Hi James and anyone else interested,

Wednesday 7th May 16.00hrs. I have just walked around Block 6/7 Swimming pool area. It is looking in a bad way, there is very little sign of irrigation. Teen the grass is also very patchy and could have been re-seeded during the winter months.

The pipe aginst the garden wall seems to have been on sometime recently, and a little digging confirmed this, but not for long. It truly looks neglected with weeds growing everywhere. There is a small chance of showers this weekend but that won't replace regular irrigation. The block was deserted and insecure as usual and it was easy to wander the "Street" unchallenged.

I think everyone should email the administrator and tel them to get their fingers out, in respect of blocks 6/7.

This problem is not confined to these two blocks, but others are well maintained. In Block one the trees have all been pruned and a few new ones planted. The borders are weeded and the grass edges have been strimmed.

Well you asked and there you have it,

Johnone

I would be interested to know how the grass looks around the pools in Manzana 6 Block’s 3 and 4 if anyone happens to be in the vicinity.

Thanks

i will fing out later when i get home where they have been put..

but can i also state that my dogs only bark at all the cats that have suddenñly appeared, tormenting my dogs day and night... and can i add they also do there business all over the communual pool area and digging up around plants and trees. my dogs may bark a little but they only mess on my property and i clean up after them every day... what do cat owners do about all their animals mess....

they have also planted flowers in mazana 2... about 2/3 at every based of a palm... but no doubt the cats will pull them up soon enough,

i have notice a few people move in ,in the last 2 months sn the cats suddenly appeared, idont think there ferral, they look too expensive and well fed ....

i know there was 1 ferral and it had given birth to kitens, and a lady in my block caught her and kittens to get spayed then released them again...this must be practice for stray cats when they have no more room in the shelters...

Where to start!!

We came back on Saturday from 2 weeks at La Reserva. We are in Bloque 6 Manzana 3. The first thing we noticed was the lack of plants and irrigation on the walk up to our main white entrance front door. We started off in 2005 with many plants and now most have died. We along with other residents met with our Vice President for informal general discussions, and the lack of irrigation around the bloques 6 & 7 was raised. We had walked down the hill one night on the mountain side w of Bloque 7 and the plants on the left hand side of the road were getting a good water, and as we got nearer the bottom (still on the left side near Manzana 4 I think it is the Manzana which broke away)we had to dodge the water spraying on to the path. Walking back up the bank from the Z bar through phase 1 La Reserva, and near Bloques 1 & 2 the irrigation was on also.

Bloque 6 & 7 Manzana 3 seem to be on a ration as all the time we were there we only saw the irrigation on a few times. Our reply to why this was happening was the water shortage problem and the ground being really dry so any water sinks in so fast you can not see it?!!  Everyone in Bloque 6 is alarmed at the state of the gardens and lack of plants, so much so that a friend of ours has donated some plants to be planted, and gave us some which were planted in the wrong place. At the second attempt to get it right we actually watched the gardener plant out about 4 plants then wander off with the remaining plants to another bloque!!

He was in front of our apartment for approx 40 mins having only one hand to garden, as his other hand was permanately fixed to his ear by his mobile phone! I do not think the other bloque would fare better, as he still had it stuck to his ear all the way down the path, past bloque 6&7 large pool and then out of sight. I have photos to back this up.

This matter of the gardeners being on mobile phones whilst working was raised at our informal meeting with Vice President as was the state of the lower ground floor gardens of Bloque 7 which are empty. Last year the developer had them tidied up and I asked if this was going to be done again.

The buckets of plants which someone posted about-not sure about this. Bloque 6 only got the plants I had been given and left in water in one blue bucket outside my front door for the gardeners. The plants were put in wrong place and my bucket never resurfaced!! So if they had lots of plants in buckets we certainly did not get any, maybe bloque 7 did.

There is still a lot of dog dirt towards the shopping centre, but it has improved near bloques 5 & 6.

The new shop is good and the new bar is looking good to. La Reserva Restaurant is an asset.

The only real downside is the lack of sales in Bloque 7.

Things have to get better and as long as we do not end up with a load of dodgy rentals it should. There are worse places to be!

the plants are dieing and no one running the community cares a stuff.       were labelled as complaining brits but if the rest of the gardens are being watered  why are we in block 6/7

Half the time the gardeners are there to do general activity for the builder and not their contracted community hours. That was our expeirence - the gardener had been taking orders from Pen thinking that was who paid him, not the community.

Get the president on to it and ask for time sheets.  Reaffirm who they work for and what hours are required.

And as for irragation, I know our community had to address the water issue for plants as the developer hadnt put in the required water storage tanks for rainwater. We had to pay for the tanks ourselves.

Once again you need the president on side and on top of the issue, and not informally or via a quiet word.

Hi

Am I right in the fact that some blocks gardens are being looked after better than others

Could it be that the more occupied blocks are rightly kicking and this is how it should be as they are paying the fees.

If Penarroya are not paying the management fees then surely those paying cant expect to dilute their contribtions way from their blocks.

Just heard from a friend that gardeners have been working past few days around  Bloque 6&7 and that irrigation is back on in that area, so to all who complained-it seems to have worked!

Hi Guys and Gals

Sorry to have had to be sooo blunt in earlier postings but things had to be said and thankful that everyone took it on the chin, without rude replies

Seems like it has worked. Alongside that the developer has have to start paying capital repayments perhaps he now realizes that his investment is suffering as much as the rest of us.

REMEMBER ? ALL OUR MOST OF DEVELOPERS DO WATCH THE FORUMS AND THIS PERHAPS SHOWS THAT IN NUMBERS THEY WILL HAVE TO LISTEN.

BUY FOR NOW

Just Dan

excellent news - but do keep asking questions at AGM's of the president and the administrator.

It's in everyones interest to make sure that the master community is made up of good community presidents. That ensures honesty, integrity and above all financial controls that reflect the wishes of the majority of residents  and not what works for the developer.

just had a reply from escuroerdo administraciones

the water is set on winter mode to save water, the head gardener has been informed to change timers the nearer we are to summer.    ps pool is still closed

i don't know when they think winter ends and summertime begins or perhaps the gardener needs glasses to see the shrivelled up plants!!!!

We were over last week and it was raining.  In february there was record rainfall.  Maybe too much water has been the problem?

Either way, the pool was still too cold to swim in when we were over!!
