Good morning to you all,
 
I have been studying this forum for quite a while now.
 
I would like to make a few comments on some posts I have been reading that need clarifying.
 
1)       There seems to be some mistake with regards to the different phases on mojón hills resort.
Phase 1: has been successfully completed and handed over.
Phase 2: is due to handover starting Easter this year in stepped phases.
Phase 3a and 3b: (60 apartments and 90 apartments) I am being told towards the summer this year.
Phase 3 villas: towards the end of this year
Phase 4: towards the end of 2009 and Easter 2010. I have been assured the rock breaking should be finished for summer this year.
Phase 5: Don’t know. The problem with phase 5 is that after having received licences these were revoked and we have started to contact the affected clients.
 
2)       Photos: I will endeavour to get some up to date photos by this week.
 
3)       Extranet: The extranet, I am afraid, is out of date and I will endeavour to update with building progress photos, places to go, air conditioning & furniture, lawyers and financial advisors, and what to do and where to go. However, time is not on my side.
 
4)       Snagging: I can sincerely say that there are not many snagging issues; there are some, nevertheless, that need addressing. Most have been seen to but there are some outstanding and these are being repaired gradually, which may seem to take longer than expected, but they are being fixed.
 
5)       Material selection; we are trying to make material selection as easy as possible for all parties but we are given a time limit. Tiles have to be ordered many months in advance due to the large amount of tiles that have to be ordered.
 
6)       Communication: Normally, we do not contact clients directly if they have purchased through an agency (unless we have to); it is the agency’s job to do so; this is why they get paid. The client, however, may contact us whenever they wish. A response should occur within 48 hours via email. Sometimes a gentle reminder, to a certain question should this time elapse, be sufficient to get a swift reply.

A couple of points;

Communication; unfortunately I cannot agree with you that responses are normally forthcoming by e-mail within 48 hours. In my experience 48 days is closer to the mark. Particularly with regard to awkward topics such as refunds or snagging. While I realise that it shouldn't be the job of the sales office to deal with either of these issues, please do not delude yourself (or anyone else) into thinking that prompt replies are given on these matters.

Phase 5; Are you sure licences were given and then revoked? I have been told informally that this falls some distance short of being true. But I could be wrong. Perhaps you would care to post a copy of the revoked licence, just to set my mind at rest?

I await with bated breath (no doubt a reply will be posted within 48 hours).
