If anyone has secured a Spanish mortgage on their Roda property, can you tell me if the valuation they decided upon for mortgage purposes, has been greater than your initial purchase price. Is it more or less than you had been led to hope for. I am not looking for financial figures, rather percentages say or ball park stuff. I am sorry if these questions seem intrusive, but the experiences you Phase 1 people are having and relaying is invaluable for those of us in similar circumstances on later Phases.

Recently had valuation on 2 bed penthouse, valuation was same as purchase price 2 years ago! 253,000 euro's, Don't understand why Roda have not increased price as Polaris and other developments have.

I have been told that Roda prices have gone up significantly very recently.
Does anyone have any information regarding by how much the various types have gone up? The Rodagolf web site doesn't seem to reflect the price hikes yet?

The official website definately has the new prices for the villas showing, so I assume the prices given for the apartments are also correct!!

Many re-sales at Polaris World are at substancial discounts to official prices, some are for sale at purchase prices from 2-3 years ago (or so they say!!)

Hi, we just had a valuation on a 2 bed penthouse in phase 1 of 302000euro reflecting an increase of 52000euro on the purchase price. Don't know if the resale would reflect this as i am sure there are short term investors who will be selling below market value at the moment to secure their profit. Once the short term investors are out and the properties are owned primarily by those who intend to keep it for their own use and/or long term investment, then the prices should stabilise. Nice to know the official valuation though! Don't forget the valuation will go up when the property is furnished so if you furnish cleverly, say spending 12000euro but making it look like you've spent 20000euro, the valuation after furnishing will reflect the higher amount. Can be a good way to increase your return or your valuation if you take the time to do it right.
