Im curious to hear what other phase 3 buyers are being told about completion. I see from other email threads that phase 3A are beginning to complete Dec - Feb. We have bought in Phase 3b and I was told April by MRI a few weeks back. I called the roda office and spoke to Florina and she told me it would be 'sometime in the summer'. At least she was honest (god bless her!), unlike my friends at MRI( I wont print what i think of them)
We did this deal 03-06, so getting fed up and I wouldnt have bought had I known it would take 2.5 years.
Curious to hear what others are hearing in my situation?

Hello,
Just had a call from MRI tonight to confirm Phase 3A will complete in Dec/Jan just as you say, also I was told 3B would be completing in the Summer 2008. I have already completed on one apartment earlier this year and all I can say is the dates may change at very little notice so try and be as flexible as you can.

Hi. Just got back from visit. We are on Phase 3A and have been told early January but feel February maybe more realistic. We are Block 74 and am very pleased with the layout (managed to have a peek !) Phase 3 seems a lot more spacious than Phase 1 and lovely to have the orange groves at the back ! I think the new clubhouse looks fab to.Anyone need anymore info let me know.

We've bought in Phase 3 - block 93. I was out there at the end of Sept. and Florina gave me the impression that completion is due in May or June 08. She indicated that they had to complete by June to comply with some licencing law that obliges them to complete within 18 mths of licence granted.
Know exactly what you mean about MRI - we fell out with them within hours of arrival on our inspection trip because we wouldn't commit, in advance of seeing any properties, to buying before the end of the week-end trip. We parted company......before seeing any properties......and we found the properties ourselves and dealt directly with Roda......who put no pressure on at all! I I would not recommend MRI to anyone!

Hi,
We have bought in phase 3 block 71 and were out in late Sept - Roda told us they would be releasing phase 3 over the perioed Dec to Feb. But judging on what others have experienced I expect Feb at earliest.
I think there is no point in getting uptight as this is the risk of buying off plan. Having said that I do hope we are in for the April school holidays.

i believe they have split phase into 2 with regards closing. A and B. So some folks closing Dec - Feb and some May - July. We are in block 81.
The 18 months issue is about your contract. If they dont complete within 18 months of receiving the building licence you can cancel(im not suggesting this to anyone!!!) and get all your money back + interest. They got the Building licence for phase 3 Dec 06, so thats why June 08 is the pressure date.
What Im not sure about is if the bank guarantee's run out then. Anyway it looks like their about 1 year behind but getting the job done, and off plans tend to be like this(im told)

Hi, we bought in phase 3 A and they phoned us a week ago to see if we were available to snag the property the week before christmas. As you can imagine this doesnt suit us so we have managed to put it off til the new year. Does anybody know the likely timescale from snagging to completion, and has anybody had major snagging issues. I was over in late september and phase 3 didnt look close to completion, however I was impressed with the course and the overall development. Regards Des and Gina Carpenter.

Hi.
We are in Block 65 on Phase 3.
We went over last week to take a look, certainly the outside of the block looked near to completion but the infrastructure around looked a little way off. We were not allowed inside so were not sure about how close it is to the finished article. Having spoke to Florina, who i must say is 100% helpful she told us that mid to end of January is the likely time.

We are buying in block 68, Phase 3A. We just got back yesterday from a trip out there to sort out furniture and air cons etc - still trying to decide best course of action! Vanessa, in the service departement told us completion is due mid January and then snagging is after that, but before you put in your furniture which is a bit of a pain! Anyway, we drove round and had a look - looks fab, our terrace is bigger than we were originally told so thats a bit of a bonus. We loved the orange trees as well and can't wait to show our kids all the play areas around the edge.
Any tips on furniture packages (or not) and air cons etc would be much appreciated.

We are Block 71 and have now been notified that completion will be Jan - Feb.
We have been told that the phase 3 furniture inventory & pricing will be available very shortly. We understand that if we want calidona to rent out our property then we need to buy this package. We are waiting to see what this looks like before making any decisions.
Has anyone in phase 3 been sent details of the Developers morgage yet and if so does it look competitive?

Yes, we went into Santander in San Javier last week which is where the existing mortgage is held. We are taking it over as it saves a lot in extra fees and stamp duty etc. We dealt with Monica who has been very helpful. Although they say you need life cover, we explained we had plenty so that condition has been waived. We also need to take their contents insurance which we're happy about and opened a bank account which is free banking because of the mortgage.
They offer euribor + 0.95% and the arrangement fee is 0.7%. Two years interest only also. Although there are rates of euribor +0.7% available from brokers such as mortgages4you, they charge huge fees plus you need to then pay the extra taxes so its not easy to compare like for like.

Thanks for the info, we are buying in block 75 and have not received any info on the developers mortgage. We're not sure whether to borrow in Spain or to take the loan out on our UK property and therefore be a cash buyer. If we do borrow in Spain we are looking at perhaps 10 years interest only - does such a product exist with Santander?

Hi All,
I use a guy in San Javier to do my mortgages, he has arranged 3 for me now.
His name is Henry Slade and he was introduced to me by my agent, his company is La Vida Mortgages, he is independent, he deals with every bank in Spain and his fees are very low and will negotiate.
I will be happy to provide his details to anybody interested, just send me a private message, I will not post his details on this forum.
If you do decide to go for the builders mortgage, you will not get a very flexible product, you will save money in the short term, but it will definitely cost you more in the long term, you all should speak to a financial advisor, you should not try to do this yourselves, if the propertry you have purchased is for investment purposes, effictively a "buy-to-let" then you should have as long an "interest only" mortgage as possible, at least 10 years.
