hi i would'nt like to anything differant but i spoken to my agent today and there was no mention of restart as this is two weeks away i would of thought that they would have caught wind of that one

Sorry, i should have said,, i would'nt like to disagree....but if that was fact huma and all agents would have been informed i'm sure as it would only take a phone call would'nt it,
at least an agent would be inclined to say there will be a ststement made in a day or two confirming the new's .

Once again there is nothng FACTUAL about the exact start date. (Just like Sept 2006 !!)
Except this time we know the sectional reports are all in and waiting for the final decision with the Junta. So we have to wait for the answer to two questions:
How long will it take the Junta to make the decision ? i.e issue license / grant building re start
What will their decision be ?
Yes the agents and the developer are trying to minimise people pulling out on the breach of contract. So they would all be inclined to boost anyones expectations (again) with buiding re start dates. We have heard dates from 'in two weeks' to Jan 07. One or two web sites now state 'soon' and releasing their prices !!
All in all it's looking very positive.
My advise would be, if you can hang on, to actual completion, then sell your property you will not loose out as much. Obviously the longer you keep the property the better your return. (OBVIOUSLY THIS WILL NOT BE EVERYONE'S OPINION.) Alternatively you have to go for the full return of everything, plus interest - in the court. Which is the easier ?
It is a difficult call to make.

A nice measured post, and plenty to think about. I know that I am one of the ones who bangs on about property not being a fool proof investment, so I have to just remind people that Huma is currently offering 10% off the price of a property at Mazarron Country Club. Now, do you really think they would do this if they had hordes of people beating down the door to buy? Remember that these are not expensive properties, and they are still not selling well.
Certainly if you can wait you will be ok in the long term, assuming the properties are built. Property is a long term investment.
But there are plenty of people out there now thinking that had they waited a year or so, they would be picking up a better bargain than they did. The premium usually associated with new builds has gone, as the market has flattened. Also remember that the buy in costs to the Spanish property market are HIGH. So before you have any profit, your house has to be worth more than 10 - 12% over what you have paid. Just going over what has already been said before, but it does need thinking about.

Hi all .
My question of the day is;
ok all the nessasary paper is in the right place now,....great....so whats the big secret why is it , it seems that there's not one single person in spain that does,nt have a date as to when this meeting will take place to approve, or not aprove whatever the case may be.
i dont expect a start date for returning to the site, as im sure there is quite a bit of back grownd stuff to be done like delivery of build materials and so forth to mention but a few, and to organize themselfs properly.
So what is the secret ?? is there anyone with an answer

Just to throw another thought into the pot with everthing going forward at the moment and lets say that the full approval gets sorted and huma have instructed ferovial to recomence construction works in jan 2008!
is the labour force available, with construction in other countries not having the restrictions and dramatic slow down in the market as spain has compaired to previous years ?
has the labour force now migrated to other countries? spanish or otherwise construction workers will go were the work is!!
just a thought?

I would think that it will take some time to get the site up and running
First is the making good of any wear and tear on the part built properties then getting the site organised
In practical terms Xmas is not that far away
And the builders will not have men just standing around waiting for the green light!!!
So when it is said that Huma hope to have all the now sold properties built within 1 year of the re start, I think they are a little optimistic
The original contracts were for 18 months [ plus the extension] so that was the original planned build time
I think they will now do very well to get all the current buyers in to their properties within 18 months from the re-start
I mean no one is now going to move in without a Habitation Licence ....are you!!!!
So that probaly means that the infrastructure has to be well advanced and that probably includes the new road
My plans are now are for our Tarifa [M26 No 320] to be ready to move in [ and completion] by mid 2009...2 years late but then we were late buying compared to others
