Can we get together to discuss recent flooding. Many people have lost belongings, paintings, books and at least 5 cars have been damged. We do need to have a joint approach and emergency storm drains need to go in. Ian mack with your building expertise you will know what needs doing.
I am currently in Spain on site and would like to have an emergency meeting with those affected. Contact numbers are

For those not in spain at present-there has been torrential rain and many garages flooded and my flat was flooded and needs a storm drain i.e gravel placed to take excess water away

Last time I went out...October 2006, the base of the buildings had green litchen growing.....my solicitor was told by Interlaken's/ Ocean Views that they had experienced ' 'flash floods' in the area......surely they knew about this before they built the site?
It seems that it is an annual occurence, once it happened last year they should have taken preventitive action!

Dear All,
your reps' should be getting the technical staff back who designed and approved this development. As I have said before it really is not sensible to try to turn this project into a self-build project at this late stage. Unless of course you have the will, the expertise and the means.
Several of your number are builders of one kind or another and at least one of them is a Chartered Civil Engineer and should therefore be competent to sit in with the technical staff responsible and oversee a solution. Whilst land drainage is basic simple engineering, like the rest of the build it is clearly too much for Interlaken. However it is not just a case of putting some gravel down.
You should really get the "techies" in.

Having spoken to a number of people in the area i dont think even the best laid set of drains would have coped with the storms of the 21st-23rd december. Most of the costa was severely affected and other areas suffered much worse damage than CDS.
Due to our height above sea level and the valley at the side there was a perfect oppurtunity to construct a storm drain overflow into the outlet that is already there that runs into the sea, but in reality Interlaken were hardly likely to spend money on it and to be honest i dont think many builders over there would either.
Its possible the drainage system may have come under the report from the Architect employed by the President and therefore already surveyed.

thanks for reply re deluge. I agree it was a fairly bad storm. I have constructed my own little 'french drain' in front of my appartment door/walk way and will now hope for best.
Although a different problem that I have posted elsewhere-I need to contact police as I was burgled within two days of leaving on new years eve. Don't feel that bad as many others have had similar experiences. 'They' must have been watching appartment as done within hours of me leaving-gets you suspicious....
Think I will try to write as I can get a colleague to translate a letter for me and post it to local police

Dear All,
storm water has been flowing down this site for many centuries, if you block that flow with buildings and other construction you should install cut-off drains to divert the build up back into the gully that carries the flow to the sea. Nothing difficult, costly or complicated. Since you are not dealing with flat land and flood plains it could hardly be simpler and no one should have been flooded. Whether Peter's local french drain will work and whether it will make someone else, downhill more prone to flooding remains to be seen.
I cannot see any justification to excuse the developer for his unsatisfactory work however bad the others may be.
I hope the Architect appointed to report will not be so lenient and that he is qualified to do the work with suitable engineering support, and of course not tainted by the ever present corruption that is prevalent in every aspect of business in the area.

We are in block 28 and affected by the flooding . Pictures have been sent to us showing that the garages in block 28 and 29 which had at least 2 metres of flood water, I could not believe it. We understand our store room was completely flooded . We are travelling out on 11th to sort our own problems out with the store room and all our posessions in the store room from tools golf clubs, bikes and provisions etc. !!! we will also be meeting with Amex regarding the flood damage to the community areas on PM4. Meetings have been arranged with Amex ,gardening company etc with a view to looking at long term solution as PM4 had a similar problem in Nov 2006 although the garages were not so badly affected the PM4 swimmingpol pump room was and has been flooded again breaking the pool pumps.
We will be around for a few days from 11th Jan.
On the plus side we are aiming to get some garden improvement work completed under insurance we will update onour return.
It never rains but it pours!!!!!

I have recently returned from CDS having stayed there over the new year.
We arrived to find the car park in block 29 covered in 4/5 inches of water and sludge.
The water mark on the walls was above 5 feet. Ammex did arrange for several guys to work on this but the holidays got in the way.
We left last Friday by which time most the of the floor was clean but the lift unusable.
I guess we were lucky that all the electrics in our apartment and communal areas were unaffected.
A word of warning though if you have anything in the store rooms, they will almost certainly be covered in 4/5 inches of sludge
which may harden in the following days/weeks. I managed to clean mine, with some items ruined....
It was very time consuming to clean.
From looking at the aftermath the water must have poured through the air bricks in the car park ;
Externally these are a matter of inches above the ground.
without major drainage work this will happen again.
If you had a car in either 28 or 29 you should speak to insurance asap.
I heard through the grapevine that an insurance assesser had been to survey the damage I couldn't ascertain
on who's behalf they were inspecting.

Dear all,
I know that the blocks in PM4 were badly affected by the recent floods. The swimming pool and pump house for PM2B was flooded and is out of action, affecting communal lighting in this area, pump house equipment will need to be replaced by insurance etc... Ammex have been instructed to chase insurance company and to obtain approval for electric works to be completed immediately. Affected blocks in PM2 were blocks 19 & 20. However we have also been advised that penthouse apartments may have been affected by the rain fall as water has been seen coming out under the front door by maintenance managers. Ammex are attempting to contact the owners but if contact details are not available then this approach will not be successful.
I will ask Ammex to confirm the blocks affected outside PM2 and will post information later on today.

Thank you for info, our housekeeper is going to check our apartment and garage in block 2 later and I will post the outcome. I can believe it about the water going under the front door as that happened last winter to our apartment about 7 months before we completed. Fairly straightforward to rectify, I think. We were told this time last year that the storms were freak and unknown for the area, not that freak now then?!
BUT we were flooded here in Oxfordshire last July, in a house that is hundreds of years old and not ever known to have flooded, so freak weather does appear to becoming the norm.

Flash floods, freak weather???? What next??
All it did was to rain, just as it does every year in the area.
Why should that simple rain storm damage a brand new development and property, specially designed and built to the latest modern "luxury" standards.
BUT it does rain elsewhere and rivers do overflow onto flood plain areas and that is not Interlaken's fault is it????
If that has any relevance to anyone.
I would suggest you concentrate on Gill's post which needs to be answered.

Dear All,
given that there are serious design and construction faults, no land drainage evident etc. how do you persuade the insurance companies to accept flood claims as valid?
Surely they will query why two or more sites in the same valley, on the same slope, in the same storm are not equally affected?
I am afraid that if I were certifying the loss it would not be accepted.
