All,
have uploaded some pictures we took whilst up at Jumilla last week to keep you all updated. In addition, we are now working alongside another major investor on this urbanisation who has been informed that 700 personnel are contracted to begin working on the urbanisation as soon as the go ahead is given, and also August holiday has been cancelled for this urbo. Now if it was you or I that was told that information, I'd be a little sceptical so it's refreshing to hear it from someone with clout.

Hi All,
we just got back from visit to SADM. not much to report really, however there is evidence of work having been done since our last visit in October 2007. We saw a couple of workers cutting / banging metal work in the distance and a digger / tractor driver having a snooze!!!
Firstly there are a considerable number of what I can only call "floor bases / shaped" that have now been constructed on top of the footings and now stand out of the soil just around chest level. I assume these are prepared ready for upbuilding of walls etc at some future date. a small number of boundary walls between these structures have also been laid low along the ground.Secondly there is a wide road / dusty surface having been dug out for a considerable distance adjacent to the area where materials are stored there were some newly installed manholes / drains sticking up out of this roadway. Finally we also seen an area of landscaping with newly planted trees has taken place next to the show houses. Although you do have to go across into the fenced off area to see this.
We didnt enter into conversation with SJG staff so no information as to likely dates of upbuild.

Thanks for the picture update. You have said, i think, that you are in a SJ property, so have you puchased this or are they subsidising it until Jumilla is ready? Also the rest of the "La Zenia crowd". Our property is not due for completion until Dec. 09 but we thought we may come and rent sometime next summer, when i will be getting my pension. Nadine will get her pension in Oct. 09, but as she is a mobile hairdresser she can retire early or maybe work part-time in Spain. Any info. regarding renting would be most helpful as i think you may be in this type of work. Hopefully we can get out to meet you all soon, especially as we are currently under a thin but very cold blanket of snow!!

I have been contacted by my solicitors PSI and they inform me that things are going ahead but i will not have my property for 18 months - it was due Dec 2007!. (plot r10)
Will sit and wait patiently for a little bit longer !!

I have also been talking to a local lawyer who is advising people to switch their properties to one on the Playa Golf resort in Orihuela Costa
We are inspecting for 2 people that have done exactly that

Hi all
A friend of mine had also purchased on R10, ( as we are ), and he has, through his lawyers, transfered to Playa Golf. He has had to pay more, but is getting his property sooner.
We too have been advised that the earliest completion date for us on R10 is December 2009.
Quandary now............do we hold out, or move to a Playa Golf, where properties are more expensive ??

Hi All
We have looked at Playa Golf and, for us, there is no comparison. We are planning to hang on and rent an apartment in Jumilla in the meantime. However we may change our minds if we are still waiting for San Jose to start building this time next year!

Hi all
We are on R20 so are way down the line! Our original completion date was Dec 2008 but suppose realistically we are looking at 2010 now. We have stayed on the playa Golf complex and whilst the properties are nice it is a bit of a concrete jungle no trees or mountains there!! So we will wait on Jumilla.
Have had a e-mail from Anna asking for a list of compensation offers the only offer we have had so far is the ducting for the A/C. Anybody got any idea what levels of compensation we should be looking at?
Patience is a virtue and I guess the Jumilla crowd are going to be the most virtuous people in Spain!!

We have two personal reasons why we would not entertain Playa Golf but will not post on open forum in respect to San Jose and those who intend relocating. Happy to share privately if anyone wants to PM us.

We have decided to stay with our purchase of an Azucena at Santa Ana as we did not like the developments near the coast either. However, we are at present trying to get our bank guarantee renewed as this ran out at the end of March. I have also just put in a claim for compensation for the delays we are experiencing. San Jose have agreed to supply full air conditioning free of charge on signature of the title deeds. This should give people some idea of what they can claim. We had no trouble getting this - they agreed within 24 hours and supplied a contract for us to sign and return to them. I should point out that our house was due for completion in December 2007 and San Jose have had our deposit since October 2005.

The European supreme court passed a law about a month ago saying that all Bank Guarantees issued in Spain will be valid indefinitely, with or without an expiry date, so you shouldn't need to renew, just keep the one you have. Check with your lawyer to be sure, if they're not aware of this, change lawyer.
While on the subject of Playa Golf, we've stayed there a couple of times and have friends who have property there, it's nice, and close to the coast but it isn't a patch on the surroundings of Jumilla and is too built up for my liking.
My other reservations on switching developments are these. You can purchase property resales for a lot less than you can purchase them off San Jose even with any discount they are offering. And as the main reason people are switching is to protect their deposit, but you may find you will lose as much by purchasing off San Jose. They really should be giving us great deals and not the small discounts which probably doesn't even cover the cost of money lost due to the exchange rate. The other is the well known sewerage smells that are reported in the area although to be honest I've never noticed when I've been there. We have a property down in Mazarron and when the wind blows in the wrong direction you can smell the pig farm over 3 miles away
There are only two real options in my book and that is to stay with it, or get your money back. There are plenty of other choices.

Hi all,
I thought you might like to know that my Solicitor (David from ELS legal) a British and Spanish legal firm which has no ties with any agent of San Jose or the developer itself is meeting with San Jose on Wednesday to discuss where we are at with the purchase of our property in R10.
If any of you would like to know the outcome I will be more than happy to let you know on this forum?
